Introduction
For this assignment, we were required to look fo a piece of land between 50m
x 50m (2500m²) – 50m x 70m (3500m²) to initiate a small construction.
We are then, each, required to proposed on project that serves one or
two purpose as listed,
1. Recreational Area
2. Commercial Area
3. Industrial Area
4. Agricultural Area
5. Tourism Area
6. Residential Area
Then, we have to identify the professions that is required in the development.
The objective of this project is to enable students to develop an
understanding of the building team, its organization, duties and inter-relations.
On top of that, it is also to help develop an awareness of their professional
responsibilities and to appreciate their profession in the construction
insdustry.
Upon completion of this project, we should be able to explain the need
to coordinate and develop an understanding of coherent working relations
among various people in the construction industry and to improve the
communication channels.
Introduction to Site
We looked upon an unused empty plot of land in Desa Park City,
located in the outskirts of Kuala Lumpur. The land is a grassland and covers
a total area of approximately 17722.11 m² in total and the size of our site is
3495.45 m² .
The land has high potential to be developed as well as increase in value
in the near future, what with it being surrounded mainly by upper middle-class
residents. It is also set in a prime location where it can be developed to
whatever purpose we wish to propose for the function of the land. Desa Park
city carries a title of “property goldmine” because of its significant increase in
real estate value. This is due to the exclusivity and convenience of the area,
strong security factors and easy access to roads and major highways.
Site Observation
The whole location, Desa ParkCity, itself feature excellent infrastructure
such as good road management, stringent security checks and good facilities
such as jogging track, dog-walking area and convenience stores. Existing
there are also ample dining options located at the waterfront area.
The site that we have chosen is an empty plot of land that is situated
next to Desa ParkCity’s park, Central Park. Along the park are 9-foot-wide
jogging paths surrounding the lake and inter-connecting with all nearby
neighborhoods. An upcoming condominium, One Central Park, overlooks the
whole area.

The entrance of our proposal site is facing the south.
The wind comes from all directions as there are no pre existing structure
blocking.
As the area surrounding the site is a developed area, the small amounts of
natural flora on the site can only absorb minimal light and heat that buildings
and parking lot radiates back into the air. Thus, existing a hot and humid
weather condition in that general location.

PROJECT ANALYSIS
Desa ParkCity, Kuala Lumpur, covering 473 acres of prime
freehold land, is one of the fastest growing and best-selling master
planned communities in the nation. Located in the affluent north-
western district of Kuala Lumpur, Desa ParkCity is a place where
people live, work and play.
Major highways (such as the LDP Highway, the Middle Ring
Road 2 and the Penchala Link) provide quick and convenient
access to important destinations in Kuala Lumpur and its
surroundings. Located about 13 kilometers from the city center of
Kuala Lumpur, it is just 35 minutes from the city center, 15 minutes
from Mont Kiara, 20 minutes from Damansara Heights and 25
minutes to the Petaling Jaya conurbation.
Transformed from an abandoned quarry site, Desa ParkCity
is the first-of-its-kind New Urbanist community in Malaysia in which
concepts of community, public places and neighborhood
conveniences converge to make residents’ everyday living special
and rewarding. Desa ParkCity’s design philosophy embraces the
ideal that people want to foster family, neighborhood and
community ties and values as a means to shape a good society,
and a sense of place so that the individual and the family will not
be lost in the rapidly expanding metropolis of Kuala Lumpur city.
The project is beneficial to not only us but to the community
as well as it serves to give back to society; this project would
revolve around the welfare of the local community.
As the surrounding area of our chosen site has sufficient
facilities that are specially made for the residents, our team has
done thorough analysis on what can and should be added to the
location so as to ameliorate the lifestyles of the local community.
Through this, we managed to identify aspects of the project that
can be improved and added to the area for the good of Desa
ParkCity’s residents. Thus, presenting development proposals for
the chosen site.
PROPOSAL 1:
COMMERCIAL AREA –
Shopping Mall

