Unit II
Plinth
The plinth or any part of a
building or outhouse shall be so
located with respect to highest
road level from site so that
adequate drainage of the site is
assured.
The height of the plinth shall be
not less than 450mm or 18” from
surrounding ground level.
Interior Courtyards,

Spaces and Garages:
Every interior court yard shall be
raised at least 150mm above the
determining ground level
Habitable Room :
Bedroom/ Living Rooms
• The height of the all rooms for
human habitation ≮2.75 m,
measured from the surface of the
floor to the lowest point of the
ceiling.
• In case of air-conditioned rooms a
height ≮2.4 m measured from the
surface of the floor to the lowest
point of air-conditioning duct or
the false ceiling if provided.

Bedroom/ Living
Rooms
The area of habitable rooms
≮ 9.5 m² where there is only
one room with a minimum
width of 2.4 m.
Where there are two rooms,
one of these shall ≮ 9.5 m²
and the other ≮ 7.5 m² with
a minimum width of 2.4 m.
Kitchen
• Height ≮ than 2.75 m
• The area of the kitchen ≮ than 5.6 m² with a minimum width
of 1.8 m.
• Where there is a separate store, the floor area of the kitchen
may be reduced to 4.5 m².
• A kitchen which is intended for use as a dining room also, shall
have a floor area ≮ 9.5 m² with a minimum width of 2.4 m.

(i) a flue if found necessary
(ii) an impermeable floor and
(iii) means for the washing of kitchen utensils which shall lead
directly or through a sink to a grated and trapped
connection to the waste pipe.

The height of bathroom and W.C measured

If it is combined with WC. its floor area shall not
be less than 2.8 m² with a minimum width of
1.2 m.
The minimum floor area of a separate WC shall
be 1.1 m²

Bathrooms
Situated that at least one of its walls shall
open to external air.
Unless mechanically ventilated, it shall have a
minimum opening in the form of window or
ventilation opening of area not less than
0.3sq.m with side not less than 0.3m.
Have the platform or seat made of watertight
non-absorbent material.
Shall not open directly into any kitchen or
cooking space by a door, window or other
opening.
Bathrooms
Not be directly over or under any room
other than another water-closet, washing
place, bath or terrace, unless it has water-
tight floor.
All the sewage outlets shall be connected to
the municipal sewerage system.
Where no such system exists, a septic tank
shall be provided within the plot conforming
to the requirements.
Staircase
• For buildings such as assembly, business,
education there shall be minimum of two
staircases and one of them may be enclosed
stairway and the other shall be on the external
walls of building and shall open directly to the
exterior, interior open space or to any open
place of safety.
• Single staircase may be considered for Non-
high-rise residential, educational, business or
group housing society where floor area does
not exceed 500 sq. m. and height of the
building does not exceed 18m (including Stilt
Floor)
Staircase
Interior stairs shall be constructed as a self-contained unit
with at least one side adjacent to an external wall and shall
be completely enclosed unless mechanically ventilated.
A staircase shall not be arranged round a lift shaft for
buildings above 15.0m (18m with stilts) height.
The minimum width of treads without nosing shall be
25cm for an internal staircase for residential buildings.
The treads shall be constructed and maintained in a
manner to prevent slipping.
Staircase
The maximum height of riser shall be 19cm
in the case of residential buildings and 15cm
in the case of other buildings and these shall
be limited to 12 per flight.
The minimum headroom in a passage under
the landing of a staircase and under the
staircase shall be 2.2 m
No living space, store or other fire risk shall
open directly into the staircase or staircases.

  • 2. Plinth The plinth or any part of a building or outhouse shall be so located with respect to highest road level from site so that adequate drainage of the site is assured. The height of the plinth shall be not less than 450mm or 18” from surrounding ground level.

Habitable Room : Bedroom/ Living Rooms • The height of the all rooms for human habitation ≮2.75 m, measured from the surface of the floor to the lowest point of the ceiling. • In case of air-conditioned rooms a height ≮2.4 m measured from the surface of the floor to the lowest point of air-conditioning duct or the false ceiling if provided.
  • 6. Habitable Room : Bedroom/ Living Rooms The area of habitable rooms ≮ 9.5 m² where there is only one room with a minimum width of 2.4 m. Where there are two rooms, one of these shall ≮ 9.5 m² and the other ≮ 7.5 m² with a minimum width of 2.4 m.

Kitchen • Height ≮ than 2.75 m • The area of the kitchen ≮ than 5.6 m² with a minimum width of 1.8 m. • Where there is a separate store, the floor area of the kitchen may be reduced to 4.5 m². • A kitchen which is intended for use as a dining room also, shall have a floor area ≮ 9.5 m² with a minimum width of 2.4 m. • Besides above size and height, a kitchen shall have (i) a flue if found necessary (ii) an impermeable floor and (iii) means for the washing of kitchen utensils which shall lead directly or through a sink to a grated and trapped connection to the waste pipe.

  • 9. Bathrooms and water- closets. The height of bathroom and W.C measured from the surface of floor to the lowest point in the ceiling shall not be less than 2.2 m. The size of separate bathroom shall be not less than 1.3x1.2 or 1.8 m². If it is combined with WC. its floor area shall not be less than 2.8 m² with a minimum width of 1.2 m. The minimum floor area of a separate WC shall be 1.1 m²

  • 12. Bathrooms Situated that at least one of its walls shall open to external air. Unless mechanically ventilated, it shall have a minimum opening in the form of window or ventilation opening of area not less than 0.3sq.m with side not less than 0.3m. Have the platform or seat made of watertight non-absorbent material. Shall not open directly into any kitchen or cooking space by a door, window or other opening.

  • 14. Bathrooms Not be directly over or under any room other than another water-closet, washing place, bath or terrace, unless it has water- tight floor. All the sewage outlets shall be connected to the municipal sewerage system. Where no such system exists, a septic tank shall be provided within the plot conforming to the requirements.
  • 15. Staircase • For buildings such as assembly, business, education there shall be minimum of two staircases and one of them may be enclosed stairway and the other shall be on the external walls of building and shall open directly to the exterior, interior open space or to any open place of safety. • Single staircase may be considered for Non- high-rise residential, educational, business or group housing society where floor area does not exceed 500 sq. m. and height of the building does not exceed 18m (including Stilt Floor)
  • 16. Staircase Interior stairs shall be constructed as a self-contained unit with at least one side adjacent to an external wall and shall be completely enclosed unless mechanically ventilated. A staircase shall not be arranged round a lift shaft for buildings above 15.0m (18m with stilts) height. The minimum width of treads without nosing shall be 25cm for an internal staircase for residential buildings. The treads shall be constructed and maintained in a manner to prevent slipping.
  • 17. Staircase The maximum height of riser shall be 19cm in the case of residential buildings and 15cm in the case of other buildings and these shall be limited to 12 per flight. The minimum headroom in a passage under the landing of a staircase and under the staircase shall be 2.2 m No living space, store or other fire risk shall open directly into the staircase or staircases.
