INTRODUCTION
Building Information Modelling (BIM)
Process of creating information models containing both:
Graphical Information (3D Model) Non-graphical Information (Document)
In a Common Data Enviroment (CDE), shared repository for digital project
information
Information that is created becomes more detailed as a project progresses with the
complete dataset.
It is handed to a client at completion to use in the building's In Use phase and potentially on
into a decommissioning phase.

When we talk about BIM maturity we are essentially talking about the supply chain's
ability to exchange information digitally. The maturity levels from Level 0, through
Levels 1, 2, 3 and beyond are often visualised via the maturity 'wedge' diagram.
BIM dimensions are different to BIM maturity levels. They refer to the particular way
in which particular kinds of data are linked to an information model. By adding
additional dimensions of data, you can start to get a fuller understanding of your
construction project (how it will be delivered, what it will cost and how it should be
maintained etc.)
These dimensions - 4D, 5D and 6D BIM - can all feasibly (but not necessarily) occur
within a BIM Level 2 workflow. We explore what it means to add different dimensions
of information to a BIM process and explore what this looks like in practice and what
benefits might be expected.

BIM CYCLE
1. Programme
The programme can only be properly considered once awareness is gained of the
design team’s BIM capabilities. If you have appointed a design team strong in
BIM across the board, you can reduce the programme time down significantly.
In addition, through the use of phasing in software such as Revit/Navis,
contractors can programme out the order of works much more efficiently. If
contractors interact well with this benefit of the software, it will greatly improve the
logistics of work (further info in stage D). At this stage, the phase of construction
will not be fully complete, however as the process develops (certainly by the
schematic stage) the contractor will be able to really utilise this to their benefit.
2. Conceptdesign
This is where the design process really starts, and it can be a very unstable/fluid
process. Therefore, conventional BIM software used to deliver projects do not
always represent the best option. That said, in my time working in BIM I have
seen great advances in the concept design capabilities of the software available
(such as the recent rendering ‘visuals that pop’ upgrades in 2017). Therefore, I
would expect this to continue to improve greatly.
BSBG adopts Revit as soon as it is possible within this stage, and even though
the stage is not without its abortive risks, there are high level schematic tasks that
can be undertaken – such as producing linking diagrams and BIM execution plans
(BEP).

3. Detailed Design
By the time you get to detailed design, the majority of 3D modelling should
have been completed. It is at this stage you will start extracting the information
you require from it, such as schedules for instance.
Obviously, effort levels do not just take a complete drop at the beginning of
this stage, but this effort does decrease, and the production of deliverables
should speed up significantly.
4. Analysis
Building Information Modelling(BIM) is an approach to design that uses
intelligent 3D computer models to create, modify, share, and coordinate
information throughout the design process. Many AEC firms are using BIM to
drive a more efficient design process.
In addition to driving a more efficient overall design process, BIM is powerful
for sustainable design because it can help you iteratively test, analyse, and
improve your design. This is called Building Performance Analysis
(BPA). When used well, using BIM for building performance analysis can help
you design sustainably.
5. Documentation
This is where we finish the design documents to a construction level. The type
of contract put in place will determine who produces the documentation and to
what level.
6. Fabrication
At this stage there are often questions from contractors if they require more
information to understand the design intent. BIM allows additional information
to be extracted to easily answer design queries.
If the specialist/contractor already works with BIM software, this speeds up the
process even further by allowing them to undertake their own investigations
for any further information they may require.
7. 4D / 5D Construction Logistics
This stage is related more to the planning of construction and its associated
costs. BIM is very good at being able to quickly provide all the necessary
information to assist with these tasks. BSBG does have the capacity to be
able to assist with this, but it is often not within our scope. This is usually a
task associated with more contractors and quantity surveyors.

8. ConstructionLogistics
A model use where 3D models are used to plan crew/equipment movement on
the construction site, compare construction systems, and plan when/where to
place/remove temporary structures. Construction Logistics also refer to
analysing construction materials' flow, placement, and storage.
9. Operatingand Maintaining
Operating and maintaining existing facilities requires accurate documentation
to avoid wasting time tracking down building measurements and asset
information. The BIM Field Trip provides solutions to accurately capture
discrete measurements or point clouds to create models of existing facilities
for use in facilities management as well as operations and maintenance
applications.
10. Demolition
BIM is an excellent process to use for the design/management of demolition
works. We look forward to future opportunities to become involved with
existing project renovations/refurbishments.
11. Renovation
Renovation can be simulated using the computer added design to allow the
involved parties to understand the implication faced in case of any decision to
renovate the construct based on the present design.

