Long Beach Appraisal
Everyone involved in selling and buying of real estate in Long Beach has some unconditional interest
in appraisals. The result of an appraisal has something or the other to do with what the buyer, seller,
realtor, and lender are expecting out of the sale. If a property has been valued quite low by the
appraiser, the seller would then be needed to lower the market price he or she had set. If we consider a
Realtor in this case, it would mean a significant dip in commission. On the other hand, a high
valuation of a property may result in the buyer having to pay a lot more than its true worth. In this
situation, a realtor may receive high or low commission, depending on the final selling/buying price of
the property. With these situations, you ... Show more content on Helpwriting.net ...
If you are considering to hire someone to do this job, you should make sure that you approach a local
appraiser, having a number of appraisal years in his locker. If you reach someone who has recently
received the license, you may have to bear some frustrations in getting what you expect. However, an
experienced appraiser will save you from having sleepless nights. This is why you should always
work with an appraiser who comes with all the credentials. The appraiser may be hired, either by the
buyer or the seller; for different reasons, of course. A buyer would hire an appraiser to have an
accurate assessment of property, its price, and mortgage options. On the other hand, a seller would do
the hiring to know the value of his or her property. Based on the valuation and the areas of
improvement, the seller can make amendments to his or her property, if viable. This will help the
seller in coming up to a maximum price that he or she can get after selling his or her property. The
seller would work to get the most of his or her property and the buyer would look to pay as least as
possible. In all of this, it is very important not to forget the real reason why appraisals are done. An
appraisal report features many things, most of which are very hard to understand for a common buyer
or seller. Good appraisers will ensure that they go that extra mile and make buyers or sellers
understand things that

Opioids Case Study Essay
I. Opioids Study 1: Jae Hwang Song et al. divided 336 patients undergoing foot and ankle surgery
under sciatic or femoral sciatic nerve block into treatment and control groups Based on the date of
surgery. All the patients received a nerve block preoperatively. The block was established with mixture
of lidocaine and ropivacaine injection. In the postanesthesia recovery room, a transdermal patch of
fentanyl was applied to the chest of the patients with intravenous midazolam in the treatment group.
The primary outcome measure was the difference in the number of requests for additional
postoperative pain medication. The secondary outcome of interest was the degree of postoperative
pain using a visual analog scale (VAS). also, complications noticed. Metoclopramide was given to
nauseated patients (6). Results: 47.12% in the control group patients and 27.16% in the ... Show more

Group N showing a faster onset compared to group B and the time that was taken to achieve complete
block was shorter in group N. also, group N had prolonged postoperative analgesia (11). Discussion:
The onset of sensory and motor block was faster and time taken to attain complete sensory and motor
block to occur was shorter in the nalbuphine group as compared to bupivacaine group. Postoperative
regression of both sensory and motor block was significantly slower in group N than in group B and
the first rescue analgesic requirement in group N was significantly late than in group B. 0.8mg
intrathecal nalbuphine as an adjunct to spinal bupivacaine prolongs the postoperative analgesia with
minimal side effects and with desirable sedation intraoperatively which helps in taking care of
psychological impact of operation theatre environment. Rawal et al found that nalbuphine was the
least irritating to neural tissue even when used in large doses and was associated with minor
behavioral and EEG changes

4. Made To The Proper Promisee The tender has to be made to the proper promisee. Tender made to an
authorised agent would be valid but tender made to a stranger would obviously be invalid. 5.
Reasonable Opportunity It should be provided to the promisee to inspect the quality and quantity of
the type of goods agreed upon and to satisfy himself that they are according to the terms of the
contract.
Two more essentials can also be considered :
6. Person Giving Tender Must be Willing to Perform The person giving the tender must be willing and
capable to perform the whole of what he was bound by the contract to do. 7. Tender Of Money Tender
of money should always be made in the legal tender money and not in any other form
If these essentials are fulfilled then one can safely conclude that a tender of performance has been
made.
Once the promisor makes a valid tender of performance, it is then for the promisee to accept the
performance. If the tender of performance is rejected by the other party, the promisor is not
responsible for non performance and is entitled to sue the promise for breach of the contract.
Relevance In Indian Contract Law
The Indian Contract Act, 1872, recognises tender of performance and its important role in Contract
Law. Section 38 mentions situations when tender of performance is not accepted by the promisee. It
states