Proposal
After selecting this site, I propose to build another commercial building.
The pre-existing commercial area called The Waterfront is only 2 floors and it
is very small in size, limiting the amount of shops. Therefore, I plan to build a
shopping mall with 15 floors.
Because the land is only 3495.45 m² ,
the mall won't be very big, so to make it
more efficient, the building will develop
upwards.
The mall I proposed will
also have an open concept
because the surrounding area
has a lot of open space,
therefore, sticking with the
same concept, my mall will be
semi shaded. This mall will be
similar to The Waterfront in
Desa Park City and Johor
Premium Outlets.
Concept of the Project
The reason why I propose a shopping mall is because the mall closest
to desa park city is about 15 minutes away. Not only we will have to take a 15
minute drive to the closest mall, we would have to pay the toll fare everytime
we travel there.
Building a another shopping mall in Desa Park City with more stores will
not only help reduce air pollution by saving a car trip, it will also save time and
money.
Another reason why I suggested building a shopping mall in Desa Park
City is for the convinience of the local community. Also, because there are
many other housing areas located within 2km of Desa Park City, this
shopping mall will be in the odds for those people too.
Open Mall Concept
The open mall concept isn't very popular among Malaysians yet but it is
often seen in other countries. The open mall concept will allow shoppers to
enjoy beautiful landscape as well as the built environment.
Elements in the Project
Because there is only a grocery store, a few restaurants, and a few
other shops at The Waterfront, this mall will have more stores to
accommodate the user needs.Here are some examples of what this mall will

floors in this mall.
Arcades
Arcades are usually located next to
a cinema. This will be useful for
people to kill time before the movie
starts. The arcade will take up ½ a
floor next to the cinema.

RECREATIONAL AREA –

PROJECT CONCEPT
NATURE
The project would focus on the natural and green approach as the
surrounding area has been transformed into an urbanized residential
hub. This concept is crucial so as to provide an environmental-friendly
space for the public; i.e. the residents, to relax and unwind. Children
would also be exposed to the connection between them, their families,
communities and nature.
YOUTH
The project would put their emphasis on the youth, as the youth are the
country’s future leaders. This project aims to benefit the youth by giving
providence to their childhood development. The youth also play an
active role in shaping the major social and political advancements
through their abilities to connect to the communities at that age. The
youth is an essential asset; a pool of talent, ideas as well as energy, that
have their own importance in addressing the challenges related to global
and local instability. Which is why this project prioritizes the youth in its
development.
SUGGESTION
A park is an area of open space provided for recreational use. It
can be in its natural or semi-natural state, or planted, and is set aside for
human enjoyment or for the protection of wildlife or natural habitats.
A playground is defined as an outdoor area provided for children to
play on; a place where a particular group of people choose to enjoy
themselves.
A playground would be ideal to be built on site so as to provide a
space for children to relieve their stress as well as develop their physical
strength, coordination and balance. This playground would be designed
accordingly so that it’s user-friendly as well as embody the ‘nature’
theme in its scheme. As the youth is an important asset to society, the
project would focus in providing a playground as it was recognized that
play is a valuable and necessary part of a healthy and productive life.
The playground would be a safe place for children to frequent as
the area would be monitored 24/7 by surveillance cameras which would
feed all the surveillance footage back to the security control room in
Desa Park City. There would also be shaded picnic tables made
available in the playground area for the convenience of pedestrians,
especially for parents who desire to watch over their children while they
play. This makes up the playground’s seating area, together with the
benches that are placed by random around the play area.
The nature-inspired playground would be a natural fit when it
comes to planning outdoor play paces, combining adventure and wonder
of nature with the durability, safety and low maintenance of high-quality
play equipment. The great outdoors is the perfect spot where children
can play naturally—making up their own games while freely exploring
the world around them.
In addition to that, outdoor exercise equipments would also be
made available for the public’s use, particularly those of the older
generation. Hence, both age groups are able to enjoy themselves at the
proposed site.
RATIONALE
I propose a playground to be built on the site as the surrounding
area is not to the convenience of children. The older generation could
also use a place to unwind from their daily dose of stress from the
current worldly demands, which is as to why the proposed playground
would also have a “play” ground for them—consisting of the outdoor
exercise equipments.
This project is primarily for the convenience of the residents living
around the area. For the youth—an open space for them to relax and
connect with other youths living in the same neighborhood, at the same
time, to promote their human development and for the adults—an open
space for them to unwind and relieve themselves of the current world’s
stress by compromising with nature. Also, the proposed playground
would be able to help and promote a healthy and productive lifestyle.
In addition to that, the view of the site could be improved with an
addition of the proposed playground; turning it from a large plain and
empty lawn to something that has been amended with large landscape
features that are user-friendly. Besides improving the views of the land,
the proposed playground would also improve the environment of the site
as there are hardly any trees on the plot of land that was selected. This
is an issue as there are no shades in that location which drives
pedestrians away due to the heat from the sun that wasn’t blocked. More
trees and softscape would be added to the location so as to beautify and
accommodate the playground by providing shade and cool air.
BENEFITS
HUMAN DEVELOPMENT
As fore-mentioned, this project would be beneficial to the public,
especially to the younger generation as the product of this project is
aimed to encourage and nurture their lifelong development. It provides
opportunities for children to learn and develop social skills, thinking and
problem-solving skills, sense of self and connection and self care skills.
The leisure opportunities provide positive lifestyle choices and
alternatives to self-destructive behavior. By playing outdoors, children
would also develop a foundation of environmental stewardship as well as
improved concentration and school achievement.
HEALTH
Physical activity could be regulated which contributes to insuring the
health of visiting individuals. The playground also provides a chance for
relaxation and revitalization that can help in managing stress particularly
in today’s busy world. It was also stated in the works of a famous
journalist, Richard Louv—of a movement to reconnect kids and nature—
the importance of nature for healthy childhood development.
SOCIAL
The playground could bring the community together that would lead to
community recreation that can both promote and build ethnic and
cultural harmony as well as strong family bonds. This would be able to

