Excessive Growth Of Credit And Asset Prices
Excessive growth of credit and asset prices can pose serious risks to an economy which has a high
degree of financial integration and openness. There can be various reasons for an excessive credit
growth such as excessively loose monetary policy, rapidly growing shadow banking system etc. The
following essay will describe some key risks associated with an excessive increase in credit growth
and asset price and some policy tools which the central bank should adopt to keep these imbalances in
check. Finally, the essay will conclude with some policy advice on adoption of these tools and keeping
the credit growth in check
The major risk associated with excessive growth of credit and asset prices is the buildup of economic
bubbles in which any asset trades at much higher value as compared to its intrinsic values leading to a
rapid boom bust cycles. Because of excessive credit in the financial system, many commercial banks
and financial institutions have an incentive to invest in risky asset to obtain higher yields. This leads to
an increase in asset prices such as housing prices or financial assets, which are inconsistent or
implausible with the view of the future causing buildup of systemic risks. The increase in asset prices
can also have an effect on spending as the market participants holding overpriced asset tends to spend
more than they can afford. The excessive credit growth can have a negative spillover impact on other
economies if the excessive credit is leading to

Sisterhood Is Powerful Summary
The life of a woman was limited and restricted in every aspect of her life. A woman had only one
option and one road to follow: to marry young, bare their husband s children, and devote their lives to
homemaking. Woman did not have a life outside the home and had to conform to the life society had
created for them. However, even though society painted this picture of what the average/typical
women should act and look like, they fought against it. We see a shift in the 1920 s with the creation
of flappers, in the 1940 s women joining into the industrial force, and in the 1960 s and 1970 s women
coming together creating movements and striking against the misogynist society and demanding for
their rights. In the book Sisterhood is Powerful edited ... Show more content on Helpwriting.net ...

Second we analysis the macro economy of HK and the anticipated effect on Disney HK s operating
profits. As the tiger of Asia, Hong Kong has a free market economy low taxes, unrestricted capital
movement, stable HK$ linked to US$. What s more, HK s economy was based on services, tourism
and trading. According to data in Exhibit1, the number of visitors is 1570 times its local population in
1999, with an amount of 10.7 billion. Although we see the financial crisis had an impact on tourism,
but it recovered quickly from 11.7 billion in 1996 to 9.6 billion in 1998 then back to 10.7 billion in
1999. We anticipate a further recovery as the economy warm up. As a tourist resort, Hong Kong
Disneyland has high profit potential.
In a word, the relative exposure of credit risk is low.
* Syndicate risk
Hong Kong Disneyland asked for full underwriting. If the syndication is not successful under
subscription, Chase would end up holding too much loans and higher credit exposure to the project.
For example, if there is only one arranger and single stage general syndication, the max exposure of
Chase would be the total amount $HK 3.3 billion in an extreme case when nobody comes to commit
for the loan.
However, a senior HK government official underscored the government s commitment to the project
at Asia Pacific Loan Market Association Conference, there is a high potential of success syndication
since other banks observed the government s backing on this project.

The Importance Of Favorites In The Family
Favorites in the Family: How Birth Order affects parental favoritism in the role of the family and what
it means for the rest of the children When children ask their parents which sibling they like the most,
the majority of parents will answer something to the extent of, I love all of my children equally, or I
don t have a favorite. Although it would be nice if these statements were true, most parents have a
favorite in one way or another. Parents and socially acceptable parenting styles have evolved over
time, but parental favoritism for children has not. Each child in a family, favorite child or not, has their
own personality. Although these traits are sometimes heightened when they are the favorite child,
these personalities hold true for youngest, middle, and oldest children. The first born children tend to
be the strong leaders that strive for achievement in order to impress their parents. If the oldest is not
perceived as the favorite, it may cause them to try even harder to impress their parents and prove to
them why they should be the favorite. The youngest children tend to be the most rebellious, but also
the ones who grow up to be the best with people. Youngest children also aim to have the most
attention from parents growing up. The middle child tends to be the family peacekeeper. They are the
most agreeable and help settle arguments when needed.
In one third to two thirds of families, parents favor one or more of their children in at least one aspect

