The family unit was central, governed by the paterfamilias, the male head who held absolute authority.

6. Introduction to Site
Existing Condition
In this ICI final project, we have to find a partner to form a group with 2 persons. We
have to find a specific empty land to initiate a small construction project, the size of our land
should between (30m x 30m) – (30m x 40m). Each of us has to come out a proposal with
different purposes.
At first, we discuss about the site that is potential to become our site. After been to the
entire site and observed the surrounding, we had decided our site. Our site is located at
Sungai Long, Kajang, Selangor and it is a parking lot now. There have UTAR University,
hospital, shop lot and residential area surrounding the site and also there is a morning market
opposite the site daily. It provides parking space to the residents there. The residents there
can just park their car on the site and just walk to the morning market. Besides, it also give
convenience to the university students to park their car and solve the problem of lack of
parking space because the population in this area is increasing and the university students are
lack of parking space.
History of This Empty Land
This land was own by a pair of husband and wife which live nearby that area. Few
years ago, development planned to build commercial area on this empty land which is
JUSCO. After consideration, development no longer builds JUSCO on this empty land. They
decided to move this commercial plan to Mahkota which is located beside Sungai Long. So,
this empty land is now become a parking lot for the resident and outsider.

13. Type of recreationalarea
The type of recreational area for this site is to build a park.
Rationale-Why I chooserecreational area?
After the consideration of the site, I have planned to build a recreational area on my site.
There is only a clubhouse in that area which people have to pay for it. So I decided to build a
public park for the people, so that they can always enjoy, exercise and relax in the park with
no pay. I believe people there would like to get some exercises every day, get some fresh air
and also absorb some vitamin D from sunlight. There is a education centre opposite my site
which is University Tunku Abdul Rahman ( UTAR ) Sungai Long campus. If there is a park
opposite UTAR, for those student who live in hostel can always get some exercise in the park
or even they can relax and workout in the park.
Project Description
My member and I are living in Cheras, so we decided to find a site which is in Cheras area
and we finally found it. Our site is located at Sungai Long,Cheras. This site is potential to be
a recreational area due to the issues over there. The people who are living here are targeted
14. for the park. This site is free of charge so everyone can enter. It is very convenience for them
as there is also a comfortable open space for them to relax and rest. After every process done,
construction will be started.
Benefits of creating a recreationalarea
It is a good place to create a recreational area for the people. It is also a good timing to for
them to get closer to the nature. Due to park, there are many trees planted in this park, people
can also enjoy the fresh air there. Furthermore, the park also provide walk path for people to
jog. It is so much good to health. Create this park can improve the environment of the place,
population of the place and also the quality of the air in that area.
Impact of creating a recreational area
There will be impacts by creating a park in my empty space too. There will be a trouble of
clearing the rank grass. Also no one will like to representative to the maintenance of the
facilities in the park. If this continue happen, the park no longer become a clean public park.
People no longer keep the cleanliness of the park, thus, this park will be abandoned.
Whatis recreational area?
A recreational area is a type of protected area designated in some jurisdiction. In the United
States, National Recreation Areas are administered by several different agencies. They
typically do not meet the strict guidelines to become national parks.
15. Concept of the site
The concept for my proposal is to build a park. This park consists of a long walk path, man-
made lake, gazebo and open space. There are many trees surrounding the park, it gives fresh
air to the park. Open space is built for the people to rest or even do their warm up before
jogging.
Pine Trees
16. Pine tree is pretty good to decorate the park. We don’t need purposely to water pine tree.
Pine tree can absorb the water from the rain. Pine trees have 3 types of leaves:
Seed leaves (cotyledons) on seedlings, borne in a whorl of 4–24.
Juvenile leaves, which follow immediately on seedlings and young plants, 2–6 cm long,
single, green or often blue-green, and arranged spirally on the shoot. These are produced
for six months to five years, rarely longer.
Scale leaves, similar to bud scales, small, brown and non-photosynthetic, and arranged
spirally like the juvenile leaves.
Spiral Juniper Tree
Spiral Juniper Tree is cut with patterns. It is also a good-catching plant if it is planted in the
park. Juniper trees and shrubs are in the genus Juniperus in the cypress (Cupressaceae)
family. These evergreen conifers feature leaves that can either be like needles or scales, and
most of the species change from needle form to scale form as they mature. Most junipers
offer at least some level of drought resistance.
17. Walk Path- Tiles
I decided to make a long walk path for the park user. Also, I decided to use tiles to make the
walk path. Cyclist also can cycle on the smooth tiles while people are jogging on the walk
path too.
Open Area
People can have their family gathering in this open area. Also, for the jogger, they can warm
up in this area first before they jog.
18. Benches
I decided to put rolling bench in the park. After raining, people can just roll it and let it self
dry. People in the park will not worry about the seat and they can rest whenever they feel
tired.
Gazebo
I decided to build a gazebo in the park, so that people can have a rest whenever they feel tired.
19. Master Plan
There is a long walk path surrounding the man-made lake. People can have their activities in
the open area. Also, they can feed the fishes with breads.

21. Conclusion
Throughout this project, we learned that how beneficial and useful having a residential
area and recreational area would be. Everyone needs them so much.
We propose to use the empty space just by the parking lot to create a residential area
and recreational area. We want to make them be more convenient and attractive. We do
create them with own ideas just to propose it.

