What is Quantity surveyor(QS)?
QS provide quantity surveying services to clients .We prepare
estimates cost for clients.
What are the qualifications needed to be a QS?
After u graduate u will need to register with a local profesional
body which is Royal Institute of Surveyor and the Board of
Quantity surveyors Malaysia .then you will have to sit exams and
interviews.
What is the role of a QS in pre actual and post construction?
Precontract will involve estimating.Then we move on to the next
stage call tendering stage.At this stage tender drawing will be
prepared by certain personals.,QS will measure the quantity of
these tender drawings and inform client of the prices..After the
building is completed we will move into final accounts.,we
compile all variation order(vo) and calculate the new contract
sum.
What are the problems normally faced by a QS?
Contratual claims.When the contractor cannot finish his work in
time he will ask for a extention.So Qs will evaluate the cost of
extra fees.
Do QS read architect & engeneer drawings?
Yes,For us to prepare the cost we need to
study. the drawings.
What is the relationship between QS and
other consultants?
We need to coordinate and work as a team
and communicate with one another.
Is there a difference between local and
international QS?
This profession is born in the UK,so
commenwell countries adopt QS.In the US
there will be cost estimaters instead of QS.
Role And Responsibility of a QS
• Prepare quantity take-offs,and tender
proposals in support of bid submissions
• Calculate all labour , plant , material and
sub contractor requirements of bids.
• Evaluate supplier and sub-contractor
quotes and prepare quatation
comparisons
• Cross-check Clients’BOQ against tender
drawings and specifications.
• Negotiate contract terms with suppliers
and sub-contractors;prepare letters of
Award and sub-contract argeements.
• Draft contractual letters to Consultant
and client.
• Identify and calculate all variations, and
prepare variation reports for management
• Evaluate and recommend valuation of
suppliers’and sub-contractor’s Variation
claims against CDC.
• Prepare monthly payment applicantions
to the client.
• Review and comfirm all sub-contractor
invoices and payment requests and
forward to the Project manager for final
approval.
• Prepare initial cash flows and monitor
cash flow progressively.
• Establish and mantain cost control
procedures and assist in the formulation
of financial reports to Management