Character Analysis Of The Wonder Woman In The Wonder Woman
Anglo saxon literature is one of the many building blocks of what is called literature today. Over a
thousand years ago during the anglo saxon times, people would commonly write novels or poems that
revolved around heroes and other ubiquitous subjects such as monsters. In the film wonder woman
directed by Patty Jenkins heroic ideals are represented through the main character Diana Prince. The
daughter of Queen Hippolyta is characterized with the typical heroic ideal: strong, selfless, and loyal.
Throughout the film, the audience are presented with all kinds of characterization that is credible by
anglo saxon roots. In modern day, our works of literature, films, and poems consist of similar ideals
that the anglo saxons possessed; however, we also have shifted from some of the things that were
portrayed in their works. Our contemporary ideals also consist of other ideals such as feminism, love,
and intellectual power. Diana first appears in the film as a young girl who roamed around the paradise
of themyscira. Inspired by her mother and aunt, she would stand above the towering hills and image
their fighting techniques. Desperate, to be just like them Diana insisted to learn the ways of a warrior.
Her mother, hippolyta, began to be concerned of Diana s demands and does not want her only
daughter to be gain mighty strength. The queen feared that if Diana gained strength, she would be
found by their enemy, Ares the god of war. Eventually the queen gives in to her daughters

margaret sanger Essay
Nearly 70 years ago, one woman pioneered one of the most radical and transforming political
movements of the century. Through the life that she led and the lessons she taught us, many know her

lessons. Due to her strong influence in history, our society has increased health awareness for women,

In addition to the articles she composed, Margaret Sanger decided to make sexual protection an option
for all people. Previously, contraceptives and spermicides were only distributed to those who had
information on the matter and access to them (Margaret 1). Sanger was past 80 when she saw the first
marketing of a contraceptive pill, which she had helped develop, although legal change was slow. It
took until 1965, a year before her death, for the Supreme Court to approve the use of contraception,
but Sanger had accomplished a goal (Margaret 1). Now, contraceptives were available to all women,
in all walks of life, regardless of their financial situations. In her mind, poor mental development was
largely the result of poverty, overpopulation and the lack of attention to children. This was definitely
one of the reasons why Sanger desired to make protection available to lower class citizens, along with
the wealthy.
Although she had met her goal of legalizing birth control, Margaret Sanger still desired to assist
women who were already pregnant but didn t wish to keep the child. After returning from a national
tour in 1916, Sanger opened the nation s first birth control clinic in Brownsville, Brooklyn (Katz 1).
This, however, was a minor advancement considering that the clinic was raided in its first nine days of
operation and she was taken to prison. The

Essay about Rent Control
Rent Control in New York: An Economic Analysis
Rent control refers to laws that limit the amounts of rent and the amounts that rent can be increased in
any year. There is no statewide rent control in the US, and all the rent control laws and regulation are
passed by cities. Most of the cities with rent control are located in New York, California, and New
Jersey. Washington, D.C. also has rent control.
Rent control first appeared in the United States in the early 1900s as a way of dealing with exorbitant
rent prices brought about by wartime housing emergencies and tight housing markets. During this
time, rent control was handled by the federal government. In the late 1940 s, the federal rent control
system was gradually scaled back ... Show more content on Helpwriting.net ...
In places with a rent control board or agency, the tenant usually doesn t have to take that risk. The
tenant can report the violation to the board or agency and ask for permission to withhold rent. In some
cities, if the condition of a rental property is very bad, the board or agency can take over, collect the
rents, and make repairs.
Because rent control sometimes ends or the rent can be raised when a tenant is evicted, landlords may
abuse the right to evict tenants. Most cities that have rent control laws limit the reasons for an
eviction. A landlord can t give the tenant a 30 day or 60 day notice that the tenant must leave. The
landlord must have a good reason for the eviction such as nonpayment of rent, breach of the rental
agreement like pets that aren t allowed, or illegal activity.
The broad powers of rent control boards and agencies mean that many more issues and disputes about
landlord tenant issues are resolved in informal hearings instead of in courts during eviction
proceedings. Some cities provide mediation services as well, to help landlords and tenants work out
their differences.
Rent control laws were popular in the 1970s into the 1980s, but organized landlord opposition to the
laws caused some of them to be repealed or weakened after the late 1980s. In the places where rent
control still exists, it has usually been affected by two kinds of decontrol. The first is called

