BIM Maturity Levels
Level 0
Unmanaged CAD, in 2D, with paper (or electronic paper) data
exchange.
Level 1
Managed CAD in 2D or 3D format with a collaborative tool
providing a common data environment with a standardised
approach to data structure and format. Commercial data will
be managed by standalone finance and cost management
packages with no integration.
Level 2
A managed 3D environment held in separate discipline 'BIM'
tools with data attached. Commercial data will be managed
by enterprise resource planning software and integrated by
proprietary interfaces or bespoke middleware. This level of
BIM may utilise 4D construction sequencing and/or 5D cost
information. The Government’s BIM Strategy Paper called for
the industry to achieve Level 2 BIM by 2016.
Level 3
A fully integrated and collaborative process enabled by 'web
services' and compliant with emerging Industry Foundation
Class (IFC) standards. This level of BIM will
utilise 4D construction sequencing, 5D cost information
and 6D project lifecycle management information.
BIM Uses
Twenty-five BIM Uses, organized by project phase of project
development, were identified through numerous interviews
with industry experts, analysis of implementation case
studies, and review of literature.
The descriptions were developed to provide a brief overview
for project team members who may not be familiar with the
BIM Use, and to provide additional information that the
project team may find valuable during the selection process.
Each description includes an overview of the BIM Use,
potential benefits, required team competencies, and
selected resources that can be referenced for additional
information about the BIM Use.

What’s in for me
Since the tender stage the information are exchanged in a
non structured format between all the departments.
Documents, emails, drawings, models, contracts are just a
small part of the big box.
All the arrows connecting the boxes (and those are not all
the possible boxes) are bi-directional and can be connected
with each single box in the diagram.
It is clear that is not easy to find a workflow that can
demonstrate a construction workflow.
What if…
We convert this workflow in a MODEL CENTRIC
ENVIRONMENT where each department is able to input and
extract information at the same time with the most updated
version of the information.
This is the real essence of BIM. No matter what is your BIM
Use or the tool, you’ll always be able to reach the latest
version of the available information.
Detailed Design
To be able to describe the different stages of the design and
construction process we can introduce the concept of LOD
(Level of Development) and LOI (Level of Information)
The first measures the geometry level of detail that the
model has to be able to meet the requirement.
The second measures the quality of the information
associated with geometry itself.
The Detailed Design (Concept, DD1, DD2, etc.) assumes that
the model start from an early stage of LOD100 with the
concept design and reach a LOD300 before the model is
provided to a contractor.
In a LOD300 we already have good geometry coordination,
whit a clear information related to the element. For example
in the screenshot is visible the Equipment Number of the
pump.
This tag is the same since the real first BoQ and will remain
the same until the end of the project.
Shop Drawing
In the Shop Drawing phase the contractor is able to move
from an LOD300 to a LOD400.
At this stage the Procurement process has started and we
already have more information about the real size of the
equipment, the manufacturer and we start to collect
documentation related to the equipment itself (submittals,
MAR, purchase orders, etc.)
In any case, the tag of the element remains the same.

Cost Coordination
When it comes to cost control is really important to find the
right information in a short amount of time.
The model can be used at any stages, from the tender until
the construction, to extract exact quantities.
Procurement department can estimate the amount of
elements and prepare the purchase schedule, according to
the project plan. The information coming from the planning
department are implemented in the model and is easy to
filter elements according to a specific stage.
Items in the models can be organized with the correct SAP
code and reports can be customized to print directly a
purchase order!
Commercial department is able to extract quantities and
compare those against different stages of the design. In this
way will be easier to prepare a variation order or document a
claim.
Construction department can, any time, extract quantities of
a specific area to order the material without wasting time
and ordering the exact amount required.
For a BIM project is mandatory that all the staff is trained
on the basics features
Spatial Coordination
With a more accurate model, the spatial coordination (also
known as Clash Detection) moves to a step forward.
More geometries are inserted in the model like support,
accessories and all of them should be coordinated with the
real site condition.
This is the most critical use of a BIM Model because is
affecting many departments at the same time and is the real
key for a successful and profitable project.

