Covid-19 Demographic Impact
[ Demand Side ]
Δ Institutional Investors’ Appetite
Δ Risk Assessment of Investors
This is narrated that the impact of Covid-19 shall bring long-term and even permanent shocks to multiple demographic and
economic dynamics such as massive migration of populations(especially lower-income class; the bottom of the pyramid) from
capital cities to 2nd tier cities and provinces, along with massive workers layoff and poverty traps in major cities.
The shift of demography, such as the increase in population in emerging cities, is assumed to lead to city substitution effects and
hence income effect for the lower income class. Chronologically over the next 10 years, the influx of labor forces and different
productivity factors in 2nd tier cities give rise to a need for re-evaluation of emerging cities in Southeast Asia, hence re-directing the
understanding of investment risk in development projects.
Conventional Development Priority
Traditional administrative data with inconsistent
masterplanning
Weak live urban economic data for development

Jack Ma speaking at Smart City Expo
in Chongqing in September 2020
According to the 2017 Global Findex, a staggering 69 percent
of Filipinos have no current and existing bank account.
Compare that to the 105-M population of the Philippines that
means 73,500,000 remains unbanked. That’s worse than the
average rate in developing economies of 46 percent and far
worse than the global average of 38 percent.