Example Of Nonviolent Resistance
Nonviolence resistance has been used to achieve many goals in the past, whether it is a political goal,
a social goal, or an economic goal. According to Clausewitz, war is the continuation of politics by
other means, and the reason why nonviolence resistance can be considered a type of warfare is
because the goal is to get what they desired. A well known example of this was the Civil Right s
Movement, whose goal was to end segregation and discrimination against African Americans. This
movement encompassed three broad categories created by Gene Sharp: nonviolent protests and
persuasion, noncooperation (economic and political), and nonviolent intervention. A few groups that
were involved in this movement and that displayed these categories were the National Association for
the Advancement of Colored People (NAACP), the Southern Christian Leadership Conference
(SCLC), and the Student Nonviolent Coordinating Committee (SNCC). Despite being nonviolent
called nonviolent, though, there are some occasions where violence is present. However, because it is
called a nonviolent resistance it can be confusing for others to even consider this as a type of warfare.
The NAACP, SCLC, and the SNCC all displayed nonviolent protests and persuasion. The NAACP
however was more focused on legal strategies and actions, such as going through court cases and
creating lawsuits to confront the civil rights issues that African Americans were faced with during that
time. They used legal action instead

The Treatment Of Trauma And How Yoga May Be An Integral...
The Adverse Childhood Experiences study, also known as ACE s, was a huge breakthrough for
preventative health care research. The partnership of Kaiser Permanente and the US Centers for
Disease Control and Prevention (CDC) produced one of the largest studies ever conducted to explore
associations between childhood maltreatment (chronic and toxic stress from early adversity) and
health and well being throughout the lifespan. The study involves the data from over 17,000
participants collected from 1995 to 1997 (Centers for Disease Control and Prevention). Although the
study s main findings were aimed at influencing the health care system, there remains a multitude of
important implications for the treatment of trauma and how yoga may be an integral part of that care.
Adverse Childhood Experiences are described as traumatic or stressful events that occur under the age
of 18 years. Multiple categories of childhood emotional and physical abuse were considered including
Abuse, Neglect, and Household Dysfunction, each with respective subsets of criteria. A questionnaire

Common Good Questions
Final Exam America: Land of the free and home of the brave. That was the idea that the people had
hundreds of years ago. How they would feel now that we are a country that is enslaved to profit and
not the least bit brave when it comes to speaking truth. Mark Shield, author of the article Missing: Any
Challenge for the Common Good, brings to the attention of how todays tactic of running things has
become more than a little undermining. The presidential campaign of 2016 has been no more than a
bumbling mess for the past few months. Republican front runner and celebrity, Donald Trump, has led
his campaign with racist remarks and the promise of a wall he will not pay for, to separate borders.
While the popular vote of the Democratic Party, ... Show more content on Helpwriting.net ...
Some of who have brought what success this land has, to be what it is today. Many of who would be
looking at us in disappointment. The sole purpose of a leader is to lead their people to a better future.
Looking at this year s election has given the impression that our only concern for American is
entertainment and personal profit. Shields uses the line, Our culture has devalued individual sacrifice
for the common good, in his article and it is true. The look on the American appeal for the common
good has been distorted and is now a blur that we look past. Another problem that we are facing is the
fact that we are all under the influence. All of the big voices that we are listening to are trying to
impose their opinions and outlooks into being our own. They are trying to use their opinion to quiet
ours. Politics brims with examples of one side s efforts to impose its ethical values on the other,
Another line from Shields article. Throughout America s history there have been brilliant voices,
Martin Luther King Jr., Franklin Roosevelt, Abraham Lincoln, and many more. Though that is entire
difference between them and the voices today. They were brilliant. That is not to say that the
candidates today are not intelligent. The difference between brilliant and intelligent is that one
outshines the other. These men were not in power for the power, they were in power for the people.
This is an idea that is forgotten in today s

We Need A New Backpack
Many teens in today s world face poverty everyday. These teens face the reality of homelessness
and/or living in homes that do not have certain necessities, such as toothbrushes, deodorant, or even
snacks. However, there is a way these problems can be minimized. A way to make lives for these teens
more bearable. Finding teens who need these necessities and providing them with a backpack full of
these items, just might be the answer. Filling backpacks with healthy snacks and products that promote
better hygiene will help. These teens need what they may not receive at home. Supplies to help them
take care of their bodies and food to keep them alive and healthy. These bags will be given out once