The Dayton Accords Essay
The death of the Marshal Josip Broz Tito in 1980, led to a major political transition of Yugoslavia. By
taking the Presidency of Serbia in 1987, Milosevic began to pursue authority over Yugoslavian
Federation, thus encouraging a different style of rule, the ultra nationalistic tendency, and advocating
for incendiary Nationalism towards other ethnic groups and nations of the Federal Republic of
Yugoslavia (Simon and Smale). The shift from the Tito s social communist ideology to the Serbian
centered nationalism of Milosevic created an unequal representation on the Federal level of the six
constituent Socialist Republics and two Socialist Autonomous, thus, as a result of the rise of ethnic
nationalism, the violation of human and minority ... Show more content on Helpwriting.net ...
With the political and military support of the Serbian President Slobodan Milosevic, Radovan
Karadzic fought against the Bosnians and Bosnian Croats for more than three years. While the EU
diplomats had no interest in finding a political solution of that time, around two million people
became homeless, hundreds of thousands people got killed, and the conflict kept expanding, thus, the
term ethnic cleansing became part of our daily vocabulary (Cigar and Sims). Throughout months,
ethnic groups gained territory by night, and lost it by day. But a final solution of the conflict wasn t
even predicted by any parts involved. By imposing economic sanctions, the international community
and mainly the U.S. made sure to bring an end to this situation. The U.S. involvement, carried out by
the U.S diplomat Richard Holbrooke, minimized Milosevic power and support, thus, a peaceful
agreement made its sight at the end of the tunnel. On November 21, 1995 the Bosnian President Alija
Izetbegovic, the Serbian President Slobodan Milosevic and the Croatian President Franjo Tudjman
reached an agreement in Dayton The Dayton Accords an agreement that would end the bloody war in
Bosnia and Herzegovina (Balkan Accord). But, although the agreement indeed ended the Bosnian War

Expectations Of Characters In Shakespeare s The Scarlet...
Doodle was just about the craziest brother a boy ever had. Page 1 paragraph 2 Doodle was an ordinary
boy with something special that not everybody had a heart condition. It prevented him from doing
most things an average boy could. Doodle and his brother would spend most of their time at Old
Woman Swamp or outdoors. They are always together in some way. The author of The Scarlet Ibis
uses foreshadowing, similes, and imagery to show that others expectations of one can impact
themselves and take a toll on their life. The first main character in the story is Doodle, also known as
William Armstrong. When he was born, no one had faith in him of surviving, except his Aunt Nicey.

The major conflicts in the story are man vs. man, man vs. self, man vs. society. First, man vs. man
because Doodle has conflicts with not living up to what Brother wants. Although Brother develops a
bond with Doodle, his love and greed pushed Doodle to learn how to walk and doing more than what
Doodle can. Doodle has already gone too far by learning how to walk, while the doctor says to be
careful. On page 3, according to the doctor, the instructions are, ... he mustn t get too excited, too hot,
too cold, or too tired... must be treated gently. Disobeying these instructions can come with
consequences. The doctor then goes on saying some movements could strain his weak heart and
possibly kill him. Secondly, man vs. self. When Brother first proposed the idea of Doodle walking,
Page 4 Doodle responds with, I can t walk, Brother,...Mama, the doctor everybody, He doesn t have a
desire to learn how to walk because he s been influenced by everybody around him that he can t.
Lastly, man vs. society because society is what caused Brother to help Doodle. According to the
narrator, he was embarrassed, Page 4 paragraph 4, When Doodle was five years old, I was
embarrassed at having a brother ... couldn t walk, so I set out to teach him. These 3 conflicts help
guide the theme and moral of the story. The author uses similes to show, others expectations of one
can impact themselves. The narrator compares Doodle

Mitosis And Eukaryotic Analysis
Life starts out in organisms that are so small and complex even the naked eye can t see. It starts from
the zygote and ends up becoming the person you are today! It all starts from a cycle, when
fertilization, the fusion of two haploid gametes, (the sperm and the egg) forms a diploid zygote. This
is how the chromosome number in a life cycle changes from haploid to diploid (23 to 46). A lack of
chromosomes or having more than 23 chromosomes can cause syndromes like Down Syndrome or
Turner Syndrome, which will be discussed later. Mitosis is the division of a haploid or diploid cell into
two duplicate daughter cells. Mitosis is basically the division of a nucleus into two duplicate cells, and
both have the same number of chromosomes. These identical cells are called totipotent cells, which
have the ability to develop into new organisms. A good example of cell division in haploid cells is
how the male honey bee develops from an unfertilized haploid cell. For humans, each cell contains
50% DNA from mom and other 50% from dad. Since these cells are eukaryotic, they include both
introns and exons. Exons are the nucleotide segments in genes and introns are non coding regions. In

The Worldview And Its Impact On My Worldview
Over the years my worldview has evolved from as a by product of cultural influence, to one steeped in
my belief of God. However, until I got married 4 years ago, I had never actively worked on
developing my Christian theistic worldview. Brown, Phillips and Stonestreet (2008) described a
persons worldview as the framework that guides our beliefs and viewpoints (p. 21). With this in mind,
I have established 3 main tenants of my worldview, God is, the universe was and morality will be.
These are the foundations for the way I live, move and express my being in this world.
My worldview is informed by way of epistemology. Epistemology suggest the source of all
knowledge is God. Knowledge can be acquired through reading and studying the bible. ... Show more

