The applicant is seeking to demolish the
existing playground and Fine Arts
Building to construct a new parking area
and Fine Arts Building.

Existing Playground
Relocated to the main campus and a
new parking area will be located at
the site of the existing playground.
Current Parking Spaces = 75
Proposed Parking Spaces = 93

ARB RECOMMENDATION
Considered the request on March 20, 2018.
Approved the request with the following
conditions:
That variances be granted by BOA
or a re-design be done to bring
project into compliance with zoning
regulations.

PARKING VARIANCES
Parking not on the same lot as the main
structure.
Reduction in the number of required
spaces.
Waiver of parking mitigation fees.
No 3’ screening fence around parking area
6’ landscape buffer at the rear of parking
area instead of the required 8’

SETBACK VARIANCES
6’ rear setback for Fine Arts building, 25’
required.
Current building is at 6’ setback and
new structure will have same footprint
as the existing structure.

PUBLIC REALM VARIANCES
No 5’ planting strip, street trees, or new 5’
sidewalk along city rights-of-ways.
Existing sidewalks will remain and new
sidewalks will be installed along
Townsend further into the property giving
greenspace between street and sidewalk.
Landscaping and some new trees to be
planted in this area (meets intent of the
code).

PUBLIC NOTIFICATION
Postcards were mailed to property owners
within a 200-foot radius of the property,
appropriate notice was posted on the City
website and a sign was posted on the
property.
