Consider a request of Marcelo Andonie,
applicant, representing MS410 Partners,
LLC, owner, for the significance review
of the existing structure(s) located at
518 Tuxedo Ave under Demolition
Review Ordinance No. 1860 (April 12,
2010) in order to demolish 100% of the
existing main structure.

Applicant is seeking to demolish 100%
of the existing structures located at
518 Tuxedo Ave.

BACKGROUND
Legal Description (LOT 3, 4 & the east
half of lot 2, BLOCK 201, CB 4024)
The property is zoned SF-A and is
located on the south side of Tuxedo
Ave., between Loveta St. and La Jara
Blvd.

POLICY ANALYSIS
The 2,795 square foot home (inclusive of
attached garage) was built in 1950,
according to the Bexar County Appraisal
District.
Staff has reviewed the property and has not
found any evidence that the home was built
by a noted architect, belongs to a distinct
architectural style, or has any major
historical significance.

ARB RECOMMENDATION
On November 17, 2015 the ARB
reviewed the case, found no
significance in the existing structure,
and approved the demolition request.

PUBLIC NOTIFICATION
Postcards were mailed to property owners
within a 200-foot radius of the property,
appropriate notice was posted on the City
website and a sign was posted on the
property