He is holy, unchanging, all powerful, all knowing, and present everywhere.
As stated by Groothuis (2011) But Christianity, on the contrary, depicted God as a rational, responsive,
dependable, and omnipotent being and the universe as his personal creation, thus having a rational,
lawful, stable structure, awaiting human comprehension ( p. 102). All that is in the universe, except for
God Himself, is God s creation. Therefore, my Christian worldview begins with the existence of a
God who is the personal and creator of everything we survey. Knowing that God is the cause for
creation, brings perspective to my life. It establishes the place of a great being that took time, out of
time and space to create the world in which I exist. A world meticulously designed to work as one
connected string. How can a world be fine tuned with irreducible complexity, without a designer?
My theistic worldview defines God as the uncaused creator, concerned with all of creation. His
concerns include bringing man back into relationship with Himself by way of His Son Jesus Christ.
Christ is part of the Godhead: God the Father, God the Son and God the Holy Spirit. He is the
anointed son of God, purposed to restore humanity from its deviation of God character and nature.
Jesus was born of a virgin birth; His Christendom was from the womb and His anointing allowed him
to demonstrate power over nature. Through Him, the ultimate result of pain and suffering, which is

demographic information. The respondents of this questionnaire consisted of fifty

The most effective approach for a company to uphold their brand image is to do so through internal

Internal branding is communicated through the store s employees as they emulate and push the brand

The Relation Between Genetics And Physiology And Medicine
Thomas H. Morgan: The relation of genetics to physiology and medicine.
Genetics is the study of how hereditary characteristics or genes are inherited. The studies of genetics
have first been recognized by Gregor Mendel. Gregor Mendel studied how traits were passed down
from parent to offspring using pea plants. It was later discovered that Mendel s law of inheritance not
only worked for pea plants but also on, animals and humans. Mendel s experiments gave rise to the
importance of chromosomes in genetic experiments, crossing over, and linkage. Thomas H. Morgan
experimented on Drosophila melanogaster, fruit flies to give further analysis of Mendel s two laws of
inheritance. Morgan s work have been recognized for discovery of sex linked genes and the
importance of understanding genes for medical practice, in which he discusses in his Nobel Prize
lecture; The relation of genetics to physiology and medicine.
To first understand sex linked inheritance we must understand Gregor Mendel s two laws of
inheritance. Mendel s first law of inheritance or Law of Segregation, describes how each allele in a
pair separates and forms into different gamete or sex cells, during the uniting of these sex cells (the
sperm and the egg). The second law of inheritance or Law of independent assortment states that, a pair
of alleles segregate or separate independently from the other allele in the union of the sex cells. An
addition was added to Mendel s two inheritance laws. These

The Importance Of Term Limits Of Judges
Recorder Philip Cattan, a respected Manchester barrister who sits as a judge part time, was seen to nod
off as ran under aged victim answered questions from the defense (Ollie Mcateer September 21st
2015). The Supreme Court is a very important part to our U.S government. The court decides the
legality of our laws, and how lives are effected by them: therefore we need to have active and
healthier judges that have some experience and know what they are doing. There are many reasons
why term limits should be put into action. In our Supreme Court most judges are aged or in their late
prime, due to the fact that we don t have a limit on how long a person can run as a judge. Judges in
their prime have a higher and faster thinking rate while their young for example, people are in much
sharper shape mental in their 40s,50s,60s, than 70s,80s,90s (Christopher Ingraham Febuary,13,2016).
Elderly people can lose their shine they had when they were young once they hit a certain age. They
can also get diagnosed with a sickness such as amnesia which can cause you to lose your memory
fairly easy. Health issues can really tamper with how you preform and results can end up bad. ... Show

like he or she wants too. Newer thoughts from everybody improves how we function (Winter 1991

A Real Estate Professional Essay
A real estate professional has a vast variety of jobs and duties. The foundation behind a realtorsrealtor

multiple different types of properties and as well as knowingunderstanding the state and federal laws
that could have an effect on a sale. Deeper into the profession you ll find working with other people,
and all the personality types that come with them, day in and day out is a very challenging task. Every
client will have a different need and different questions along with them. A real estate agent must find
ways to meet those needs as well as answer any questions. This requires a real estate agent to take
their knowledge as far as possible so they are ready for absolutely anything that can be thrown their
way. An agent must know the community, any planned changes the community may be making in the
future, or information on surrounding schools and job opportunities. When selling a house for
example, a potential buyer could ask about the type of grass growing in the backyard or the type of
wood flooring in the living room. Every day a real estate professional faces different questions, buyers
and sellers, property types, and changing laws or requirements. Due to these reasons a realtor has a
very versatile profession.

From that title team, the Phillies traded the middle infielders who began their careers with the

to get the contract off their books. As this offseason began, it was new Phillies general manager Matt

New Forms Of Extreme Vulnerability
Globalization processes have created new forms of extreme vulnerability that disproportionately
impact the welfare of poor women of color living in border cities. As borders have become
increasingly permeable and capitalism has transcended national borders, outsourcing labor has
become a common practice within transnational corporatism. To meet the demands of the global
North, gendered forms of labor have emerged in the global South that have resulted in the exploitation
and abuse of poor women of color. The rising levels of violence that poor, border women are subjected
is one of the multi faceted effects of globalization within border cities. The presence of an informal
economy, existing forms of patriarchal structure, racial hierarchies, and the militarization of borders
all lead to conditions that make female migrant workers across U.S. and Mexican borderlands
denationalized citizens. Because of the state s role in using militarization and policing as forms of
social control, migrant women cannot exercise their citizenship and claim control over their own
bodies. Although globalization is viewed as a phenomenon that improves the living conditions for all,
I argue that it presents complex challenges to women s claim over their own bodies and contributes to
their overall state of rightlessness within borderlands.
The presence of an informal economy alongside the formal economy within border cities neutralizes
sex service and gendered labor. Sexual violence towards women

