3. Introduction of the site
After surveying and consulting with our tutor, Pn. Hasmanira, we decided to
choose this site for our project which is located at Jalan USJ 11/3f, Usj 11,
47620 Subang Jaya, Selangor. It is a park which is surrounded with
residential area as shown in the picture above. We find that this park takes up
too much space and certain areas is left unused. Furthermore, This park is
located in the center of the residential area. This park have development
potential on various purposes that benefits the residential area. Thus, we
decided to start our development project on it.
4. Circulation
The circulation around the site is a one way road where vehicles can only
move in one direction. There is not much traffic around the site, the vehicles
is able to move smoothly.

11. Introduction
In this final project we have to find an empty land with the size of
50m x 50m (2500m2) – 50m x 70m (3500m2). We have to initiate a
small construction project on it individually that serves on project
that serves on any one or combination of two or more of the
following purposes. Which is the recreation area, commercial
area, industrial area, agricultural area, tourism area and residential
area.
For this project we have to do research and write a proposal on
the site. Then, identify the professions required for my
development. After identifying the professions required we have
to list down the task each profession needs to do. In this plan
proposal we also have to include our suggestion and proposal,
rationale, benefits, impact, sketch plan of my proposal, sketches
and images of my concept and ideas.
Thus, I decided to build a small commercial building on this
empty land in Subang Jaya, Selangor for my individual proposal.

12. Suggestion and proposal
As for my individual component, I decided on proposing a
commercial area. Given that the site I research on does not have
many commercial buildings nearby. Therefore I think it is a good
opportunity to build a commercial building at my selected site. Besides
that, building commercial building would provide job opportunity to
the residents nearby and also a place for them to hang out or have
fun.
The commercial building I would
like to build is an educational mall.
This mall is like no other malls,
because it care about better
education and it cares about your
need as a parent. This educational
mall is a place for learning. This mall is at a strategic location because
it is beside a park and surrounded with residential area. The residents
nearby can visit this mall often. On the other hand the mall will be built
with the use of sustainable energy, which reduces the usage of
electricity and water.
Not to mention, the dining will be Al fresco style, where you get to
enjoy the cool air outside and appreciate the greeneries. Parents can
also let their kids to play in the playground while dining.

13. Concept of the project
I plan to build a commercial building on this empty land which focus on education
because education is very important. I decided to encourage education to the residents in
Subang area by proposing this concept. This mall will be three story tall with a basement
carpark. This will be the place
to learn for the age range
from kids to adult. Education
plays an important role in our
lives. It helps us to keep up
with the world.An educated
person is much more aware
of the latest technologies and
all the changes that are
taking place in the world.The basement floor would be carpark. The first floor would
be restaurants. Then the second and third floor would be learning centres and shops.
Sustainable building concept is used in this building, in example:Using light tubes to
distribute natural light from the sun, solar energy to generate power, rainwater harvesting
for flushing toilets. People can come and go for workshops ,classes or even tuition to cope
up in their studies. Besides that, parents can go shop for their child necessities like
clothes, stroller, bottle and etc here. I think this would be a great idea as there are not
many educational malls in Malaysia. People can learn, hang out and dine at this mall. This
mall concept was taken from The School, Jaya one.

16. Activities
The 24/7 study room which caters for the teenagers and
young adults. Study room can be a place for people that
needs a place to study. Besides studying you can bring a
novel or storybook to read there. These study rooms are
well known in many other countries like Korea, Japan and
Taiwan.Students now can have a place for them to study
alone in peace without any disturbance It is a good place
for them to go before or during the examination.
Then, education centres which provides workshops and tuition
for kids and teenagers.Education centres like “Science lab”
which have a mission to inspire students to love science and to
expose them to the impact scientific applications have on our
world. Thematic and experiential learning are core to the way
we deliver our programmes and we believe that these methods
will be key drivers to innovation in education.
There will also be a robotics academy which provide
activities designed for children and teenagers from as
young as 5 years old and above.Students will be taught
to design, build and program robots. After a period of
time, Students can jump right in and snap robots
together using intuitive, tool-less system.

17. Facilities
Every access point, corner, and nook
was designed with parent and child in
mind. We know driving moms always
have a bundle of stuff such as groceries
and strollers to unload so we’ve made it
easier with special parking bays for
mothers. The mall is secured with
security guards and 24-hours
surveillance camera, with this parents can leave their kids in respective
centres or academies without worrying about their safety. Dad’s have a place
to crash too, and it’s equipped with Wifi, TV, lounge chairs, kids playing area
and of course a space for nappy
changes. Therefore single dad do not
have to worry about no where to go
when it comes to changing diaper for
their baby. This mall is also universal
access which provides special lifts,
toilets and carpark for the disabled and wheel chair assistance people to help
them in their mobility.

24. Suggestion and proposal –
A café where teenager or adults can chill leisurely while have some drinks/
desserts. Beside the café will be bookstore where people can borrow books,
exchange books or read on the spot.
Rationale, benefits & impacts
To the community and client – As the majority of residents in the USJ area is
mostly populated by students, the bookstore can be of great help to the
students for educational or non-educational purposes. Because of the
students, there is a high demand in book exchange programmes around the
area and this will be convenient for nearby residents. This also encourages
reading books among youngsters. People who wish to read books on the spot
can do so while chilling at the café just beside it.
The café is an open concept café so people will have a choice of sitting
outside and enjoy the breeze in the morning. Although there are many
Chinese shops near the shops area, this café will give the community a more
sophisticated eatery that consists of more western fused food, dessert and
drinks so they can treat themselves, as cafes are becoming a trend for young
people these days.