By letting the community know about the outreach and its hopes, it will gain supporters. Once the
community has heard about teens living in homelessness and poverty in their town, they will
hopefully become a supporter. This will pull at people s emotions and draw them towards the cause,
which is: helping these teens. For an outreach program to have supporters, it has to get itself out there.
People living in a community want to know what is going on. The only way for help to be achieved is
through these people. To further get the outreach program out there, direct contact will be needed.
Going to schools and public places to find these teens who are living in these conditions will be the
next step. Before you can help, you have to know who to help. In an article by Family and youth
services Bureau, Titled The habits of highly successful outreach programs it claims, Youth workers we
spoke to cite schools as the top place they go to identify youth who need shelter ( the habits of highly
successful outreach programs ). . Going to schools is one of the main sources for finding teens living
in poverty and homeless conditions. Asking teachers who needs help and even fellow students. The
outreach program has to know who it can help. The

The Matrix And Charlie Angels
Everyone has their own movie preference. There are people who adore the hardcore action and there
are some who prefer the slow paced drama. Many individuals may not like a movie because of the
genre it is in. A genre is a categorization of certain types of movies based upon their style, form, or
content. The genre is a vital component of a film since it characterizes which course the plot line will
go and allows to prepare yourself for that film. Movie genre is the term used to differentiate between
various number of films. There are around five fundamental groups that are big and prevalent i.e.
Action, Horror, Comedy, Science fiction. In this essay ,I will be comparing two films, The Matrix and
Charlie Angels. I will discuss the use of cinematography, the genres of the films, and how effective
they are. I will also look at the characters, action, plot ,sound and atmosphere created, and how these
are aimed at each film s target audience.
Charlie s Angels is an action comedy film, which borrows ideas from other well known movies such
as Mission Impossible , James Bond etc. It is not very original or challenging, has a weak and
predictable plot, and is merely an update on the 1970 s television series of the same name. The film is
based on a trio of beautiful women who are hired to retrieve a man and his technology. They achieve
this by working together, using their intelligence, a series of cunning plans, combined with an
impressive display of girl power.

Washington s Troops In The Pursuit Of Happyness
This years I have chosen washington s troops in the pursuit of happyness. Not just happiness, but the
pursuit. As I start to talk to some of these other men, they look a little tired but not a ton as of a few
days without sleep. Then i found out why. We made a journey with 20,000 troops to new york. This
was a fast moving army and I know now why they were tired. But when we got there on an island.
When it got dark the fog settled in and rolled in very thick, couldn t even see me hands on my musket.
In the standing, we were surrounded by british and had no way out. We then were helped by some
fisherman and some small boats. Overnight all of us and the horse with equipment in the thickest fag
right under their cannon s. This is why we can call George our leader. ... Show more content on

This is where I came to find the british unloading hundreds of pounds on us. Then seeing friends from
the start dumping and running. Running for their lives, have my life flash before my eye s but I had
also run. But is was different, i didn t dump my gun, as i saw my friend fall, I remember the pledge we
took coming into this army. Give me liberty or give me death. SO I fell acting like I got shot by this
pile of supplies and started shooting with what little things I still had. Then I looked over and saw
another friend from the start and shooting next to me. Then when washington went face to face, I was
considering running, so when the british faced washington, we got up with 4 guns between the two of
us and got out thinking they would shoot and we would fall. It was terrible to leave washington like
that. But we wanted to leave and be alive to make a bigger

The Word Iconoclasm In The Byzantine Empire
The Word Iconoclasm refers to the destruction of images or hostility towards visual representations in
general. This word more specifically is used for the iconoclastic Controversy that shook the Byzantine
Empire for more than 100 years. The Hostility towards religious representations began in 726 when
Emperor Leo publicly opposed the icons. The word icon refers to many different things today. It can
refer to graphic symbols in our software and to powerful cultural figures. (Dr. Davor Dzalto).
However, the original meaning comes from the Greek meaning for image. In the medieval era, it
meant a religious image on a wooden panel used for prayer and devotion. More specifically, icons
came to typify the art of the Orthodox Christian Church. ... Show more content on Helpwriting.net ...
Another theory suggests that the prohibition was an attempt to keep the growing wealth and power of
the monasteries. They produced the icons and used them as a primary target of the violence of the
Iconoclastic Controversy. Others say the prohibition was religious, and an attempt to correct the right
practice of worshiping images. Leo the third s prohibition may have been because of the huge volcanic
eruption in 726, thought to have happened because of God s anger over the dedication of the icons.
The original theological basis for iconoclasm was weak, they relied mostly on the Old Testament
prohibition. But it was clear that it was not absolute because God gave instructions on how to make a
three dimensional Cherubim for the Ark of the Covenant, which was quoted in the Old Testament, a
couple of chapters after the passage that prohibits images. Emperor Constantine V gave a slightly
different theological approach for iconoclasm. He claimed, He claimed that each visual representation
of Christ necessarily ends in a heresy since Christ, according to generally accepted Christian dogmas,
is simultaneously God and man, united without separation, and any visual depiction of Christ either
separates these natures, representing Christ s humanity alone, or confuses