Hunger Of Memory Richard Rodriguez
Richard Rodriguez, the author of Hunger of Memory, is a Mexican man who rose above prejudices to
become a distinguished member of society through education. Sherman Alexie, the author of
Superman and Me, is a Native American man who grew up on an Indian reservation with a love of
books and a penchant for learning in an attempt to exceed further than the predetermined path set in
front of him. Rodriguez perceives education as something that has built a division between him and
his family but allowed for assimilation into American life and achieve more than the initial
expectations of him, meanwhile, Alexie, who remains close to his family and defied all odds,
perceives education as a life saving tool that could potentially change ... Show more content on

The author, being an educated man, is against these programs because he believes success is attainable
without added help. Rodriguez was a socially disadvantaged child as he put it; however, he
accomplished everything without help, and believes through dedication achieving whatever you wish
is possible. At the end of the excerpt, the author mentions a Mexican maid. He ponders on the
circumstances which have separated their staunchly different lives. For Rodriguez education has
Carried me far, whether it is for better or worse.
The non Indians and Indians alike alienated young Alexie at school. In order to conform to subservient
expectations, smart Indian children were bullied into not actively talking or participating in class
further emphasizing Indian children who were expected to be stupid (Alexie). Teachers would ignore
the peer pressuring and bullying happening around them. Because the non Indians actively denied the
Indian kids of participating in school, they could not assimilate. Despite the persistence of non Indians
and Indians to deny Alexie the right to learn, he persevered and overcame adversity. His father

Federal Deposit Insurance System
Many nations have implemented deposit insurance for the protection of the depositors from losses that
result from the inability of a bank to meet its debts. As an element of safety net in the banking system,
deposit insurance is meant to increase financial stability. A Deposit Insurance system (DIS) main
objective is to make sure that that firms and households do not loose savings as well as deposits they
hold in banks in case of bank insolvency (Fdic.gov, 2014). It creates some confidence within the
financial system and promotes favorable services by banks. Therefore, DIS is not meant just for the
protection of depositors in a single bank but also ensure overall financial stability. Borrowed money is

In the 1930s, there were major troubles in financial markets in the US and the 1929 crash led to the
closure of 900 banks and contributed to economic depression. Depositors lost confidence in the
banking system and in 1934, deposit insurance coverage was established (Fdic.gov, 1998). There was
increase lending during the 1933 1983 periods and due to increased nontraditional risks in banks in the
1960s, another bank crisis emerged. Due to high interest rates and inflation, there were post World
War II bank failures and the FDIC had to meet depositors claims due to bank failures. In 1988, there
were 200 insured banks that failed hence the FDIC lost money too but in the early 1990s, insurance
premiums were raised from 12 cents to 23 cents per $100 deposits. Further reforms in the early 2000s
include raising deposit insurance to $250,000 per depositor while banks would be required to meet
premium payments in advance (Fdic.gov, 2014). Large and riskier banks would also pay higher
premiums. The 2008 financial crisis battered the system as bank failures increased

Power s Influence On The Visual Arts Of Germany
History suggests that a concentration of power leads to systemic inequalities through unjust
representation in political institutions and social status. This can be seen through various examples,
however, the most prominent being Hitler s strong influence on the visual arts of Germany and how
the excessive power of Wall Street s strong control on finance, the government, and certain policies.
Throughout the mid 20th century, there are many instances where power has led to systemic
inequalities, not only within politics but also within visual arts. Art, along with other forms of visual
art was greatly shaped by Nazi beliefs once Hitler gained power in early 1933. Hitler considered

Health Current Toolkit Paper
While I was looking over the Health Current Toolkit information, I was very impressed on how they
covered just about everything. One of my favorite things that I found was the frequently asked
questions page, for me it was very helpful because this is all new to me and this page was extremely
helpful to understand the basics about HIE records. I feel that the whole thing had all the details you
needed to understand what they were and how they worked. The only thing that was not too clear for
me was that they are able to access your all your records in the case of an emergency. I am all for that

I also like the fact that if for whatever reason I felt that I did not want some information to be
accessible, I can opt out there and then they cannot access that information. Overall, I feel that HIE is
a safe and helpful program that I would want my information in. Some data that might be considered
sensitive is maybe if one had an illness that almost cost them their life or an injury or an accident or
the death of a loved one due to illness. I do feel that this data should be shared differently. I feel like
this type of data should have its own set of opt in and opt out system because this is data that could be
very sensitive to a patient and should be treated with care. Although this data can be helpful in
diagnosing problems or treatments, I feel that they should not be talked about casually if they are
talked about, they should be spoken of with just the doctor and the patient and whomever else the
patient wishes to hear the sensitive data and that is it. As long as this data is handled with care and not
taken lightly, it will not be a problem. The relationship between standards is that they are rules or
guidelines that help in keeping the information safe. According to himss.org (1), The Consolidated

