Zealand, this concept consists of three main principles, the mirror, the curtain and the insurance
principles. This essay will discuss the concept of indefeasibility of title, the Torrens system and how
these have provided security of title for land owners in New Zealand. I will also report on two
significant cases that will illustrate the concept of Indefeasibility of title, they are Frazer v Walker and
Efstratiou, Glantschnig and Petrovic v Glatnschnig. Common Law Common law was implemented in
New Zealand when the British settlers arrived. It was in accordance with English law and was known
as the Deeds system and Act and was replaced by the Torrens system in 1870. Common Law basically
stated that no one could confer a better title than the one they have and therefore if a deed was deemed
invalid, so too was the title (Hinde 2013). Torrens System The Torrens system is what indefeasibility

experience I acquired over the years of my adulthood is described as informal method of helping

Ellen Foster, Lord of the Flies, and To Kill a Mockingbird truly stretched my imagination. Each book
had their own twists and turns, but I believe they all linked in amazing ways. One way all three novels
connected in my opinion, would be how tenacious kids are when they are required to overcome
adversity. In Lord of the Flies, by William Golding, there is a plane crash which abandoned a large
amount of boys with no parental guidance on an island stranded with no food, water, or an easily
accessible shelter. The boys struggled to survive through the whole book and ended up turning on each
other because of a disagreement of what is more important, a signal fire or hunting. A quote from this
book reads, Kill the pig! Cut his throat! Kill the pig! Bash him in! (Golding page. 104). This quote
displays what Jack believes is the right path for the boys surviving on the island. Ralph on the other
hand, had a different approach of obtaining order. This quote explains just that, We ve got to have

This report has been conducted on the East Asia region based on the information provided by the
universities of Kansas State and Massey. The focus of this report is to identify and describe important
characteristics, issues and trends of the region from an agricultural perspective. To provide an
introduction and insight first a brief summary of East Asia will be provided.
East Asia includes approximately 15 countries, within this there is a population of 1.974 billion
people. Of the total population 51% live within rural areas resulting in agriculture making up 11% of
GDP, which is considerably more than the likes of the US (1% of GDP). There is considerable
diversity between countries within East Asia. There are major differences between country s GDP per
capita and economic development, resulting in distinctive high, middle and low per capita GDP
groups as shown in figure 1. New Zealand in comparison would be in the high per capita group with a
GDP of $36,200. The East Asia countries in which agriculture makes up largest proportion of their
GDP are within the lower to middle GDP band and are Vietnam with 22%, Indonesia with 15% and
Thailand with 12%. Whereas in comparison to the likes of Japan who has the highest GDP per capita
within the region, agriculture only represents 1%. It can also be seen that the risk of investment
increases in East Asia as incomes reduce and that the middle income countries have considerable
growth potential.
