Abstract The construction industry believes that Building Information Modelling (BIM) is a platform that has the potential to promote collaborative activities in the construction industry. Thus, clients are gradually enforcing the use of BIM in their projects, resulting in many construction companies investing in BIM technology in order to fulfill clients' needs. Therefore, the goal of this study is to explore the process and the level of BIM implementation in the Malaysian construction industry. This study was conducted as an exploratory study through literature review and interviewing the organisations that have had BIM experience. The result reveals that Malaysian construction industry players are having difficulties to implement BIM because they do not know where, when and how to start as there is no national BIM standard and guideline for them to follow. Lack of government involvement worsens the current situation besides having the resistance to change from people. To reduce the resistance from people, most of the companies came out with their own strategy such as developing new BIM unit, developing training and education program, changing management style and developing new roles and responsibilities. These activities could facilitate people and the organisations in adopting BIM because BIM is not only a technology but it is also involved in changing the current practices and processes including changing managerial function and hierarchy, including roles and responsibilities. Small to medium scale pilot projects can be described as the best practice to adopt BIM in reducing the risk when migrating from the traditional approach to a new approach. This study also identified that BIM Level in the Malaysian construction industry is between Level 0 and 1. ecently, Construction data has evolved from CAD to BIM and BIM becomes more important data used in various fields like facility management and 3D GIS construction, so there is an increasing need for developing technologies that can be effectively used in post-construction steps. There are lots of trials to model and service not only geographical terrain and outdoor but also indoor space. From this perspective, establishment of BIM and GIS interoperable method and development of service platform became the most important core technology. On this research, spatial data linkage model has been devised to smoothly implement the interoperability between two different kinds of data - BIM data and GIS data.
The platform basically displays BIM data based on 3D GIS such as WorldWind Java developed by NASA and Google Earth. It is also possible to interactively move in and out the buildings and also to see the outside of the building when a user is inside the building and inside of the building while a user is outside the building. Besides, the platform makes users look up the objects of buildings and properties of objects one by one, floor by floor, by similar properties, or all. Users can also edit the properties of objects and do spatial queries for analysis of the data.
This project is co research project of KICT(Korea Institute of Construction Technology) and Gaia3D and working closely together to develop BIM and GIS Interoperability Open-Platform for the integration of BIM and GIS data since 2012 and have developed the system for smooth operation of big size 3D BIM data and GIS data about plenty of buildings in areas or cities, not just one building. Now, core technologies to integrate BIM into GIS are successfully developed and we will keep improving the system step by step. KICT and Gaia3D together have designed and developed BIM and GIS interoperability open-platform based on the spatial data linkage model. Links between BIM data and GIS data enables efficient and seamless management of indoor and outdoor information at the same time and it also could be used for various services such as real estates and AR (Augmented Reality) services. Gaia3D develops 3D facility management system for Antarctic King Sejong science station to efficiently manage the facilities and publicly promote the station using BIM on GIS system with open source GIS software.

Modular Construction consists of one or more structure units fabricated in a
manufacturing plant away from the jobsite. In the building industry, prefabricated
modules are normally completed with trim work, electrical, mechanical and plumbing
installed. Previous studies have proved that Modular Construction provided many
advantages to the built environment, including the reduction of need for workforce,
the reduction of onsite Green House Gas (GHG) emissions, and the improvement of
construction schedule and product quality; however the extensive demand of pre-
project planning and coordination among members of cross-interdisciplinary
professionals have significantly impeded the application of this technique. With the
recent development of Building Information Modeling (BIM), these challenges could
be overcome through the BIM platform. Through case studies the benefits and
challenges of implementing BIM in modular construction are clearly identified.

Modular construction refers to factory-built building units completely assembled or
fabricated in a manufacturing plant away from the jobsite, then transported and
assembled on site (Pasquire, 2002). Modular building normally consists of multiple
rooms with three-dimensional units, which are constructed and pre-assembled
complete with trim work, mechanical, electrical and plumbing components installed

life cycle of the built environment. In recent years, the ability of
real-time connectivity to online sensors deployed in an
environment has led to the emergence of the concept of the
Digital Twin of the built environment. This is where the concept
of the digital twin has emerged to revolutionize the way
buildings are managed and operated throughout their entire
lifecycle. A digital twin is a virtual replica of a physical asset or
system that incorporates real-time data from sensors and other
sources, by connecting BIM models to IoT sensors and other
data sources, it is possible to create a dynamic digital twin that
can provide real-time insights into the performance and
condition of a building. Overall, the integration of BIM and IoT
into digital twins offers a powerful tool for designers, engineers,
and building managers to optimize the performance and
efficiency of buildings. This paper conduct a bibliometric review
over the evolution of BIM to DT, examining the benefits of each
technology and how Digital Twin expand on the capabilities of
BIM. The paper also will discuss Digital Twin and BIM in the
industry, discussing real-world applications and the tangible