The Influence Of The Iranian Culture Essay
Being Iranian has meant that I have often felt disengaged with this Kiwi culture that I have been
brought up in. Iranian culture has changed post revolution, going from cultural, political and personal
freedom in a now, 37 years strong, heavy regulated Muslim society. Through this socio autobiography
I will show how culture, gender and power have shaped my life, and made me the person I am today.
With Iranian culture having a heavy influence on all these. It is important to note that the process from
pre revolution to post revolution plays an important part in Iran and its culture. I will be focussing on
not only ethnicity, but also gender, which I have felt to notice more now at 18 years of age, and also
the influence that power has in this heavily regulated society that is modern day Iran, and how it has
effected me.
Michel Foucault (2013) describes power as being a form of social control, in which there is public
punishment of the body to private punishment of the mind and soul. The behaviour of the people of
Iran is shaped through this form of social control, with censorship of the internet, books, movies,
songs, clothing, learning in schools, television, and the food you can buy. Foucault (2013) calls this
panopticism, power of surveillance dominates people s lives which in effect causes them to police
themselves. At 10 years old, girls are forced to wear a headscarf, however I chose to wear a head scarf
at a much younger age due to the fact that every other woman I

Dr. R. Jesse Tuck
Ninety years have flown by since Winnie Foster first met the immortal Tucks in the woods. Jesse tuck
now 194 years old, went in search to find his beloved Winnie Foster. If Winnie had drunk from the
magical spring, she would still be alive today. Jesse was feeling distressed, he couldn t stop thinking
about whether or not Winnie drunk from the spring. If she hadn t drunk the water it would be hard for
Jesse to find someone who will be with him forever. Jesse was talking to a man at a restaurant and he
had said that the woods where the spring lied had been bulldozed. If the man was telling the truth, this
meant that no other girl would be able to live forever with Jesse Tuck. As Jesse left the restaurant on
his motorcycle, he then arrived at the house Winnie Foster once lived in. As he made his way to the
backyard he saw a gravestone under a tree. Jesse was startled to see a young girl approach the
gravestone to lay flowers, he jumped behind a tree but he still caught the eye of the young girl. She
had long, thick, wavy brown hair just like Winnie did. Her sparkling blue eyes and golden skin made
Jesse wonder if that was his love Winnie Foster. Jesse came out from behind the tree and ran up and
hugged the young girl. Winnie I found you! Jesse said relived Umm... sorry sir, my name is Aggie.
Who are you? The young girl replied Sorry. Allow me to introduce myself, my name is Jesse Tuck. I
m looking for a girl named Winnie Foster Jesse questioned Have you seen her?

Comparing Frankenstein And The Groomsmen
Frankenstein has many themes interpreted in different ways by each scholar, but Mary Shelley s life in
general seems to have influenced scholars the most. The scholars covered ideas that related to Mary
Shelley s marriage to Percy Shelley, how Mary Shelley expressed her own life in her novel
Frankenstein , and the emotional trauma Mary Shelley felt growing up without a natural mother. Mary
Lowe Evans brings attention to the fact that Mary Shelley s marriage to Percy was crucial in her
writing of Frankenstein . Mary Lowe Evans points out the many similarities between Percy Shelley
and Victor Frankenstein in The Groomsmen . Mary Shelley used Percy Shelly s profile as a way to
give life to Victor Frankenstein and keep his character believable and connected to the reader.

