PROJECT NARRATIVE
The project proposes to convert the existing parking and retail
shop into restaurant space
at front and parking structure at rear. Open up existing wall for
combining two structures for parking use. The structure will be
equipped with fire sprinkler system per Code. Restaurant space
is provided with visual roof garden with trellis and planters. The
roof garden together with surface planter will meet Code
landscaping requirement.. Handicap parking space will be
covered with trellis. Trash enclosure will be provided at the rear
corner. Parking are on valet and hydraulic lifts for total of 29
spaces as required. The project will meet Valley Boulevard
Sustainability program and Green Standards.
Trees, skylights, fountains, lighting and the carefully designed
exterior facade will give a fresh new look to the existing
structures as part of the City context for Valley Boulevard. The
new restaurant will provide the City of revenue base as well as
employment opportunities. It brings the underutilized parcel of
its potential. The new use of the property will be an amenity to
the neighborhood, and an element of the commercial streetscape.
There are solar panel, electrical car charger, thermal insulation,
shading device as well as other GREEN-LEED aspects
incorporated into the building design for energy efficiency,
water conservation and waste reduction. Parking in the structure
will reduce the heat island effect generated by direct sun
exposure. On-site generation of renewable energy is recognized
as strategy of the project design for sustainability.