ENVIRONMENTAL
The provision of a playground would highlight the harmonization
between the natural and built environments. The trend in creating

CLEANLINESS
The cleanliness of the area would be an issue as the youth have a
tendency to litter and not throw their rubbish properly. The same applies
to the adults as well as they are either careless or unaware of the
environment surrounding them.
However this issue is solvable and so as to ensure the cleanliness of the

maintenance.

During the construction stage, the landscape architect will conduct
site visits to ensure that everything goes accordingly and that the
project meets the deadline. He or she also needs to communicate
and cooperate with the other professionals involved.
CONTRACTOR
A contractor is required to comply with the contract and has the
responsibility to provide the quantity surveyor with sufficient data to
complete the evaluations and accounts. The contractor also
carries the responsibility to obtain and co-ordinate subcontractors
and suppliers, and has sufficient resources. He or she is also
required to act as a mediator within the project management team.
PLAYGROUND INSTALLER
A playground installer has its importance in this project as he or
she is experienced in the field of installing a playground. He or she
has knowledge in doing the site inventory, verifying what
equipment will fit where as well as doing a site preparation such as
site leveling, final grading and base preparation.
THE DEVELOPMENT PROCESS

5. Sub-division – Up to this point, the sub-division of the plans for
each section of the area are to be sent to the respective
authorities, for example; power supply plan approval is to be sent
to Tenaga Nasional Berhad.

6. Certificate of Fitness for Occupation (CFO) [Certificate of
Completion and Compliance (CCC)] – Upon completion of the
project, the architect can issue a Certificate of Completion and
Compliance, under two conditions: technical aspects are complied
with and that there are no apparent threat to health and safety
issues. [The CCC replaces the CFO. The CCC system came into
force effective 12th
April 2007.]

The proposed playground will be split into two main
components; the upper playground and lower playground. A
seating area and fitness section would also be available in the
playground.
The proposed playground has two separate sections so as to
ensure the safety of children, as children of the older age group
tend to be violent when playing. The upper playground would be
for children aged 7 years and above whereas the lower playground
would be for children aged 3 to 6 years. The upper playground can
also be utilized by adolescents.
Besides that, a fitness section would also be provided for the
use of the adults as well as the convenience of having a seating
area.

CONCLUSION
At the end of this project, we have concluded the importance
of developing a coherent working relation among the various
players of the construction industry. A proper communication
channel in organizing and coordinating the team is also significant
in such a way so as to create an effective working team to
successfully achieve the goal in managing a project.
We are also able to document our observations as well as
produce systematic and convincing presentation and reports, from
all the research and analysis that we have done. In conjunction to
that, we harnessed the ability to justify the feasibility of a
development and improve the proposal to serve the purpose of the
development.

