  4. Websites, guides, calling and visiting the community are means of gathering information for prospects.
  5. Once the research/info gathering process has been completed, having the opinions of others in their circle can be the tipping point for making a leasing decision.
  6. Traditional marketing is important because prospects need enough information to help in the decision making process. However communities will not be successful by focusing solely on traditional marketing avenues.
  7. Residents are an untapped resource. Think beyond the typical referral program – get your residents to talk about you without having to offer something in return.
  8. Word of mouth marketing begins with the onsite experience. Give residents something good to talk about and they will do the work for you