At this stage is critical that both Design and Construction
department, access the same information at the same time
A Common Design Environment based on a Cloud Platform
and mobile devices (iPAD), can guarantee this real time
interaction.
The construction team can always suggest a solution for the
design to be implemented or, can ask for a clarification about
models.
Not only 3D…
But BIM is not only 3D!
At the same time each member of the company can access
drawings and documents, directly from the mobile
application.
Documents such as approved shop drawings, red marked
drawings, submittals, delivery schedules, take off, etc.
Live review
The review of both models and drawings can be conducted
between different offices at the same time with multiple
people.
Models can be reviewed from the site, form the main office
and from the HQ office…
Time coordination
From Projects Control department we can receive updated
information related to the site progress, planned installation
and actual installation.
Those information can be critical for site progress and can be
matched with Procurement schedule.
Time coordination
Installation progress from site is implemented in the model
to have an immediate feedback for design coordination
meeting.
We can easily understand is a particular area is already
installed and is difficult to change or, will have a time and
cost impact.
This time and cost impact can be also evaluated with a fast
take off from the model.
Installation – QA/QC
Autodesk® BIM 360™ Layout provides vertical construction
contractors the ability to connect the coordinated model to
the field layout process, helping to increase job site
productivity while improving the accuracy of staked or
installed building components.
Providing field layout personnel with the most up-to-date
coordinated model to conduct layout activities.
Eliminating the manual process of preparing and transferring
point coordinate detail to field data controllers for layout.
Easily communicating and sharing issues collected in the field
directly in the coordinated model for action by the VDC team
in the back office.
Utilizing an intuitive 3D model based app interface for
navigating and locating point coordinates on the job site.
Analyzing layout productivity data to determine best
practices for future planning and execution.
Installation and T&C
With still that number in our mind (DWP-RSSB020-TL-01) we
are ready to push those information to a next level.
The model is coordinated (95%), still there’re design changes
on going and the model will be recoordinated until the last
day but, something is already installed and should be tested.
There’re procedures, check lists, documents to be attached
and all those information are still available in a unique
environment and still accessible to all the staff memebers.
Installation and T&C
Check list are available through mobile devices and are ready
to be used by the commissioning engineers and managers.
All the elements that we decided to be controlled are coming
directly from the model and we don’t have to recreate from
scratch the list.

Design intent verification
In the era of connection, there’re many ways to
communicate the design intent to both the customer and our
team.
A Risk assessment can be conducted with the model, in
critical areas, to verify both the risk of hazards or validate
contractual requirements.
3D models can be used with Augmented Reality and Virtual
Reality platform.
Design intent verification
New technologies are coming to the construction
market, especially related to Augmented Reality.
Microsoft Hololens, together with DAQRI has designed
a new Construction Helmet that can meet both safety
and technological requirements.
In this way the Construction Manager, Site Supervisors
and the Client are able to inspect the site before is
physically built.
O&M
After the completion of the project, the client will take
all the data collected during all the stages and input
those into a MMS (Maintenance Management
System).
There’re many ways to collect and use data using the
COBie spreadsheets or more professional platform like
EcoDomus and Drofus.
The idea is to have a centralized database connected
to a system able to guide the maintenance team
during their activities both planned and occasional.
Conclusion
What if we convert the construction workflow in a MODEL CENTRIC
ENVIRONMENT?
We’ll not have a duplicate information and, on a medium-long term, the
company itself will benefit from the entire process, not only related to
budget but also to the quality of the project delivered.

BIM workflow for construction

    BIM Maturity Levels Level0 Unmanaged CAD, in 2D, with paper (or electronic paper) data exchange. Level 1 Managed CAD in 2D or 3D format with a collaborative tool providing a common data environment with a standardised approach to data structure and format. Commercial data will be managed by standalone finance and cost management packages with no integration. Level 2 A managed 3D environment held in separate discipline 'BIM' tools with data attached. Commercial data will be managed by enterprise resource planning software and integrated by proprietary interfaces or bespoke middleware. This level of BIM may utilise 4D construction sequencing and/or 5D cost information. The Government’s BIM Strategy Paper called for the industry to achieve Level 2 BIM by 2016. Level 3 A fully integrated and collaborative process enabled by 'web services' and compliant with emerging Industry Foundation Class (IFC) standards. This level of BIM will utilise 4D construction sequencing, 5D cost information and 6D project lifecycle management information.

