Commercial Area
My Site Suggestion and Proposal
After choosing and locating our site, the type of activity area I am going
to proposeformy site is a commercial area. There is already an existing
commercial area nearby, the residential area of Desa ParkCity occupies a very
large area. Therefore, it would be more convenient for residence who live on the
further end to travel to this proposed commercialarea.
The commercial which I am about to propose mainly consist of
restaurants, cafés, and bakeries. Theseare places for people to either dine in,
take away or sit around for a cup of coffee. It is an area for the residence who
live nearby or the community who uses the surrounding facilities such as those
who attend church during the weekends or those who use the recreational area.
Other than that, this commercial area will have a small groceryshop and
a few shop lots like boutiques and stationary shops. However, these shops only
occupies a minor part of the proposed commercial area. Furthermore, this area
consists of an open space in the middle where there is a fountain, benches and
greens as a relaxing space for people to hang out or rest. There is a two-storey
parking block next to the commercial area. This parking block is an indoor
carpark with an outdoorbalcony carpark.
As the site is locatednext to the main road, the road entering the
commercial area has a taxi stop and drop off point. The parking block is located
next to the commercial area and there is a small road leading out to the
commercial area on the oppositearea. This allows accessible public
transportation as there is a bus stop near the main entrance along the main
road.
There are solarpanels located on the roofof the building as a source of
renewable energy. Trees and plants are used to beautify the open space to
increase the aesthetic value of the area. The fountain located in the open space
keeps the environment cooldue to the air circulation when wind blows in the
area. These green approaches are implemented in the building to create an
energy efficient building to reduce energy wastage.
CONCEPT
The proposedcommercial is designed in a way where the single storey high
buildings are built surrounding an open space.
These are examples of single storey shop lots and buildings (restaurants, cafés,
grocery stores) in the commercial area
This is an example of restaurants and alfresco style dining (outdoor dining)
The open spacein the middle is an area exposed to direct sunlight. Fountains,
benches, trees and plants are placed to enhance and beautify the area.

This is the fountain located in the middle of the open space
This is an example of the greens which will be planted at the open space
The parking space uses Smart Parking which is a technology where parking
spaces can be identified easily. The LED bulbs above each parking lot indicates
if the parking lot is available. This technology is only applicable for the indoor
parking area and not the outdoorrooftop parking area.
This is an example for the parking block (only single storey high) with the
rooftop parking
This is the rooftop parking with solar panels which stores and generates
electrical energy for the commercial are to function
This is the Smart Parking System used in the indoor parking space to determine
the availability of a parking.

These are some of the restaurants which are located in the commercial area
Dragon-i is a Chinese cuisine restaurant which signature dishes are dimsum
Purple cane is a traditional Chinese restaurant and it’s specialties are tea based
dishes
Old Town White Coffee serves delicious local cuisine along with their signature
white coffee
BBQ Plaza is a self-cooking Mongolian and Japanese style barbeque restaurant
which serves high quality meat for self-grilling
Subway is a one stop fast food restaurant to grab a healthy sandwich for those
who are in a rush and always on the go
Delicious serves mouth-watering western cuisine which is served along with
tasty desserts and drinks
Morganfields is a meat lover’s paradise where you can enjoy both good food
and good music
Kim Gary serves a Hong Kong style cuisine which combines the essence of
both Chinese and Western food culture
Sushi Zanmai provides more than 100 assortments of sushi and 100 varieties of
cooked food that are authentically Japan
Cafés and Bakeries:
These are some of the cafés and bakeries around the commercial area which
have the best environment for relaxing and unwinding with a cup of coffee
RT Pastry House is a bakery which sells fresh loafs of baked bread and daily
baked cakes
Which Day is a café which serves tasty toast as desserts
Bookmark Coffee serves DIY decorated coffee to customers
Yellow Brick Road serves a hefty breakfast serving
Coffee Chemistry serves incredible coffee-art coffee
Café Bene serves the best bingsu and waffles in town
Lavender is a bakery which serves a doze of pastry goodness everyday
Snowflake is a dessert shop which serves ice made desserts
Grocery Store
de Market is a grocery store with groceries ranging from fresh food to packed
food, drinks, snacks, dairy products and more.
Shop lots
Shop lots consistof shops such as boutiques, salons, stationary shops and
florists.

RATIONALE
1. Prevent first commercial area from overcrowding
2. To prepare a convenient area for residence to carry out activities such as
grocery shopping and having meals
3. Acts as a promotion to attract visitors and future potential residence
4. Attract private investment in that area
5. Encourage other sectors to involve themselves in future development in
nearby empty spaces
Objective
1. Bring convenience to residence as there is a close distance between the
commercial area and the residential area.
2. Provide facilities such as grocery shopping, parking space, food and
dining area for the people.
3. Provide a comfortable environment for people to carry out their activities
and spend time with each other
4. Provide an economic platform the community
5. Enable people of all ages to fully utilize the commercial area.