24. Proposal Concept
After deep consideration, I had decided to purpose a residential area by constructing a
condominium. The condominium total with have twelve levels, ground floor will construct to
become a parking lot for the residents of the condominium and then level two until level
eleven are living area while the rooftop will be design to become a resting area and have a
small garden.
Why ?
The population around this area will increase if the construction of a new university is
completed. There will be a lot of students from outstation and the residential areas around
there are not enough for the students. Therefore, I decided to construct a condominium on my
site. The site is very convenience for the students because it is nearby the university and
opposite of the site is shop lot. Students only need to walk two minutes to reach the bus stop.
To solve the problem of the increase of population, I decided to build total twelve levels
condominium on my site and each level consist five units.
Where ?
The condominium will be constructing on my site which is 30m x 40m.There have residential
area, education area, commercial area, hospital and also petrol station surrounding the site.
When ?
The construction of the new university was estimated will complete by next year. If my
proposal was agreed my client and after prepared all the drawings needed and discuss with
the consultant team , the development can start to construct at the end of the year.
25. What ?
A residential area is an area which house build. Residential area has been zoned by a local
planning committee as an area in which homes can be built and occupied. Residential area
can encompass many different styles of housing which is single-family or multi-family.
Residential zoning usually includes a smaller floor area ratio (FAR) than business,
commercial or industrial area.
Who?
Students are the main residents in the condominium because the location is nearby the
university. Other than that, the residents could be a family.
How?
The residents of the condominium can access to their unit through lift and staircase. Lift and
staircase can access through all level. While there only have main entrance for car to access
in or out to the condominium.
26. Advantage
To have a residential area on the site will helps to solve the problem of the increase
of the population. A new university are constructing around my site and it will cause the
population increase at that area if the development is complete. The main residents of the
condominium are students of the university. The residents of the condominium on my site are
very convenience because of the good location. The site is located around the education area
and commercial area.
Besides, it will bring benefit to the shops that are opposite of the site. The business
of the shop will increase because it is nearby the site. The residents will always go to the shop
lot to buy things or have lunch and dinner there. This will help to increase the business rate of
every shop lot there.
Impact
If I build a residential area on the site it may bring a negative effect to the
environment there because the residents there may not protect the environment and throw the
rubbish anywhere as they like. This may also affect the image of that area. When people that
are not living at this area come and visit and they saw the environment around are very dirty
and smelly, they will do not want to come to this area next time.
Furthermore, the residents around that area may face the problem of lake of
parking space. The site now is a parking area for the residents there and students, if the site is
us to build residential area, there will less space for the people to park. The problem will
become more serious when the new university is built because many students will come to
this area and they may found difficult to find a parking space.
27. Perspective view of the Development
The residents can gather on the rooftop garden. It provides a green place for
residents to rest and chatting around.
The condominium consist twelve levels. Ground floor will be parking lot and there have several
trees planted in front of the entrance.
28. Concept
Areca Palm
The Areca Palm Tree is the most popular lams because of its beautiful appearance and low
maintenance. I use to locate this plant at the corridor at every level of the condominium
because Areca Palm can be grown indoors and outdoors. This plant usually plant at office,
commercial areas and housing areas. The Areca Palm is well-know because of their green
feather like fronds that emerge from its multiple trunks. The Areca Palm is also known as
Butterfly Palm, Cane Palm, Madagascar Palm, Golden Feather Palm, and Yellow Palm. The
Areca Palm has smooth silver-green trunks, which are topped with arching feather shaped
fronds. It is a slow grower and grow wider before taller.
29. Rhapis Excelsa
Rhapis Excelsa is grown in the garden and used indoors in homes and offices around the
world. Rhapis Excelsa adapts to a wide range of climates, soils, and environments, making
the “lady Palm” popular for many applications. This plant also known as Bamboo Palm. The
large thick leaves with blunt tips and wide segments, gives Rhapis excelsa its occasional
name “broadleaf lady palm”. This plant need to situate at a bright indirect light and moist
environment. Therefore I decided to locate this plant at the corridor of every levels same as
Areca Palm. I will arrange Areca Plam and Rhapis Excelsa plant between the lift and the
staircase.
30. Syagrus romanzoffiana
Syagrus Romanzoffiana also known as Queen Plam and Cocos Palm. There are single trunk
species as well as suckering species. Some get quite tall while others form no trunk and are
dwarfs. The leaf appearance is variable with some being very plumose (fluffy) while others
are more flat. Trunk calliper is variable with some being quite thick and stout. I decided to
locate this plant along the entrance. It is tall and easy to attract people’s attention.
31. Aubrieta Whitewell
Aubrieta Whitewell,ommonly know as Rock Cress is an extremely popular rock garden plant
and a familiar sight in the spring garden. It forms a low cushion of evergreen leaves, literally
smothered by flowers for several months. This Rock Cress variety has flowers in various
shades of purple to violet, over grey-green leaves. These ground cover plants should be
trimmed lightly immediately after blooming, to encourage a thick mounding habit. I decided
to plant this plants along the entrance. It have beautiful colour and provides a great view for
that area.
32. Buxus
Buxus is a best known of all hedge plants. Its small leaf gives it an advantage over most
plants because it can create a formal, tight hedge. It usually plant at driveway or garden bed
boundary. I decided to plant this plant at the rooftop of the small garden and act it as a fences.
Garden chairs and tables
I will put garden chairs and tables on the rooftop for the residents to rest and gather around.