  • 3. Introduction For this assignment, we were required to look fo a piece of land between 50m x 50m (2500m²) – 50m x 70m (3500m²) to initiate a small construction. We are then, each, required to proposed on project that serves one or two purpose as listed, 1. Recreational Area 2. Commercial Area 3. Industrial Area 4. Agricultural Area 5. Tourism Area 6. Residential Area Then, we have to identify the professions that is required in the development. The objective of this project is to enable students to develop an understanding of the building team, its organization, duties and inter-relations. On top of that, it is also to help develop an awareness of their professional responsibilities and to appreciate their profession in the construction insdustry. Upon completion of this project, we should be able to explain the need to coordinate and develop an understanding of coherent working relations among various people in the construction industry and to improve the communication channels.
  • 4. Introduction to Site We looked upon an unused empty plot of land in Desa Park City, located in the outskirts of Kuala Lumpur. The land is a grassland and covers a total area of approximately 17722.11 m² in total and the size of our site is 3495.45 m² . The land has high potential to be developed as well as increase in value in the near future, what with it being surrounded mainly by upper middle-class residents. It is also set in a prime location where it can be developed to whatever purpose we wish to propose for the function of the land. Desa Park city carries a title of “property goldmine” because of its significant increase in real estate value. This is due to the exclusivity and convenience of the area, strong security factors and easy access to roads and major highways. Site Observation The whole location, Desa ParkCity, itself feature excellent infrastructure such as good road management, stringent security checks and good facilities such as jogging track, dog-walking area and convenience stores. Existing there are also ample dining options located at the waterfront area. The site that we have chosen is an empty plot of land that is situated next to Desa ParkCity’s park, Central Park. Along the park are 9-foot-wide jogging paths surrounding the lake and inter-connecting with all nearby neighborhoods. An upcoming condominium, One Central Park, overlooks the whole area.
  • 6. Microclimate Sun Set Sun Rise The entrance of our proposal site is facing the south. The wind comes from all directions as there are no pre existing structure blocking. As the area surrounding the site is a developed area, the small amounts of natural flora on the site can only absorb minimal light and heat that buildings and parking lot radiates back into the air. Thus, existing a hot and humid weather condition in that general location.

  • 9. PROJECT ANALYSIS Desa ParkCity, Kuala Lumpur, covering 473 acres of prime freehold land, is one of the fastest growing and best-selling master planned communities in the nation. Located in the affluent north- western district of Kuala Lumpur, Desa ParkCity is a place where people live, work and play. Major highways (such as the LDP Highway, the Middle Ring Road 2 and the Penchala Link) provide quick and convenient access to important destinations in Kuala Lumpur and its surroundings. Located about 13 kilometers from the city center of Kuala Lumpur, it is just 35 minutes from the city center, 15 minutes from Mont Kiara, 20 minutes from Damansara Heights and 25 minutes to the Petaling Jaya conurbation. Transformed from an abandoned quarry site, Desa ParkCity is the first-of-its-kind New Urbanist community in Malaysia in which concepts of community, public places and neighborhood conveniences converge to make residents’ everyday living special and rewarding. Desa ParkCity’s design philosophy embraces the ideal that people want to foster family, neighborhood and community ties and values as a means to shape a good society, and a sense of place so that the individual and the family will not be lost in the rapidly expanding metropolis of Kuala Lumpur city. The project is beneficial to not only us but to the community as well as it serves to give back to society; this project would revolve around the welfare of the local community. As the surrounding area of our chosen site has sufficient facilities that are specially made for the residents, our team has done thorough analysis on what can and should be added to the location so as to ameliorate the lifestyles of the local community. Through this, we managed to identify aspects of the project that can be improved and added to the area for the good of Desa ParkCity’s residents. Thus, presenting development proposals for the chosen site.
  • 10. PROPOSAL 1: COMMERCIAL AREA – Shopping Mall BY: Renee Teoh Yen Qin
  • 11. Proposal After selecting this site, I propose to build another commercial building. The pre-existing commercial area called The Waterfront is only 2 floors and it is very small in size, limiting the amount of shops. Therefore, I plan to build a shopping mall with 15 floors. Because the land is only 3495.45 m² , the mall won't be very big, so to make it more efficient, the building will develop upwards. The mall I proposed will also have an open concept because the surrounding area has a lot of open space, therefore, sticking with the same concept, my mall will be semi shaded. This mall will be similar to The Waterfront in Desa Park City and Johor Premium Outlets.
  • 12. Concept of the Project The reason why I propose a shopping mall is because the mall closest to desa park city is about 15 minutes away. Not only we will have to take a 15 minute drive to the closest mall, we would have to pay the toll fare everytime we travel there. Building a another shopping mall in Desa Park City with more stores will not only help reduce air pollution by saving a car trip, it will also save time and money. Another reason why I suggested building a shopping mall in Desa Park City is for the convinience of the local community. Also, because there are many other housing areas located within 2km of Desa Park City, this shopping mall will be in the odds for those people too.
  • 13. Open Mall Concept The open mall concept isn't very popular among Malaysians yet but it is often seen in other countries. The open mall concept will allow shoppers to enjoy beautiful landscape as well as the built environment.