Brennan explains how Mary Shelley has several characters (Victor, the monster, and Walton) dealing
with the loss dealing with the loss of their mother. My Monster / My Self, written by Barbara Johnson
tells how Frankenstein is more than a story, it is an autobiography of Mary Shelley s life. In this essay
Barbara Johnson explains how Mary Shelly was capable of telling her story through male characters in
a time when her own personal autobiography would have been highly unacceptable. Laura P. Claridge
s essay Parent Child Tensions in Frankenstein attempts to convince readers that certain characters
(Victor, the monster, and Walton) are examples of what happens to children who are not parented
correctly. Most of the scholars could agree in one form or another that Mary Shelley s life events had a
huge impact on her novel Frankenstein . The scholars agreed that either her marriage, childhood, or
emotions were present in her novel in some form or another. The essays chosen all related to the inner
emotions felt by Mary Shelley or her actual life experiences, whether it was during her childhood, her
marriage, or her adult

The Bronx Zoo, And The Botanical Gardens
When one thinks of the Bronx, we think of Yankee Stadium, the Bronx Zoo, and the Botanical
Gardens. But ultimately, many neglect the Bronx as the poorest county, with the highest dropout rates,
and unemployment rates in the State of New York. I spent the last five years trying to fix some of
these issues, working especially with children from the ages of nine to seventeen with a nonprofit
organization called CBALL. We aim to empower young leaders and prevent children from falling
victim to the criminal culture that plague the Bronx. A direct correlation exists between the well being
of the residents in the Bronx and the crime rates. For example, seven out of the twenty New York City
neighborhoods with high violent crime rates come from the Bronx. As a future attorney, I would like
to attack this problem legally. Therefore, I actively swapped my ride along with Ben Cruz to intern
with the Bronx Defenders. Do to their stellar reputation; I was eager to see the Bronx Defender s
approach towards helping the borough. Also, my experience of that day impressed me and inspired me
to one day potentially work for the Bronx Defenders.
The Bronx Defenders impressed me with their holistic approach and resembled the work I do with
nonprofits. While at the Bronx Defenders office, I got a firsthand look at their overarching approach to
criminal defense and their tremendous dedication to their clients. I shadowed Robyn Mar, a criminal
defense attorney for the organization who represents

A woman had only one option and one road to follow: to marry young, bare their husband s children, and devote their lives to homemaking. The Importance Of Favorites In The Family Favorites in the Family: How Birth Order affects parental favoritism in the role of the family and what it means for the rest of the children When children ask their parents which sibling they like the most, the majority of parents will answer something to the extent of, I love all of my children equally, or I don t have a favorite. Although it would be nice if these statements were true, most parents have a favorite in one way or another. Parents and socially acceptable parenting styles have evolved over time, but parental favoritism for children has not. Each child in a family, favorite child or not, has their own personality. Although these traits are sometimes heightened when they are the favorite child, these personalities hold true for youngest, middle, and oldest children. The first born children tend to be the strong leaders that strive for achievement in order to impress their parents. If the oldest is not perceived as the favorite, it may cause them to try even harder to impress their parents and prove to them why they should be the favorite. The youngest children tend to be the most rebellious, but also the ones who grow up to be the best with people. Youngest children also aim to have the most attention from parents growing up. The middle child tends to be the family peacekeeper. They are the most agreeable and help settle arguments when needed. Our contemporary ideals also consist of other ideals such as feminism, love, and intellectual power. Diana first appears in the film as a young girl who roamed around the paradise of themyscira. Inspired by her mother and aunt, she would stand above the towering hills and image their fighting techniques. Desperate, to be just like them Diana insisted to learn the ways of a warrior. Previously, contraceptives and spermicides were only distributed to those who had information on the matter and access to them (Margaret 1). It took until 1965, a year before her death, for the Supreme Court to approve the use of contraception, but Sanger had accomplished a goal (Margaret 1). Now, contraceptives were available to all women, in all walks of life, regardless of their financial situations. In her mind, poor mental development was largely the result of poverty, overpopulation and the lack of attention to children. This was definitely one of the reasons why Sanger desired to make protection available to lower class citizens, along with the wealthy. Although she had met her goal of legalizing birth control, Margaret Sanger still desired to assist women who were already pregnant but didn t wish to keep the child. After returning from a national tour in 1916, Sanger opened the nation s first birth control clinic in Brownsville, Brooklyn (Katz 1). • 17. Essay about Rent Control Rent Control in New York: An Economic Analysis Rent control refers to laws that limit the amounts of rent and the amounts that rent can be increased in any year. There is no statewide rent control in the US, and all the rent control laws and regulation are passed by cities. Most of the cities with rent control are located in New York, California, and New Jersey. Washington, D.C. also has rent control. Rent control first appeared in the United States in the early 1900s as a way of dealing with exorbitant rent prices brought about by wartime housing emergencies and tight housing markets. During this time, rent control was handled by the federal government. In the late 1940 s, the federal rent control system was gradually scaled back ... Show more content on Helpwriting.net ... In places with a rent control board or agency, the tenant usually doesn t have to take that risk. The tenant can report the violation to the board or agency and ask for permission to withhold rent. In some cities, if the condition of a rental property is very bad, the board or agency can take over, collect the rents, and make repairs. Because rent control sometimes ends or the rent can be raised when a tenant is evicted, landlords may abuse the right to evict tenants. Most cities that have rent control laws limit the reasons for an eviction. A landlord can t give the tenant a 30 day or 60 day notice that the tenant must leave. The landlord must have a good reason for the eviction such as nonpayment of rent, breach of the rental agreement like pets that aren t allowed, or illegal activity. The broad powers of rent control boards and agencies mean that many more issues and disputes about landlord tenant issues are resolved in informal hearings instead of in courts during eviction proceedings. Some cities provide mediation services as well, to help landlords and tenants work out their differences. Rent control laws were popular in the 1970s into the 1980s, but organized landlord opposition to the laws caused some of them to be repealed or weakened after the late 1980s. In the places where rent control still exists, it has usually been affected by two kinds of decontrol. The first is called ... Get more on HelpWriting.net ...

