 John Grable, AIA, applicant, representing William D. and
Sue H. Balthrope, owners, for the significance and
compatibility review of the proposed replacement
structure located at 415 La Jara under Demolition Review
Ordinance No. 1860 in order to demolish 82.1% of the
existing roof, demolish 52.3% of the street-facing façade
on the east side at La Jara, demolish 84.6% of the street-
facing façade on the north side at Evans, and demolish
68.5% of the overall exterior facing walls of the existing
structure in order to remodel and add to the existing main
structure.
SUMMARY
 Requesting permission to demolish
several additions to the home.
 Additions were made throughout the
years.
 New construction would be a one level
4,600 square foot addition while retaining
the original home.

 Zoned SF-A
 Located at the SW intersection of La Jara
and Evans
 On May 1, 2017, P&Z approved a replat,
of two lots and a portion of a third,
creating two new lots
 Council approved the replat on May 22,
2017

 Postcards were mailed to property owners
within a 200-foot radius of the property,
appropriate notice was posted on the City
website and a sign was posted on the
property.

Balthrope, owners, for the significance and compatibility review of the proposed replacement structure located at 415 La Jara under Demolition Review Ordinance No. 1860 in order to demolish 82.1% of the existing roof, demolish 52.3% of the street-facing façade on the east side at La Jara, demolish 84.6% of the street- facing façade on the north side at Evans, and demolish 68.5% of the overall exterior facing walls of the existing structure in order to remodel and add to the existing main structure.

  • 20. 20 ARB RECOMMENDATION  Held a public hearing on May 16, 2017.  Found no significance in the existing structure.  Found the proposed addition to be compatible.  No one from the public spoke against the project.
  • 21. 21 PUBLIC NOTIFICATION  Postcards were mailed to property owners within a 200-foot radius of the property, appropriate notice was posted on the City website and a sign was posted on the property.  Responses received:  Support: (10)  Oppose: (0)
