A town center mainly consists
of 4 main elements:-
infrastructure landuse landsscaping
arcitecture
Town center :-
designing?????
• A walkover of us98 should be located near
to town for pedestrian and bicyclist.
• A town center should be designed for
pedestrian but must allow vehicles in all
areas.
• Delivery, utilities and waste receptacles
should be in rare of buildings.
• The town center should be first priprority
for side walks.
Town center
reccommedations:-
• No metal, vinyl and aluminum siding
should be allowed
• Fences should be:-
• no chain link
• same style as building
• hedges allowed
• fences should be lower in front than in
the rear.
Foundation recommendation:-
• On and off grade allowed, off grade should
be cosmetically concealed.
• Columns should be proportionate to the
building.
• Porches, bolconies should be encouraged
when appropriate to the architectural style.
• No flat roof allowed with out parapet.
• Doors:- the code should be written to
prohibit “cheap metal storefront”.
• Windows:-
• No full glass allowed
• No vinyl style
• Windows should be consitent of arcitecure
style
• The outbuilding:- the outbuilding should be
constructed in the same style as the primary
structure.
• Shuter:- if used, should be operable and
sized for their opening.
• Parking:- no dirt or gravel parking allowed.
• Landscaping:- all developers in the town
center, district should be assessed a fee in
order to maintain landscaping.
• Building height:- a 10% encourement above
the permitted building, height should be
allowed for decorative element.
• A building height to the street width ration
of 1:2 should be used.
Infrasturstrucre reccomedation
• Communicate with nhws regarding the
location of town center and need to expand
some sewer.
• All utilitities should be retrofit to
underground in the town center.
• All streets in the town center should be
iluminated.
Land use recommedation:-
• The town center should be target area for
multifamily development.
• Height of multifamily should be restricted
based on adjacent land use.
• One half of the all multi family should be
left open as a view corridor on all sound
front property.
transportation
• Designation of collector roads (higher speed
with pedestrian features).
• All collector roads with posted speed of
35mph or higher should be striped.
• Bike route connections:-
• All new construction with a street that leads
to a school should have bike/ped features.

Town center plan

  • 2. A town center mainly consists of 4 main elements:- infrastructure landuse landsscaping arcitecture
  • 3. Town center :- designing????? • A walkover of us98 should be located near to town for pedestrian and bicyclist. • A town center should be designed for pedestrian but must allow vehicles in all areas. • Delivery, utilities and waste receptacles should be in rare of buildings. • The town center should be first priprority for side walks.

  • 5. Town center reccommedations:- • No metal, vinyl and aluminum siding should be allowed • Fences should be:- • no chain link • same style as building • hedges allowed • fences should be lower in front than in the rear.
  • 6. Foundation recommendation:- • On and off grade allowed, off grade should be cosmetically concealed. • Columns should be proportionate to the building.
  • 7. • Porches, bolconies should be encouraged when appropriate to the architectural style. • No flat roof allowed with out parapet. • Doors:- the code should be written to prohibit “cheap metal storefront”. • Windows:- • No full glass allowed • No vinyl style • Windows should be consitent of arcitecure style

  • 9. • The outbuilding:- the outbuilding should be constructed in the same style as the primary structure. • Shuter:- if used, should be operable and sized for their opening. • Parking:- no dirt or gravel parking allowed. • Landscaping:- all developers in the town center, district should be assessed a fee in order to maintain landscaping.
  • 10. • Building height:- a 10% encourement above the permitted building, height should be allowed for decorative element. • A building height to the street width ration of 1:2 should be used.
  • 11. Infrasturstrucre reccomedation • Communicate with nhws regarding the location of town center and need to expand some sewer. • All utilitities should be retrofit to underground in the town center. • All streets in the town center should be iluminated.
  • 12. Land use recommedation:- • The town center should be target area for multifamily development. • Height of multifamily should be restricted based on adjacent land use. • One half of the all multi family should be left open as a view corridor on all sound front property.

  • 14. transportation • Designation of collector roads (higher speed with pedestrian features). • All collector roads with posted speed of 35mph or higher should be striped. • Bike route connections:- • All new construction with a street that leads to a school should have bike/ped features.
