Project Description:
Windward East Apartments is a 14-storey executive apartments
building comprises of total of 40 units which includes 24x3
bedrooms, 12x2 bedrooms, 2x2 bedroom penthouses, 1x4
bedroom penthouse and 1x5 bedroom penthouse, all penthouses
have two levels. The apartment is enhanced with amenities
including swimming pool, gymnasium facility, tennis, pool tables,
kids’ playground, squash and BBQ area. The building has 3 levels
of basement car parking and a visitor car park at Ground Floor.

Roles in the Project
Assist the superintendent (project manager) with the daily
supervision of the construction work by the main contractor
and subcontractors.
Assist the superintendent (project manager) with the daily
project administration work.
Carry out daily inspections on construction work to make sure
the contractor(s) comply with the approved standards and
the project requirements.
Liaise with the project consultants (architect, consultant
engineers, etc.) to make sure their system(s) are installed
correctly and as per the engineering design.
Coordinated the defect liability period (DLP) by liaising with
the main contractor during the defects rectification work.

2. PENTHOUSE 2 REFURBISHMENT – Port Moresby, NCD
Project Description:
Major refurbishment work for the double storey Penthouse 2
suite at the top level of Windward West. The Penthouse 2
refurbishment was part of the property upgrade for the
Windward West Apartments.

properly and correctly.
Managed client supply items for the project to make sure
they are ordered and supplied in a timely manner.
Prepared weekly progressive reports for senior management
information and update.

3. WINDWARD WEST RENOVATION – Port Moresby, NCD
Project Description:
Windward West is a 14-storey Apartment building which
completed construction in 1987 by Fletcher Morobe Construction
Limited in 1985. After over 30 years, the building has gone
through it first ever major renovation. The apartment comprise of
12 x 2 bedroom unit with ensuites, 12 x 3 bedroom with ensuites
and 2 x double storey penthouses.

Roles in the Project
Construction Manager to manage day to day operations of
the construction work on site.
Managed and supervised a team of construction workers
including builders, carpenters, joiners, plumbers, electricians,
plasterers, painters, etc…
Supervised all specialist contractors undertaking works with
the major renovation project.
Managed building materials and equipment procurement
from local and overseas suppliers to make sure the materials
ordered are correct and deliver to the project site in a timely
manner.
Prepared and submitted monthly progress status report to
the Property Development Manager for senior management
update.

4. HARBOURSIDE DEVELOPMENT – Port Moresby, NCD
Project Description:
Steamships Harbourside Development project has been the first
post-industrial portside development in Port Moresby and it
consists of two, six and seven storey buildings respectively. The
buildings cater for office spaces, professional suites, basement
parking, ground floor retail as well as restaurants over the water-
edge and boat moorings. The esplanade and water front building
façade are composed of glazed curtain walls and perforated sun
shading. The building forms have the slight angular geometry
typical of the steel coastal ship hulls that have used the site for
many years.

5. CASSOWAY HOTEL – Kiunga, Western Province
Project Description:
Cassowary Hotel in Kiunga, Western Province is a joint venture
project between Ok Tedi Development Foundation (OTDF)
through CMCA and Steamships Trading Company Limited (STC) in
which Pacific Palms Property (PPP) was nominated as the project
manager to manager the project from initial design to completion
of construction. The hotel is modular system manufactured in
Thailand and shipped to PNG and it comprises of 45 guest rooms,
staff accommodations, restaurant, dining, lounge and enzo’s pizza
outlet and has total of 4 levels from Ground Floor to Level 3 and
laundry at the basement area.

by the client.
Carry out daily site inspection to make sure the works are
done in accordance with the requirements in the contract.
Prepare and submitted progressive site inspection reports for
the senior management and the client.
