Public hearing, consideration, and action regarding a request to replat the
properties identified as CB 4024, BLK 179, LOT 16 AND E 25FT OF 17, also
known as 423 Evans Ave, and CB 4024 BLK 179, LOT 21, also known as 415
Evans Ave.

SUMMARY
The applicant is seeking to replat two (2) properties.
BACKGROUND INFORMATION
The property is located on the north side of Evans Ave, west of Nacogdoches Rd, and is zoned
Single Family A (SF-A) District. Both properties are owned by the same owner.
POLICY ANALYSIS
 Chapter 3, Zoning Code
o Sec. 3-12. - Lot area.
o The minimum lot area in the SF-A District shall be eight thousand four hundred
(8,400) square feet for lots greater than fifty (50) feet wide, and no lot shall be
reduced in area below this minimum requirement.
o Sec. 3-13. - Lot width.
o The minimum lot width for lots in the SF-A District shall be sixty (60) feet and no
lot shall be reduced in width below this minimum.
The vacant property located at 423 Evans Ave currently exceeds the minimum requirements with
a 75ft width and 11,250sq ft lot area. The replat would result in a 60ft lot width and 9,016sq ft lot
area.
The adjoining property to the east, 415 Evans Ave, also exceeds the minimum requirements with
a 149.99ft width and 22,476sq ft lot area. The replat would result in a 164.49ft width and
24,698sq ft lot area.
Approval of the proposed replat by CPS, SAWS, and Public Works would be required in
evaluation of the potential impact on utilities.
Two (2) revisions are required. The applicant would need to provide an updated plat illustrating
the requested revisions.
The Planning & Zoning Commission considered the request at their regular meeting of April 01,
2024, and voted unanimously to recommend approval of the replat subject to conditions set by
staff.
FISCAL IMPACT
No projected fiscal impact from this project has been calculated.
