Request of Frank and Erica Ramos, applicant, representing Nancy Carson
Baldridge, owner, for the significance review of the existing main structure in
order to demolish 100% of the existing main structure and accessory structures.

SUMMARY
The applicant is seeking to demolish 100% of the existing improvements which have fallen in
to disrepair. The intention is to build a new single-family residence at a later date.
BACKGROUND INFORMATION
The property is located on College Blvd at the north west corner of the intersection with Alamo
Heights Blvd.
POLICY ANALYSIS
Staff did not identify any historical or architectural significance of the structure. The
Architectural Review Board (ARB) reviewed at the April 21, 2020 meeting, declared the
structure not significant, and recommended approval of the demolition.

In accordance with order of the Office of the Governor issued March 16, 2020, where he temporary
suspended certain provisions of the Texas Open Meetings Act, take notice that a regular meeting scheduled
at 5:30 p.m. on Tuesday, April 21, 2020 will be conducted by telephone conference in order to advance
the public health goal of limiting face-to-face meetings (also called “social distancing”), to slow the spread
of the Coronavirus (COVID-19), to consider and act upon any lawful subjects which may come before it.
There will be no public access to Alamo Heights Council Chamber.

Review Ordinance No. 1860 (April 12, 2010).
Chapter 5 of Code of Ordinances (Buildings and Building Regulations) requires City Council to consider the
ARB’s recommendation for all demolition/final design review applications. Please check the ARB posted

To whom it may concern,
We are under contract to purchase 301 College Blvd. Our closing is scheduled for 31 March 2020.
The home is in bad repair and the garage in the back of the property is nearly falling down. Our plan is
to demolish the existing buildings, sidewalks, asphalt, and thereafter build. However, we come to you at
this time solely requesting the demolition permit.
Our worry is that the condition of the existing property is in such bad repair that it could be a potential
hazard to anyone trespassing. We do not want anyone to get injured on the property while we are
working with an architect and builder over the next several months to develop our plan moving forward.
The current owner has signed off on the request for permit, understanding that we will be the
responsible party for demolishing the property after our closing on 31 March 2020.
We thank you for your consideration. Enclosed, you will find our application for permit and pictures of
the property in question.
