The applicant seeks to add a 10,000 square foot one-story addition including a sunset terrace and garden room for hospitality venues. Interior renovations to the existing commercial building are also proposed. The property is zoned SF-A and located at 934 Patterson at the intersection with Argyle. The applicant has submitted plans to the Architectural Review Board and no fiscal impact is projected from the project.

This presentation summarizes a broad national study done in Canada on how cities can effectively enable developers to build net-zero communities. This study focused on which technologies to use, how to invest in them, and how to get innovative projects approved through municipal processes.
The study was a partnership between the Federation of Canadian Municipalities (FCM, through their Green Municipal Fund, GMF) and eight developers from four medium-sized Canadian cities to observe three basic concepts:
-1- The technical feasibility of achieving net-zero energy communities at the eight projects;
-2- The financial feasibility of building such projects;
-3- The process feasibility to obtain government approval of projects and all required permits.

SUMMARY
The applicant is seeking to add a one-story addition of approximately 10,000sq ft to include a
sunset terrace and garden room that will also provide service components of the Argyle Club’s
hospitality venues. In addition to the exterior modifications, there will be interior renovations to
the existing commercial use building.
BACKGROUND INFORMATION
The property is zoned SF-A and is located on the west side of Patterson at the intersection of
Argyle.
2. POLICY ANALYSIS
The applicant has submitted a request to the Architectural Review Board for the required
Preliminary Review and is currently scheduled for the next regular meeting of January 18, 2022.
A formal review of plan documents will be required in order to ensure compliance with current
zoning regulations and adopted building codes prior to approval of a building permit.
FISCAL IMPACT
No projected fiscal impact from this project has been calculated.
