Project Overview:
• The project is an on-going construction of Regional office building for Employers State Insurance Corporation
• The project is a G+6 storey office building. The total area for the site is 40235.70 sqm whereas the total area of land
allocated for office building is 11852.14 sqm and for landscaping (20% of area for office building) is 2370 sqm.
• The total cost of the project has been estimated to about 70.99 crore.
• The duration of the project was for 18 months starting from 7/2/2009. But the project is hugely delayed due to the
in competencies shown by the prime subcontractor. At present the project is delayed by 4 yrs.
• The office building has major three sections along with Auditorium Wing.

What I saw:
The department assigned to me by the company was site execution. As the project was in the finishing stage hence I
saw and coordinated mainly two works
1. Painting
2. Plastering
3. Tiling
Along with that I have also gained knowledge on documentation, reconciliation and few contracts related works.
Painting:
Procedure:
Erection of scaffolding [if required for work at height. E.g.: staircase, walls]
(As it was in their scope of work stated in the B.O.Q)
Rubbing of surface with sand paper before applying lime wash / putty (slurry solution)
Lime wash is done
First coat of paint is applied then Second coat of paint is applied
If any part of the wall, column, beam etc. is not finished properly or plastering is not done properly then at fist putty
(paste) is applied properly then painting for that part is done.
For white wash, good amount of water is to be applied to the surface where white wash is to be done as it will make
the procedure for white wash smooth by not allowing the surface to absorb more amount of white cement solution
than required or else it may take a lot amount of white cement solution to complete the task.
Generally works go on parallel at site hence the newly paint surface may get stained. In the project it is being
eradicated by rubbing the walls with sand paper.
Salient points:
One jar of paint contains 10 lts of paint and it can cover up to 2500sqft costs Rs. 15000/- per jar.
One bag of white cement [JK cement] weighs 25 kg and can cover up to 2500 sqft costs Rs. 800/- per bag.
One bag of putty [JK Putty] weighs 25 kg and can cover up to 3000 sqft costs Rs. 125/- per bag.
The efficiency of the labour is coming to be: 10sqm per labour per day. (as per measurement sheet )
Tiling:
Procedure:
At first the surface upon which tiling will be done should be cleared from all debris. It should also be noted that once
tiling is done it will not be wise to do any jobs related to scaffoldings, hence it should be checked prior to start of the
work.
A mixture of cement and sand is prepared (1:3 or 1:4).
The mixture is placed properly over the floor surface with a thickness of 25 to 30 mm for 1000x1000mm tiles and
15mm for other tiles and stones.
Then the tiles/stones are properly placed and hammered lightly to get fixed with the mixture.
Later the cut pieces are used where ever required.
Salient points:
One box of 200x300 tiles consists of 8 no of tiles
Measurement of tiling works are taken in sqm
Measurement of skirting is taken in running mtr
The efficiency of the labour is found to be: 2sqm per labour per day (approx.).

Plastering:
Procedure:
Dimensions for brickwork is taken properly
Cement mortar of 1:4 is prepared.
The bricks are properly aligned and cement mortar is applied to it for proper bonding between them.
Their alignment (straightness) is checked with the help of a plum bob from time to time while the work is going on.
The thickness of the plaster is taken to be 12mm unless other specified by the engineer or drawings.
The plastering works starts from top then gradually proceeds towards bottom.
Straightness must be checked from time to time.
With the help of a wooden plank, the surface which is plastered should be smoothened
Labour Management:
The most important aspect of site management. Labours are the life of a project
The following points shall cover important points for labour management:
Have good gesture towards a labour, but be strict at times
Scold them when required but not slangs.
Check their efficiency on a weekly basis if not daily.
Listen to their problems: act only to those which seems to be genuine
Have trust in them: till they do not break it.
See to all the safety parameters being available and maintained or not.
Make them understand the job clearly
Time to time visit when the works are going on.
Proper payment of wages from time to time.
Allow some bonus (if possible) during festive season.
Daily 8 hrs work to be strictly followed except if anyone is physically not fit for genuine reasons.
For overtime proper payment to be made as has been decided.
These are some few points which I experienced during my stay at site. Average no of labours per day in the site for 8
hrs = 40 nos.

It should also be noted that once tiling is done it will not be wise to do any jobs related to scaffoldings, hence it should be checked prior to start of the work. A mixture of cement and sand is prepared (1:3 or 1:4). The mixture is placed properly over the floor surface with a thickness of 25 to 30 mm for 1000x1000mm tiles and 15mm for other tiles and stones. Then the tiles/stones are properly placed and hammered lightly to get fixed with the mixture. Later the cut pieces are used where ever required.

  • 11. Plastering: Procedure: Dimensions for brickwork is taken properly Cement mortar of 1:4 is prepared. The bricks are properly aligned and cement mortar is applied to it for proper bonding between them. Their alignment (straightness) is checked with the help of a plum bob from time to time while the work is going on. The thickness of the plaster is taken to be 12mm unless other specified by the engineer or drawings. The plastering works starts from top then gradually proceeds towards bottom. Straightness must be checked from time to time. With the help of a wooden plank, the surface which is plastered should be smoothened
  • 12. Labour Management: The most important aspect of site management. Labours are the life of a project The following points shall cover important points for labour management: Have good gesture towards a labour, but be strict at times Scold them when required but not slangs. Check their efficiency on a weekly basis if not daily. Listen to their problems: act only to those which seems to be genuine Have trust in them: till they do not break it. See to all the safety parameters being available and maintained or not. Make them understand the job clearly Time to time visit when the works are going on. Proper payment of wages from time to time. Allow some bonus (if possible) during festive season. Daily 8 hrs work to be strictly followed except if anyone is physically not fit for genuine reasons. For overtime proper payment to be made as has been decided. These are some few points which I experienced during my stay at site. Average no of labours per day in the site for 8 hrs = 40 nos.
