Industrial Insight
As the cost of construction for industrial buildings puts pressure on rental
rates, absorption of warehouse space has shown a flat line trend. However,
the energy sector continues to steal the spotlight of attention. The
southwestern Pennsylvania region produces a fourth of the natural gas in the
country and the infrastructure to transport the surplus in supply to other
areas of the country is needed.
The Atlantic Sunrise pipeline was granted environmental approval in the first
quarter 2017 and once built will connect Marcellus gas supplies with the East
Coast. In January, Shell acquired six easements for their 94-mile pipeline that
will transport ethane to the cracker plant. The count for the region’s oil and
natural gas drilling rigs ended in 2016 at 32, swinging back up from 13 during
mid-year, showing a rebound in production.
Outlook
The industrial market in Pittsburgh in general is taking a wait and see
mentality. The announcement of the $6.0 billion investment from Shell in
June 2016 garnered a lot of attention, but other large user commitments have
yet to surface. Current tenant requirements total over 6.0 million square feet,
the bulk of which has been focused in the West submarket with nearly 2.5
million square feet sought after. Available large blocks of Class A industrial
space with 24-foot and above ceiling height are few and far between. Only 7.5
percent of the Class A inventory found in the Pittsburgh market is currently
available. The construction of the 13-mile southern beltway, I-576, connecting
Route 22 to I-79 in the West submarket, began in the first quarter 2017, and
will open up new options along the corridor for construction once complete.

• The supply of natural gas has saturated the local market and the need
for additional pipeline to transport the supply has become priority.
• Warehouse and distribution demand remains steady, but commitments
from large users have yet to surface in 2017.
• Shell continues to buy more properties and land for the pipeline to the
cracker plant, all while obtaining local approval to build the plant.

Pittsburgh industrial space demand grows on energy sector activity

Q1 2017 Pittsburgh Industrial Insight As the cost of construction for industrial buildings puts pressure on rental rates, absorption of warehouse space has shown a flat line trend. However, the energy sector continues to steal the spotlight of attention. The southwestern Pennsylvania region produces a fourth of the natural gas in the country and the infrastructure to transport the surplus in supply to other areas of the country is needed. The Atlantic Sunrise pipeline was granted environmental approval in the first quarter 2017 and once built will connect Marcellus gas supplies with the East Coast. In January, Shell acquired six easements for their 94-mile pipeline that will transport ethane to the cracker plant. The count for the region’s oil and natural gas drilling rigs ended in 2016 at 32, swinging back up from 13 during mid-year, showing a rebound in production. Outlook The industrial market in Pittsburgh in general is taking a wait and see mentality. The announcement of the $6.0 billion investment from Shell in June 2016 garnered a lot of attention, but other large user commitments have yet to surface. Current tenant requirements total over 6.0 million square feet, the bulk of which has been focused in the West submarket with nearly 2.5 million square feet sought after. Available large blocks of Class A industrial space with 24-foot and above ceiling height are few and far between. Only 7.5 percent of the Class A inventory found in the Pittsburgh market is currently available. The construction of the 13-mile southern beltway, I-576, connecting Route 22 to I-79 in the West submarket, began in the first quarter 2017, and will open up new options along the corridor for construction once complete.