  • 19. Example Of Nonviolent Resistance Nonviolence resistance has been used to achieve many goals in the past, whether it is a political goal, a social goal, or an economic goal. According to Clausewitz, war is the continuation of politics by other means, and the reason why nonviolence resistance can be considered a type of warfare is because the goal is to get what they desired. A well known example of this was the Civil Right s Movement, whose goal was to end segregation and discrimination against African Americans. This movement encompassed three broad categories created by Gene Sharp: nonviolent protests and persuasion, noncooperation (economic and political), and nonviolent intervention. A few groups that were involved in this movement and that displayed these categories were the National Association for the Advancement of Colored People (NAACP), the Southern Christian Leadership Conference (SCLC), and the Student Nonviolent Coordinating Committee (SNCC). Despite being nonviolent called nonviolent, though, there are some occasions where violence is present. However, because it is called a nonviolent resistance it can be confusing for others to even consider this as a type of warfare. The NAACP, SCLC, and the SNCC all displayed nonviolent protests and persuasion. The NAACP however was more focused on legal strategies and actions, such as going through court cases and creating lawsuits to confront the civil rights issues that African Americans were faced with during that time. They used legal action instead ... Get more on HelpWriting.net ...

The partnership of Kaiser Permanente and the US Centers for Disease Control and Prevention (CDC) produced one of the largest studies ever conducted to explore associations between childhood maltreatment (chronic and toxic stress from early adversity) and health and well being throughout the lifespan. The study involves the data from over 17,000 participants collected from 1995 to 1997 (Centers for Disease Control and Prevention). Multiple categories of childhood emotional and physical abuse were considered including Abuse, Neglect, and Household Dysfunction, each with respective subsets of criteria. A questionnaire is used to determine a person s ACE Score. This word more specifically is used for the iconoclastic Controversy that shook the Byzantine Empire for more than 100 years. The Hostility towards religious representations began in 726 when Emperor Leo publicly opposed the icons. The word icon refers to many different things today. It can refer to graphic symbols in our software and to powerful cultural figures. (Dr. Davor Dzalto). However, the original meaning comes from the Greek meaning for image. Leo the third s prohibition may have been because of the huge volcanic eruption in 726, thought to have happened because of God s anger over the dedication of the icons. The original theological basis for iconoclasm was weak, they relied mostly on the Old Testament prohibition. But it was clear that it was not absolute because God gave instructions on how to make a three dimensional Cherubim for the Ark of the Covenant, which was quoted in the Old Testament, a couple of chapters after the passage that prohibits images. Emperor Constantine V gave a slightly different theological approach for iconoclasm. Through this socio autobiography I will show how culture, gender and power have shaped my life, and made me the person I am today. With Iranian culture having a heavy influence on all these. It is important to note that the process from pre revolution to post revolution plays an important part in Iran and its culture. I will be focussing on not only ethnicity, but also gender, which I have felt to notice more now at 18 years of age, and also the influence that power has in this heavily regulated society that is modern day Iran, and how it has effected me. The behaviour of the people of Iran is shaped through this form of social control, with censorship of the internet, books, movies, songs, clothing, learning in schools, television, and the food you can buy.