1. Able to cater to people needs
2. Provides a variety of food and dining choices for the community
3. Convenient for residents to travel to the commercial area (short distance)
4. Easy access for public and private transportation
5. Provided facilities are functional

worrying about their car
8. Smart Parking System creates an efficient parking (saves time)
9. Dining places provides an option of indoor or outdoordining for
consumers
10. The greenery in open spaces portraits an environmentally friendly
environment
11. Solar system panels provide shade for parked cars and saves costs on
electricity

1. Convenient for everyone as the walking spaceis user friendly for all ages
and disabled parties

parking spaces
3. The main exit of the commercial area leads to the main road while the
back exit leads to the oppositeside of the residential area
4. It accommodates both public and private transportation system
5. It is a comfortable area for people of all ages to spend and enjoy their
time.
6. Provides quality services to people
7. Commercial area caters to people’s needs
8. Facilities provided are fully functional and user friendly
9. Greenery provides an environmental friendly platform for the community
10. Solar power system ensures a continuous power supply (no power
shortage)
11. Attracts visitors and future potential residence
12. This is an eco-friendly area which implies effective energy usage such as
solar energy
Negative
1. Causes noise pollution which occurs due to the high density and
increment of people in that area
2. Area might be overcrowded
3. Air pollution might occuras machines and cars will release smoke into
the atmosphere
4. Traffic congestion might occurdue to the rise in numbers of cars going in
and out of the commercial area
5. Littering might occurdue to the inconsideration of the public
Ways to Overcome
1. Locate traffic police to control traffic
2. Locate security guards to prevent rowdiness and too much noise
3. Place proper rubbish disposalarea such as recycle bins, rubbish bins and
a properdumping spotto prevent littering
4. Introduce effective parking system to prevent congestion in parking lots
5. Have air circulation to prevent greenhouse effect within the commercial
area
6. Plant trees and plants to reduce the amount of carbondioxide in the
atmosphere
Risks

Failure to complete the project within the time given
Outcome:
1. Money is wasted
2. Resources are wasted
3. Project could be abandoned halfway through
4. Project due date could be delayed
5. The client might terminate the project contract
Ways to Overcome:
1. Project must be planned and carried out according to schedule
2. There must be a project manager on site to monitor construction
progress
3. Ensure good project coordination to prevent delay during construction
4. Emphasis on cooperationduring construction between workers and
different construction department
Risk 2
Insufficient budget to complete the project
Outcome:
1. Project faces risk of getting abandoned and postponed
2. Materials are limited and might affect the building’s safety
3. Workers might be reduced to cut budget
Ways to Overcome:
1. Construction materials must be used properly to avoid unnecessary
wastage
2. Materials usage must be planned properly before construction
3. Good risk management must be implemented and calculated
4. Project managers must engage the stakeholders about budgeting issues
before starting the construction
5. Quantity surveyors must properly calculate the material needed and
budget the project properly
Risk 3
Failure to receive approval from local authorities to undergo construction
Outcome:
1. Time wastage occurs
2. Man power and energy wastage occurs
3. Project due date is postponed further
4. The project is unable to begin on time
5. The project might be abandoned before the construction begins
6. Money wastage occurs
7. Has to undergo the same procedure again to receive approval
Ways to Overcome:
1. All necessary documents of the construction must be completed
properly
2. The project has to be planned according to the standards and
regulations
3. Project details should be carefully planned and highlighted to prevent
rejection of proposalfrom the local authorities
4. Submission of the documents must follow the right procedures
Risk 4
Sudden resignation members of the construction team such as consultants or
project managers without prior notice
Outcome:
1. Time wastage occurs
2. Money wastage occurs
3. Construction might be paused for some time
4. Project might be delayed and postponed
5. New employee must be employed to fill in the empty position
6. Project outcome might not be as ideal as the initial plan
Ways to Overcome:
1. Hire an experienced personto fill the empty position as soonas
possible
2. Ensure the new position holder thoroughly understands the ongoing
project
3. Constantly monitor the construction site to ensure everything is going
according to planned schedule
Risk 6
Accidents occurs at construction site (most likely construction workers)
Outcome:
1. Project could be postponed ordelayed
2. Money wastage occurs
3. New workers have to be employed
4. The efficiency and productivity of labour decreases
5. Project cannot be completed on time
6. Client could be unhappy with the accidents caused at the site
Ways to Overcome:
1. Prioritise the safety of construction workers
2. Provide insurance for construction workers in their letter of contract
3. Allocate someone to supervise the workers
4. Prevent workers from engaging themselves in dangerous and life
threatening acts at the construction site
5. Ensure that the workers follow the construction procedures and
regulations to avoid injuries and accidents
Risk 7
Weather Changes
Outcome:
1. More time is needed to complete the project
2. Construction might be disrupted
3. Building might be damaged
4. Repair costadds up to the construction budget
Ways to Overcome:
1. Use good quality material during construction
2. Plan the construction schedule according to the weather forecast
3. Ensure that there is a backup plan in case of emergencies
Conclusion
The proposedcommercial area is a place where the community,
especially the nearby residence have meals, hang out and relax. It provides a
platform for people to carry out activities comfortably. Here, people of all ages
can get together and spend quality time with one another while enjoying the
provided facilities.
The commercial area is a profitable area which can boostthe economy.
Therefore, private investors might take interest and invest in this area. This is an
opportunity for further development in this area to transform the remaining land
into useful facilities for the people. This will promote the area and attract
visitors and potential future residence.