Averroes Research Paper
Medieval philosophy is the philosophy in the era referred to as the Middle Ages, the period extending
from the fall of the Western Roman Empire in the 5th century C.E. to the Renaissance in the 16th
century. It is defined partly by the process of rediscovering the ancient culture developed in Greece
and Rome in during classical period, and partly by the need to address theological problems and to
integrate sacred doctrine along with secular learning. The main topics that were discussed throughout
this period was the relation of faith to reason, the existence of God, the purpose of theology and
metaphysics, and the problems of knowledge, of universals, and of individuation. One influential
philosopher from this period is Averroes.
We will now take a look at the life of Averroes. Averroes was born in 1126 in Córdoba. He was raised

It was through the Latin translations of Averroes work that the legacy of Aristotle became more widely
known in the West, with particular importance for the Medieval Scholastic movement (philosophy

Muslim theology, and some regard him as a precursor to modern secularism in Western Europe. His
most important philosophical work was Tahafut al tahafut ( The Incoherence of the Incoherence ). In
this work, he defended Aristotelian philosophy against the claims of al Ghazali. Al Ghazali had argued
that Aristotelianism, specifically as presented in the earlier writings of Avicenna, was self
contradictory and an affront to Islamic teachings. Averroes contended that al Ghazali s arguments were
false and that Avicenna s interpretations were a distortion of genuine

Enhancing Critical Thinking Skills
Critical thinking is a skill that can be developed by learning over time. Using critical thinking is about
having the ability to comprehend and push for answers. It works best with a positive attitude, and a
will to learn (Bethel University, 2013). The article I read was a study to improve your critical thinking
and writing skills. They used a series of writing assignments over a 10 week period, starting with
simple writing assignments, ending with ones that were more formal to push your critical thinking,
thus improving your writing skills (Varelas, Wolfe, Ialongo, 2015). By the end of this exercise, the
student s critical thinking and writing had improved significantly. They were able to interpret and

A Report On Japanese Tea
As Japanese Tea Ceremony is an important part of Japanese food and culture, drinking tea was
initially popular in China since the fourth century. From history, tea plants did not grow in Japan
initially until the first seeds were brought from China during the Tang Dynasty (China 618 907).
During this period, the two countries were at their prime as they were experiencing growing
relationships and cultural exchanges between each other. In China, tea was esteemed for its medicinal
value and represented an elegant drink. According to legend, the history of tea in Japan was created
1,300 years ago by a Buddhist monk, named Bodhidharma. Uniquely, the story is that he would have a
daily routine of meditating for nine years just by staring at the wall of a cave. In his own personal
journey, he battled his occasional drowsiness where he has to drink tea to ease the pain. Eventually, he
came up with the idea of cutting off his eyelids, so his eyes would not close. Supposedly, on the place
where he placed his severed eyelids, the first tea bushes appeared. From this legend, it was reported
that this story is why the tea ceremony is so important to Zen Buddhism and Japanese culture as he
was an important role model. (Hays, 2013)
Initially, tea started as a powdered tea which were tea leaves that are steamed, dried, and then crushed
into powder. In addition, the tea developed the split bamboo whisk that was to be stirred into the hot
water. Throughout time, China replaced the powdered

Essay on High Noon
For my at home movie I watched Hang em High directed by Ted Post. It is considered a spaghetti
western that was made in America. In comparison to the film we watched in class, High Noon directed
by Fred Zinnemann. These two westerns had many similarities and differences. From differences in
how the movie was actually shot, to the similarity of how both of the main characters are loners, these
two movies connect all over on many different levels.
High Noon was the story of a very brave man, Will Kane played by Gary Cooper, which is giving up
his Sheriff position to become a homemaker with him wife. Just when they are leaving to start their
new life together, there is news that four outlaws are coming back into town to seek revenge on ...

accuse him of stealing cattle and killing one of their neighbors. When he can t prove to them his
innocence, they hang him. It just so happens that a U.S. Marshall was in the area and he saved Cooper
s life. Then the Marshall brought him to the judge to see if he is guilty. Eventually, it was discovered
that Cooper was innocent, and had bought the cattle from a criminal who killed the owner then sold
the cattle to him. Cooper was finally released, but he now wanted revenge on the men who tried to
lynch him. The judge tells Cooper to give their descriptions to one of his marshal s and they will try to
find them, but Cooper feels that it s not enough. The judge warns Cooper about taking the law into his
own hands. When he told the judge that he was a formal law man, and he knows the law, the judge
offers Cooper a job as a Marshall, and he takes the job. After accepting the job, he goes around and
tried to gather up all men that tried to hang him. Along the way he has many side adventures, and tests
the limits of right and wrong. In the end after a good old fashion western shoot out, Cooper goes back
to town and decides that he s done, or so we think. The judge made him realize