Cinemas Cinemas are must have in Malaysian shopping malls, this is because people love haging around in malls before and after movies, therefore, having a cinema in this mall will attract more people. Also, the cinemas will take up 4 and a ½ floors in this mall. Arcades Arcades are usually located next to a cinema. This will be useful for people to kill time before the movie starts. The arcade will take up ½ a floor next to the cinema.

The youth also play an active role in shaping the major social and political advancements through their abilities to connect to the communities at that age. The youth is an essential asset; a pool of talent, ideas as well as energy, that have their own importance in addressing the challenges related to global and local instability. Which is why this project prioritizes the youth in its development.

As the youth is an important asset to society, the project would focus in providing a playground as it was recognized that play is a valuable and necessary part of a healthy and productive life. The playground would be a safe place for children to frequent as the area would be monitored 24/7 by surveillance cameras which would feed all the surveillance footage back to the security control room in Desa Park City. There would also be shaded picnic tables made available in the playground area for the convenience of pedestrians, especially for parents who desire to watch over their children while they play. This makes up the playground’s seating area, together with the benches that are placed by random around the play area. The nature-inspired playground would be a natural fit when it comes to planning outdoor play paces, combining adventure and wonder of nature with the durability, safety and low maintenance of high-quality play equipment. This project is primarily for the convenience of the residents living around the area. For the youth—an open space for them to relax and connect with other youths living in the same neighborhood, at the same time, to promote their human development and for the adults—an open space for them to unwind and relieve themselves of the current world’s stress by compromising with nature. Also, the proposed playground would be able to help and promote a healthy and productive lifestyle. In addition to that, the view of the site could be improved with an addition of the proposed playground; turning it from a large plain and empty lawn to something that has been amended with large landscape features that are user-friendly. Besides improving the views of the land, the proposed playground would also improve the environment of the site as there are hardly any trees on the plot of land that was selected. This is an issue as there are no shades in that location which drives pedestrians away due to the heat from the sun that wasn’t blocked. More trees and softscape would be added to the location so as to beautify and accommodate the playground by providing shade and cool air.

  • 38. The proposed playground will be split into two main components; the upper playground and lower playground. A seating area and fitness section would also be available in the playground. The proposed playground has two separate sections so as to ensure the safety of children, as children of the older age group tend to be violent when playing. The upper playground would be for children aged 7 years and above whereas the lower playground would be for children aged 3 to 6 years. The upper playground can also be utilized by adolescents. Besides that, a fitness section would also be provided for the use of the adults as well as the convenience of having a seating area.

  • 40. CONCLUSION At the end of this project, we have concluded the importance of developing a coherent working relation among the various players of the construction industry. A proper communication channel in organizing and coordinating the team is also significant in such a way so as to create an effective working team to successfully achieve the goal in managing a project. We are also able to document our observations as well as produce systematic and convincing presentation and reports, from all the research and analysis that we have done. In conjunction to that, we harnessed the ability to justify the feasibility of a development and improve the proposal to serve the purpose of the development.