My proposal

  • 2. My Site Suggestion and Proposal After choosing and locating our site, the type of activity area I am going to proposeformy site is a commercial area. There is already an existing commercial area nearby, the residential area of Desa ParkCity occupies a very large area. Therefore, it would be more convenient for residence who live on the further end to travel to this proposed commercialarea. The commercial which I am about to propose mainly consist of restaurants, cafés, and bakeries. Theseare places for people to either dine in, take away or sit around for a cup of coffee. It is an area for the residence who live nearby or the community who uses the surrounding facilities such as those who attend church during the weekends or those who use the recreational area. Other than that, this commercial area will have a small groceryshop and a few shop lots like boutiques and stationary shops. However, these shops only occupies a minor part of the proposed commercial area. Furthermore, this area consists of an open space in the middle where there is a fountain, benches and greens as a relaxing space for people to hang out or rest. There is a two-storey parking block next to the commercial area. This parking block is an indoor carpark with an outdoorbalcony carpark. As the site is locatednext to the main road, the road entering the commercial area has a taxi stop and drop off point. The parking block is located
  • 3. next to the commercial area and there is a small road leading out to the commercial area on the oppositearea. This allows accessible public transportation as there is a bus stop near the main entrance along the main road. There are solarpanels located on the roofof the building as a source of renewable energy. Trees and plants are used to beautify the open space to increase the aesthetic value of the area. The fountain located in the open space keeps the environment cooldue to the air circulation when wind blows in the area. These green approaches are implemented in the building to create an energy efficient building to reduce energy wastage.
  • 4. CONCEPT The proposedcommercial is designed in a way where the single storey high buildings are built surrounding an open space. These are examples of single storey shop lots and buildings (restaurants, cafés, grocery stores) in the commercial area This is an example of restaurants and alfresco style dining (outdoor dining)
  • 5. The open spacein the middle is an area exposed to direct sunlight. Fountains, benches, trees and plants are placed to enhance and beautify the area. These are the benches provided in the open space This is the fountain located in the middle of the open space
  • 6. This is an example of the greens which will be planted at the open space The parking space uses Smart Parking which is a technology where parking spaces can be identified easily. The LED bulbs above each parking lot indicates if the parking lot is available. This technology is only applicable for the indoor parking area and not the outdoorrooftop parking area. This is an example for the parking block (only single storey high) with the rooftop parking

  • 9. Old Town White Coffee serves delicious local cuisine along with their signature white coffee BBQ Plaza is a self-cooking Mongolian and Japanese style barbeque restaurant which serves high quality meat for self-grilling

Subway is a one stop fast food restaurant to grab a healthy sandwich for those who are in a rush and always on the go Delicious serves mouth-watering western cuisine which is served along with tasty desserts and drinks Morganfields is a meat lover’s paradise where you can enjoy both good food and good music

Facilities provided are fully functional and user friendly 9. Greenery provides an environmental friendly platform for the community 10. Solar power system ensures a continuous power supply (no power shortage) 11. Attracts visitors and future potential residence 12. This is an eco-friendly area which implies effective energy usage such as solar energy

Air pollution might occuras machines and cars will release smoke into the atmosphere 4. Traffic congestion might occurdue to the rise in numbers of cars going in and out of the commercial area 5. Littering might occurdue to the inconsideration of the public Ways to Overcome 1. Locate traffic police to control traffic 2. Locate security guards to prevent rowdiness and too much noise 3. Place proper rubbish disposalarea such as recycle bins, rubbish bins and a properdumping spotto prevent littering 4. Introduce effective parking system to prevent congestion in parking lots 5. Have air circulation to prevent greenhouse effect within the commercial area 6. Plant trees and plants to reduce the amount of carbondioxide in the atmosphere

Materials usage must be planned properly before construction 3. Good risk management must be implemented and calculated 4. Project managers must engage the stakeholders about budgeting issues before starting the construction 5. Quantity surveyors must properly calculate the material needed and budget the project properly

Has to undergo the same procedure again to receive approval Ways to Overcome: 1. All necessary documents of the construction must be completed properly 2. The project has to be planned according to the standards and regulations 3. Project details should be carefully planned and highlighted to prevent rejection of proposalfrom the local authorities 4. Submission of the documents must follow the right procedures

Ensure the new position holder thoroughly understands the ongoing project 3. Constantly monitor the construction site to ensure everything is going according to planned schedule

The efficiency and productivity of labour decreases 5. Project cannot be completed on time 6. Client could be unhappy with the accidents caused at the site Ways to Overcome: 1. Prioritise the safety of construction workers 2. Provide insurance for construction workers in their letter of contract 3. Allocate someone to supervise the workers 4. Prevent workers from engaging themselves in dangerous and life threatening acts at the construction site 5. Ensure that the workers follow the construction procedures and regulations to avoid injuries and accidents