    BIM Uses Twenty-five BIMUses, organized by project phase of project development, were identified through numerous interviews with industry experts, analysis of implementation case studies, and review of literature. The descriptions were developed to provide a brief overview for project team members who may not be familiar with the BIM Use, and to provide additional information that the project team may find valuable during the selection process.     What’s in forme Since the tender stage the information are exchanged in a non structured format between all the departments. Documents, emails, drawings, models, contracts are just a small part of the big box. All the arrows connecting the boxes (and those are not all the possible boxes) are bi-directional and can be connected with each single box in the diagram. It is clear that is not easy to find a workflow that can demonstrate a construction workflow.

    What if… We convertthis workflow in a MODEL CENTRIC ENVIRONMENT where each department is able to input and extract information at the same time with the most updated version of the information. This is the real essence of BIM. No matter what is your BIM Use or the tool, you’ll always be able to reach the latest version of the available information.

    Detailed Design To beable to describe the different stages of the design and construction process we can introduce the concept of LOD (Level of Development) and LOI (Level of Information) The first measures the geometry level of detail that the model has to be able to meet the requirement. The second measures the quality of the information associated with geometry itself. The Detailed Design (Concept, DD1, DD2, etc.) assumes that the model start from an early stage of LOD100 with the concept design and reach a LOD300 before the model is provided to a contractor. In a LOD300 we already have good geometry coordination, whit a clear information related to the element. For example in the screenshot is visible the Equipment Number of the pump. This tag is the same since the real first BoQ and will remain the same until the end of the project.

    Shop Drawing In theShop Drawing phase the contractor is able to move from an LOD300 to a LOD400. At this stage the Procurement process has started and we already have more information about the real size of the equipment, the manufacturer and we start to collect documentation related to the equipment itself (submittals, MAR, purchase orders, etc.) In any case, the tag of the element remains the same.

    Cost Coordination When itcomes to cost control is really important to find the right information in a short amount of time. The model can be used at any stages, from the tender until the construction, to extract exact quantities. Procurement department can estimate the amount of elements and prepare the purchase schedule, according to the project plan. The information coming from the planning department are implemented in the model and is easy to filter elements according to a specific stage. Items in the models can be organized with the correct SAP code and reports can be customized to print directly a purchase order! Commercial department is able to extract quantities and compare those against different stages of the design. In this way will be easier to prepare a variation order or document a claim. Construction department can, any time, extract quantities of a specific area to order the material without wasting time and ordering the exact amount required. For a BIM project is mandatory that all the staff is trained on the basics features

    Spatial Coordination With amore accurate model, the spatial coordination (also known as Clash Detection) moves to a step forward. More geometries are inserted in the model like support, accessories and all of them should be coordinated with the real site condition. This is the most critical use of a BIM Model because is affecting many departments at the same time and is the real key for a successful and profitable project.

    Spatial Coordination At thisstage is critical that both Design and Construction department, access the same information at the same time A Common Design Environment based on a Cloud Platform and mobile devices (iPAD), can guarantee this real time interaction. The construction team can always suggest a solution for the design to be implemented or, can ask for a clarification about models.

    Not only 3D… ButBIM is not only 3D! At the same time each member of the company can access drawings and documents, directly from the mobile application. Documents such as approved shop drawings, red marked drawings, submittals, delivery schedules, take off, etc.

    Live review The reviewof both models and drawings can be conducted between different offices at the same time with multiple people. Models can be reviewed from the site, form the main office and from the HQ office…

    Time coordination From ProjectsControl department we can receive updated information related to the site progress, planned installation and actual installation. Those information can be critical for site progress and can be matched with Procurement schedule.

    Time coordination Installation progressfrom site is implemented in the model to have an immediate feedback for design coordination meeting. We can easily understand is a particular area is already installed and is difficult to change or, will have a time and cost impact. This time and cost impact can be also evaluated with a fast take off from the model.

There’re many ways to collect and use data using the COBie spreadsheets or more professional platform like EcoDomus and Drofus. The idea is to have a centralized database connected to a system able to guide the maintenance team during their activities both planned and occasional.