The Third Largest Coal Ash Spill
The third largest coal ash spill in United States history has left some citizens in North Carolina fearing
their water is not safe to drink. This fear is a result of anywhere between 50,000 and 82,000 tons of
coal ash and up to twenty seven million gallons of contaminated water being dumped into the Dan
River in Eden, North Carolina on February 2, 2014. The spill was caused by a busted storm drain pipe
that ran under an unlined coal ash pond at Duke Energy s Dan River Combined Cycle Station ( Duke
Energy s Grievous ). Coal ash is a byproduct of burning coal for energy and contains substances such
as arsenic, lead, and mercury. These toxic chemicals are not only harmful to the environment but to
the human population as well (Christian). ... Show more content on Helpwriting.net ...
Listed below are the proposed draft risk classifications for each facility in North Carolina as of
December 2015.
Draft Proposed Impoundment Classifications. DEQ. 31 Dec. 2015. Web. 8 Apr. 2016.
The coal ash that is buried underground still has the potential to seep into the neighboring water
supply. Also, the high risk ponds will not be evacuated until 2019 and the low intermediate risk ponds
as late as 2029. Subsequently, there will still be run off from these ponds polluting fresh water for the
time being ( House, Senate Approve ). This settlement is not a win for residents surrounding these
impoundments. Preventing seepage from coal ash ponds and completely removing the coal ashes
away from fresh water is the only way North Carolinians will feel safe about their drinking water, no
matter the proposed risk classification.
For instance, the N.C. Department of Environmental Quality (DEQ) handed out a Clean Water Act
permit to the Duke Energy Riverbend coal ash site on Mountain Island Lake on the Catawba River
which supplies water for Charlotte, Mecklenburg County, Mount Holly, and Gastonia. This pollution
discharge permit is supposed to protect Mountain Island Lake from harmful coal ash pollution coming
out of the Duke Energy s Riverbend facility. In 2015, Duke Energy pleaded guilty to criminal coal ash
pollution and was issued to remove the coal ash pond at Riverbend. The coal ash lagoons are
scheduled to be

  • 2. Long Beach Appraisal Everyone involved in selling and buying of real estate in Long Beach has some unconditional interest in appraisals. The result of an appraisal has something or the other to do with what the buyer, seller, realtor, and lender are expecting out of the sale. If a property has been valued quite low by the appraiser, the seller would then be needed to lower the market price he or she had set. If we consider a Realtor in this case, it would mean a significant dip in commission. On the other hand, a high valuation of a property may result in the buyer having to pay a lot more than its true worth. In this situation, a realtor may receive high or low commission, depending on the final selling/buying price of the property. With these situations, you ... Show more content on Helpwriting.net ... If you are considering to hire someone to do this job, you should make sure that you approach a local appraiser, having a number of appraisal years in his locker. If you reach someone who has recently received the license, you may have to bear some frustrations in getting what you expect. However, an experienced appraiser will save you from having sleepless nights. This is why you should always work with an appraiser who comes with all the credentials. The appraiser may be hired, either by the buyer or the seller; for different reasons, of course. A buyer would hire an appraiser to have an accurate assessment of property, its price, and mortgage options. On the other hand, a seller would do the hiring to know the value of his or her property. Based on the valuation and the areas of improvement, the seller can make amendments to his or her property, if viable. This will help the seller in coming up to a maximum price that he or she can get after selling his or her property. The seller would work to get the most of his or her property and the buyer would look to pay as least as possible. In all of this, it is very important not to forget the real reason why appraisals are done. An appraisal report features many things, most of which are very hard to understand for a common buyer or seller. Good appraisers will ensure that they go that extra mile and make buyers or sellers understand things that ... Get more on HelpWriting.net ...

Opioids Study 1: Jae Hwang Song et al. divided 336 patients undergoing foot and ankle surgery under sciatic or femoral sciatic nerve block into treatment and control groups Based on the date of surgery. All the patients received a nerve block preoperatively. The block was established with mixture of lidocaine and ropivacaine injection. In the postanesthesia recovery room, a transdermal patch of fentanyl was applied to the chest of the patients with intravenous midazolam in the treatment group. The primary outcome measure was the difference in the number of requests for additional postoperative pain medication. The secondary outcome of interest was the degree of postoperative pain using a visual analog scale (VAS). also, complications noticed. Metoclopramide was given to nauseated patients (6). Made To The Proper Promisee The tender has to be made to the proper promisee. Tender made to an authorised agent would be valid but tender made to a stranger would obviously be invalid. 5. Reasonable Opportunity It should be provided to the promisee to inspect the quality and quantity of the type of goods agreed upon and to satisfy himself that they are according to the terms of the contract. Two more essentials can also be considered : 6. Person Giving Tender Must be Willing to Perform The person giving the tender must be willing and capable to perform the whole of what he was bound by the contract to do. 7. Tender Of Money Tender of money should always be made in the legal tender money and not in any other form If these essentials are fulfilled then one can safely conclude that a tender of performance has been made. Once the promisor makes a valid tender of performance, it is then for the promisee to accept the performance. If the tender of performance is rejected by the other party, the promisor is not responsible for non performance and is entitled to sue the promise for breach of the contract.

