Steel and concrete modular construction is better suited than wood-framed modular for commercial and high-end residential buildings as it allows for larger openings, more flexible floor plans, fire resistance, and LEED certification. Modular units are constructed in a controlled factory setting using an assembly line process, then transported and assembled on-site, providing construction speed, cost savings, and faster occupancy compared to traditional on-site construction. Steel and concrete modular structures are more durable and rigid with longer lifespan than wood structures.