3D BIM - PARAMETRIC DATA IN A COLLABORATIVE
MODEL
BIM revolves around an integrated data model from which various stakeholders such
as Architects, Civil Engineers, Structural Engineers, MEP System Engineers,
Builders, Manufacturers and Project Owners can extract and generate views and
information according to their needs. 3D BIM's visualizations capabilities enables
participants to not only see the building in three dimensions before ground is ever
broken, but also to automatically update these views along the project life cycle, from
earliest conception to demolition. BIM 3D helps participants to manage their
multidisciplinary collaboration more effectively in modelling and analysing complex
spatial and structural problems. Furthermore, because accurate data can be
collected along the project life cycle, and stored in the Building Information Model,
new value can be added to predictive models allowing to resolve issues proactively.

Benefits:
 Improved visualization of the project, communication of design intent
 Improved multidisciplinary collaboration

Disadvantages:
 There are many barriers keeping project participants from using the latest
technology and BIM. The barriers include fears of too low success low or big
failure, high initial investment costs, the lack of support from senior leadership
of the company.
 BIM implementation is the lack off information about the strict BIM
implementation standards and rules for certain project participants, contract
obligations in certain countries or unified documentation for regions (such as
European Union, Americas, Asia and other).

4D BIM – SCHEDULING
In conjugation with three dimensions, the added 4th dimension of time, fondly known
as 4D BIM, what is usually referred as construction scheduling, avails the contractors
in deciding the activities to be carried out on site one after another. 4D BIM adds an
extra dimension of information to a project information model in the form of
scheduling data. This data is added to components which will build in detail as the
project progresses. This information can be used to obtain accurate programme
information and visualisations showing how your project will develop sequentially.
Time-related information for a particular element might include information on lead
time, how long it takes to install/construct, the time needed to become
operational/harden/cure, the sequence in which components should be installed, and
dependencies on other areas of the project.

Benefits:
 Integrating BIM with 4D CAD simulation models bring benefits to participants
in terms of planning optimization.
 Builders and manufacturers can optimize their construction activities and team

 Savings in cost and time, risk mitigation, conflict detection, reduction of
complaints, improved productivity, enhanced quality
 Improved communication among Various Division, communicate project
parameters visually to non-technical stake holders and get their buy-in.
 Better streamlining of activities from architectural, structural and MEP
disciplines is achieved if the schedule and time of the activity is known. It
generates information about the schedules of building products and creates a
step by step visual development. Furthermore, the contractors can easily link
this with the activities of other disciplines and prepare the planning in a logical
manner by maximizing the work efficiency of each worker on construction site.
In addition to this, the changes in the design can be accommodated easily
with such models and the increased timing can be known and the facility
owners may be informed well in advance. It adds value at every stage and at
the front end of the building construction facility.

Disadvantages:
 Development of 4D model from 2D documents is a timely and challenging
task.
 Requires highly skilled and trained staff to execute the process which is in
short supply and expensive to bear.
 Editing the model or updating it with changes as the project progresses
requires a great amount of effort and resources and it is time consuming and
costly by the project team than the benefit it would have achieved.

5D BIM – ESTIMATING
Linking cost data for cost estimation and planning is called 5D BIM. The quantity
take-off generated by higher Level of Detailing with quality and manufacturer details
helps in generating cost estimation documents and datasheets for placing the bids.
The costs here include the purchasing, installing, running, maintenance and renewal
costs. 5D is a five-dimensional way of showing the physical & functional aspects to
any project. 5D models enables the various participants (from architects, designers,
contractors to owners) of a construction project to visualize the progress of
construction activities and its related costs over time. This BIM-centric project
management technique has potential to improve management and delivery of
projects of any size or complexity. This technology also allows automatic generation
of quantities to be processed quicker provides more accurate data & allows the
estimator to explore new ways of providing efficient designs, performance & costs.

Benefits:
 Integrating BIM with 5D CAD simulation models enables the development of
more efficient, cost-effective and sustainable constructions.
 Visual and data modelling capabilities translate into a better understanding of
project scope. Formulas drive costs on each building system based on the
specific design, materials, site conditions, phasing and other parameters
according to the owner’s timeline.
 The exact quantity of various building components can be retrieved from the
as-built models and can be compared with the current purchasing rates to
estimate the cost for entire structure. It saves a lot of time and patience for
calculations pertaining to the entire project cost. Thus, whenever a single
component is replaced or changed, the direct impact on the cost gets
calculated automatically.
 Extrapolating cost from the information model is the fact that the data can be
queried at any time during a project and the information that feeds cost
reports is regularly updated.