By taking the Presidency of Serbia in 1987, Milosevic began to pursue authority over Yugoslavian Federation, thus encouraging a different style of rule, the ultra nationalistic tendency, and advocating for incendiary Nationalism towards other ethnic groups and nations of the Federal Republic of Yugoslavia (Simon and Smale). With the political and military support of the Serbian President Slobodan Milosevic, Radovan Karadzic fought against the Bosnians and Bosnian Croats for more than three years. While the EU diplomats had no interest in finding a political solution of that time, around two million people became homeless, hundreds of thousands people got killed, and the conflict kept expanding, thus, the term ethnic cleansing became part of our daily vocabulary (Cigar and Sims). Throughout months, ethnic groups gained territory by night, and lost it by day. But a final solution of the conflict wasn t even predicted by any parts involved. By imposing economic sanctions, the international community and mainly the U.S. made sure to bring an end to this situation. The U.S. involvement, carried out by the U.S diplomat Richard Holbrooke, minimized Milosevic power and support, thus, a peaceful agreement made its sight at the end of the tunnel. On November 21, 1995 the Bosnian President Alija Izetbegovic, the Serbian President Slobodan Milosevic and the Croatian President Franjo Tudjman reached an agreement in Dayton The Dayton Accords an agreement that would end the bloody war in Bosnia and Herzegovina (Balkan Accord). Page 1 paragraph 2 Doodle was an ordinary boy with something special that not everybody had a heart condition. It prevented him from doing most things an average boy could. Doodle and his brother would spend most of their time at Old Woman Swamp or outdoors. They are always together in some way. The author of The Scarlet Ibis uses foreshadowing, similes, and imagery to show that others expectations of one can impact themselves and take a toll on their life. Doodle has already gone too far by learning how to walk, while the doctor says to be careful. On page 3, according to the doctor, the instructions are, ... he mustn t get too excited, too hot, too cold, or too tired... must be treated gently. Disobeying these instructions can come with consequences. The doctor then goes on saying some movements could strain his weak heart and possibly kill him. Secondly, man vs. self. • 8. Mitosis And Eukaryotic Analysis Life starts out in organisms that are so small and complex even the naked eye can t see. It starts from the zygote and ends up becoming the person you are today! It all starts from a cycle, when fertilization, the fusion of two haploid gametes, (the sperm and the egg) forms a diploid zygote. This is how the chromosome number in a life cycle changes from haploid to diploid (23 to 46). A lack of chromosomes or having more than 23 chromosomes can cause syndromes like Down Syndrome or Turner Syndrome, which will be discussed later. Mitosis is the division of a haploid or diploid cell into two duplicate daughter cells. Mitosis is basically the division of a nucleus into two duplicate cells, and both have the same number of chromosomes. These identical cells are called totipotent cells, which have the ability to develop into new organisms. A good example of cell division in haploid cells is how the male honey bee develops from an unfertilized haploid cell. For humans, each cell contains 50% DNA from mom and other 50% from dad. Since these cells are eukaryotic, they include both introns and exons. Exons are the nucleotide segments in genes and introns are non coding regions. In ... • 9. The Worldview And Its Impact On My Worldview Over the years my worldview has evolved from as a by product of cultural influence, to one steeped in my belief of God. However, until I got married 4 years ago, I had never actively worked on developing my Christian theistic worldview. Brown, Phillips and Stonestreet (2008) described a persons worldview as the framework that guides our beliefs and viewpoints (p. 21). With this in mind, I have established 3 main tenants of my worldview, God is, the universe was and morality will be. These are the foundations for the way I live, move and express my being in this world. My worldview is informed by way of epistemology. Epistemology suggest the source of all knowledge is God. Knowledge can be acquired through reading and studying the bible. ... Show more content on Helpwriting.net ... He is holy, unchanging, all powerful, all knowing, and present everywhere. As stated by Groothuis (2011) But Christianity, on the contrary, depicted God as a rational, responsive, dependable, and omnipotent being and the universe as his personal creation, thus having a rational, lawful, stable structure, awaiting human comprehension ( p. 102). All that is in the universe, except for God Himself, is God s creation. Therefore, my Christian worldview begins with the existence of a God who is the personal and creator of everything we survey. Knowing that God is the cause for creation, brings perspective to my life. It establishes the place of a great being that took time, out of time and space to create the world in which I exist. A world meticulously designed to work as one connected string. How can a world be fine tuned with irreducible complexity, without a designer? My theistic worldview defines God as the uncaused creator, concerned with all of creation. His concerns include bringing man back into relationship with Himself by way of His Son Jesus Christ. Christ is part of the Godhead: God the Father, God the Son and God the Holy Spirit. He is the anointed son of God, purposed to restore humanity from its deviation of God character and nature. • 14. The Relation Between Genetics And Physiology And Medicine Thomas H. Morgan: The relation of genetics to physiology and medicine. Genetics is the study of how hereditary characteristics or genes are inherited. The studies of genetics have first been recognized by Gregor Mendel. Gregor Mendel studied how traits were passed down from parent to offspring using pea plants. It was later discovered that Mendel s law of inheritance not only worked for pea plants but also on, animals and humans. Mendel s experiments gave rise to the importance of chromosomes in genetic