proposed main structure located at 325
Cleveland Ct, Court 1, also identified as CB
4050, BLK 4, LOT 12, under Demolition Review
Ordinance No. 1860 in order to construct a new
single-family residence with detached
accessory structure.
SUMMARY
 The applicant is seeking to develop a
single-family residential structure in a
MF-D zoning district.

BACKGROUND
 Zoned MF-D
 Located at the southwest corner of
Grandview Place & Cleveland Court (corner
lot).
 Property originally consisted of the 2 platted
lots with 1 structure located across both
lots.
 Structure was reviewed for significance and
demolished in October 2017.

 47% F.A.R. (MF-D has no F.A.R. cap).
 Impervious Cover = 64.01% (Max allowed =
85%)
 Height = 27’
 Street trees, 5’ sidewalks to be installed, 2
parking spaces.

POLICY ANALYSIS
 The property meets all regulations regarding
the updated MF-D codes.
 Building materials are stucco and Spanish
style tile roof.
 New addresses will need to be assigned.

 Held a public hearing on May 15, 2018
 Approved the request as with some
minor modifications to windows in
regards to style & location.
 Those modifications were made by
the applicant and the elevations
previously shown are inclusive of
the changes.

PUBLIC NOTIFICATION
 Postcards were mailed to property owners
within a 200-foot radius of the property,
appropriate notice was posted on the City
website and a sign was posted on the
property.