Disadvantages:
 No participants disagreed with the notion that a lack of software compatibility
restricts the use of BIM, which may indicate that lack of inter-operability is a
barrier to the use of 5D BIM for quantity surveying, it’s about the knowledge
about working with different software.’ Another commented ‘If a lead architect
is using Archicad and everybody else is using Revit there’s still that gap which
make it very difficult for estimating in 5D.’
 Software and hardware upgrades are considered as significant barriers to BIM
implementation and it is time-consuming and difficult to learn the software.
 A lack of integration in BIM models decreases the reliability and effectiveness
of 5D.
 A lack of an electronic standard for coding BIM software to Standard Methods
of Measurement limits the potential of 5D BIM.

6D BIM – SUSTAINABILITY
6D-BIM (sixth-dimensional building information modelling) helps perform energy
consumption analyses.
The utilization of 6D-BIM technology can result in more complete and accurate
energy estimates earlier in the design process. It also allows for measurement and
verification during building occupation, and improved processes for gathering
lessons learned in high performance facilities.

 Restriction of sharing information unable to add value to the used system
which will affect the sustainability of the building.
 Lack of integration of information in the team.

7D BIM – FACILITY MANAGEMENT
7D-BIM (seventh-dimensional building information modelling) is used by managers in
the operation and maintenance of the facility throughout its life cycle. The seventh
dimension of BIM allows participants to extract and track relevant asset data such as
component status, specifications, maintenance/operation manuals, warranty data
and etc.
The utilization of 7D-BIM technology can result in easier and quicker parts
replacements, optimized compliance and a streamlined asset life cycle management
over time. 7D BIM provides processes for managing subcontractor/supplier data and
facility component through the entire facility life cycle.

 Integrating BIM with 7D CAD simulation models optimizes asset management

things require maintenance.
 Combine BIM and management data. Create a visual representation of which
building components or installations require maintenance.
Disadvantages:
 Difficulty in managing additional volume and complexity of digital information.
 Require an upgrade in hardware and software to manage the information
which will lead to increase in cost.
 Require training to facilities manager to operate BIM which incur cost.

RECOMMENDATION
In a development or construction firm, the use of BIM in small scale is not
ideal as the software itself is a cost of a fortune. You may only need it for
one (1) or a few projects. Besides the cost and time for training an
expertise in BIM software, the use of BIM is very minimal and may not be
required throughout a project, which generally costs lesser when consulting
a BIM team.
It is more ideal to utilize BIM when you are specialized in BIM and use it
solely to sell as services of generating BIM visuals and usages for the user.
Also, BIM licensing requires annual fee, which is expensive.
With the aided visualization of a building information, it leads to better
convincing of parties involved from Architecture, Engineer, and Contractor
to Clients to see a picture of the building. It would be a better mode of
communication when you have visuals to refer to.
Not only you can monitor and supervise the project life cycle with available
references made by this software, accurate datas can be collected along
project life cycle, then the model becomes predictive, allowing proactive
steps and measurements to be taken to resolve issues.
This can help to save cost and time when justification can be done earlier
needless to wait until too late for completion to see the complete puzzling
pieces of the construction.
With a higher accuracy of information generated, it produces a more
accurate BQ with minimal or zero errors from human error. All the
information are automated and stored in the software, eliminating the loss
of information like paperwork destroyed or even one page missing.

MINIMIZES/PREVENTING WASTAGE OF MATERIALS AND ENERGRY
Reduce or prevent wastage of materials and energy consumption with

of materials needed to be delivered on-site. With the aided visualization,
you can easily re-assess the drawings and achieve completion with
perfection.

CONCLUSION
In conclusion, BIM could help all construction parties involved, especially QS in the
calculcating and generating their BQ. With the automated processing of building
information, it cut downs drastically the time to generate a BQ. Not only that, it helps to
reduce error of calculation and improve visualization of building information in 3D.
Hence, to say that it gives advantage to estimation and design team in rapid
estimation process.
Moreover, the sustainability BIM provides in energy consumption can help to provide a
healthier environment in construction. It can estimate the energy usage during design
process, and also measurement of energy during building occupation. In this case, a
better design can be applied to the building to achieve good energy efficiency in early
phase. This has proved to have achieved today’s prime objective for energy policy at
regional, national and international levels. Also, without the amendment work which
may include demolishing certain parts, it prevents wastage of energy, cost and time.
In addition, building maintenance can represent up to 50% of total turnover of the
construction industry. If not planned carefully, it may mean a 50% lessen profits or loss
for maintaining a building especially large. Fortunately, BIM has this ability to help in
building maintenance management. It can display detailed information of building’s
services running in the building. From this, you can extract information from it at early
phase and design up to its workability. This leads to improved life cycle management.
When comes to maintenance, any repair work can easily be tracked resulting in easier
and faster parts replacement. Also, it can provide an efficient maintenance schedule.