experiments, crossing over, and linkage. Thomas H. Morgan experimented on Drosophila melanogaster, fruit flies to give further analysis of Mendel s two laws of inheritance. Morgan s work have been recognized for discovery of sex linked genes and the importance of understanding genes for medical practice, in which he discusses in his Nobel Prize lecture; The relation of genetics to physiology and medicine. To first understand sex linked inheritance we must understand Gregor Mendel s two laws of inheritance. Mendel s first law of inheritance or Law of Segregation, describes how each allele in a pair separates and forms into different gamete or sex cells, during the uniting of these sex cells (the sperm and the egg). The second law of inheritance or Law of independent assortment states that, a pair of alleles segregate or separate independently from the other allele in the union of the sex cells. The Importance Of Term Limits Of Judges Recorder Philip Cattan, a respected Manchester barrister who sits as a judge part time, was seen to nod off as ran under aged victim answered questions from the defense (Ollie Mcateer September 21st 2015). The Supreme Court is a very important part to our U.S government. The court decides the legality of our laws, and how lives are effected by them: therefore we need to have active and healthier judges that have some experience and know what they are doing. There are many reasons why term limits should be put into action. In our Supreme Court most judges are aged or in their late prime, due to the fact that we don t have a limit on how long a person can run as a judge. Judges in their prime have a higher and faster thinking rate while their young for example, people are in much sharper shape mental in their 40s,50s,60s, than 70s,80s,90s (Christopher Ingraham Febuary,13,2016). Unfortunately for the Phillies, they finished below the Braves last year in the NL East. Philadelphia wasn t only last in the division, the Phillies also had the worst record in MLB at 63 99. However, the dreadful season earned Philadelphia the first pick in this year s MLB Draft in June. The Phillies rebuild began when they finally decided to dismantle the old core that won the World Series in 2008. From that title team, the Phillies traded the middle infielders who began their careers with the organization. Philadelphia traded shortstop Jimmy Rollins after the 2014 season and second baseman Chase Utley in August of last season. Both players were traded to the Los Angeles Dodgers and brought back a few pitching prospects. The Phillies biggest return came from trading pitcher Cole Hamels to the Texas Rangers in an eight player deal at the deadline last year. Philadelphia sent Hamels and reliever Jake Diekman to the Rangers for pitchers Matt Harrison and Jake Thompson, minor league pitching prospects Jared Eickhoff and Alec Asher, catcher Jorge Alfaro and outfielder Nick Williams. However, Harrison has battled back issues, so his castoff was merely a way for the Rangers to get the contract off their books. As this offseason began, it was new Phillies general manager Matt Klentak s job to continue the rebuild. Klentak s first move was trading closer Ken Giles and shortstop Jonathan Arauz to the Houston Astros for former No. 1 overall pick Mark Appel and pitchers Thomas Eshelman, Brett Oberholtzer, Vincent Velasquez and Harold Arauz. The Phillies deals have replenished their farm system after years of being trade deadline buyers depleted it. • 20. New Forms Of Extreme Vulnerability Globalization processes have created new forms of extreme vulnerability that disproportionately impact the welfare of poor women of color living in border cities. As borders have become increasingly permeable and capitalism has transcended national borders, outsourcing labor has become a common practice within transnational corporatism. To meet the demands of the global North, gendered forms of labor have emerged in the global South that have resulted in the exploitation and abuse of poor women of color. The rising levels of violence that poor, border women are subjected is one of the multi faceted effects of globalization within border cities. The presence of an informal economy, existing forms of patriarchal structure, racial hierarchies, and the militarization of borders all lead to conditions that make female migrant workers across U.S. and Mexican borderlands denationalized citizens. Because of the state s role in using militarization and policing as forms of social control, migrant women cannot exercise their citizenship and claim control over their own bodies. Although globalization is viewed as a phenomenon that improves the living conditions for all, I argue that it presents complex challenges to women s claim over their own bodies and contributes to their overall state of rightlessness within borderlands. The presence of an informal economy alongside the formal economy within border cities neutralizes sex service and gendered labor. Sexual violence towards women ... Get more on HelpWriting.net ...

  • 31. A Report On Japanese Tea As Japanese Tea Ceremony is an important part of Japanese food and culture, drinking tea was initially popular in China since the fourth century. From history, tea plants did not grow in Japan initially until the first seeds were brought from China during the Tang Dynasty (China 618 907). During this period, the two countries were at their prime as they were experiencing growing relationships and cultural exchanges between each other. In China, tea was esteemed for its medicinal value and represented an elegant drink. According to legend, the history of tea in Japan was created 1,300 years ago by a Buddhist monk, named Bodhidharma. Uniquely, the story is that he would have a daily routine of meditating for nine years just by staring at the wall of a cave. In his own personal journey, he battled his occasional drowsiness where he has to drink tea to ease the pain. Eventually, he came up with the idea of cutting off his eyelids, so his eyes would not close. Supposedly, on the place where he placed his severed eyelids, the first tea bushes appeared. From this legend, it was reported that this story is why the tea ceremony is so important to Zen Buddhism and Japanese culture as he was an important role model.
