 Consider a request of Williams-Hirsch
Custom Builders, applicant, representing
Alex & Deborah Loukas, owners, for the
significance review of the existing main
structure located at 372 Blue Bonnet under
Demolition Review Ordinance No. 1860 in
order to demolish 100% of the existing main
structure and all accessory buildings.

3. SUMMARY
 The applicant is seeking to demolish the
existing home and all accessory
structures in order to construct a
craftsman/cottage style home.
 The applicant has submitted for their
compatibility review and will present at
the August 15th ARB meeting.

 South side of Bluebonnet near N. New
Braunfels Ave.

POLICY ANALYSIS
 The existing 1,159 sq. ft. home was built in
1940.
 Staff has reviewed the property and has not
found any evidence that the home was built
by a noted architect or has any major
historical significance.

ARB RECOMMENDATION
 Reviewed the request on July 18, 2017.
 Found no significance in the existing
structure.
 Approved the demo request.

PUBLIC NOTIFICATION
 Postcards were mailed to property owners
within a 200-foot radius of the property,
appropriate notice was posted on the City
website and a sign was posted on the
property
