2. SUMMARY
 Approval Professional Fee Proposal for
Architectural Drawings for the renovation of
the Judson Nature Trail building to begin
the competitive bidding process.

3. BACKGROUND
 Approved for construction by the Alamo Heights
City Council in 1965.
 Built on land owned by City of San Antonio
(CoSA) and is leased by the City of Alamo
Heights (CoAH).
 Lease requires that CoAH be responsible for all
maintenance and improvements on the property.

4. BACKGROUND
 Structure is in need of major repairs to the roof,
interior, electrical, bathrooms, and plumbing.
 Based on the extent of the repairs (overall
percent of structural improvements on the
structure) the building would need to be
brought up to existing building codes.
 Architectural drawings are required for
competitive bidding process for this project.

 Project to include the following
• Removal and replacement of existing metal roof
and all rotted tongue and groove timber and
sheathing
• Renovate both bathrooms to meet ADA
requirements
• Update/install lighting and electrical wiring along
overhang and within display cases
• Repaint existing soffit, window frames and doors

 Architectural Services - $18,000
Project Design - $900
Master Planning Phase - $900
Schematic Design - $2,700
Design Development Phase - $4,500
Construction Documents Phase - $5,400
Construction Administration Phase - $3,600

10. FISCAL IMPACT
 Cost for the building renovations could range from
$75,000 to $85,000.
 This is based on the requirements to bring electrical,
plumbing, fire, building, and Americans with
Disabilities Act (ADA) codes up to current regulations.
