SUBJECT: Case No. 857 F – 6011 Broadway
Request of Lyndsay Thorn, Architect, of Thorn Architects, PLLC, applicant, to modify
the exterior facades of the existing commercial structure at the property located at 6011
Broadway.

BACKGROUND INFORMATION
The property is zoned B-1 and is located on west side of Broadway, south of Albany, at Montclair.
A Preliminary Review was conducted by the Architectural Review Board at its April 20, 2021
meeting. No action was taken.
POLICY ANALYSIS
The exterior modifications would not change the existing footprint or height of the commercial
structure. The siding material will be replaced with a cream color traditional smooth three coat
stucco and existing storefronts will be replaced with new black Low-E storefront.
The Architectural Review Board heard the request at their August 17, 2021 meeting and voted
unanimously to recommend approval of the exterior modifications as requested.
FISCAL IMPACT
No projected fiscal impact from this project has been calculated.
