Introduction
In this project, we have to find a specific empty land to start a small construction project in a
group of two. The land that we found should not exceed 1200m2 and smaller than 900m2.
The project that we propose should serves one of these purposes:
1. Recreation area
2. Commercial area
3. Industrial area
4. Agricultural area
5. Tourism area
6. Residential area
After our discussion, we decided to build a commercial area. According to the tasks given,
we have to study, observe and analysis our site. Not only that, we have to study the impacts
of our project to the surrounding community and the client. Next, we have to do research
about the site and gather the information including our ideas for building the commercial
area. After that, we are required to compose them into a A4 size bounded report with
minimum 20 pages.

Aboutour site:
Our site islocatedat Taman Perindustrian,Jasin,Melaka.Whichisbeside the Jln.Sallehand
opposite the residential area.Topographyof oursite isplain, full of weedsandcontentsome trees.
The area of our site isstart fromintersectionof the road. The reasonswe choose thisarea to
become oursite is because itislocatedopposite residentialareaandnearby industrial areawhich
will provide agoodconsumerbetweenthe workersof industryandthe residents.Beside,the
geologyof thisareais stable whichprovide the bestchoice todevelop.
The populationaroundthisareais concentrated,mostof the residentsare Hindu,because the
Hindutemple isnearby.There are noany commercial buildingaroundthisarea.Thisareawill only
be usedwhenthere are some celebrationfestival suchas Diwali, Holi,Thaipusan/Kawadi.

Rationale
Proposal
The empty land that is chosen by us is an empty land in Jasin, Melaka which is the
hometown of Riven Hau. This land is chosen because there is nothing there except trees and
grass. Besides that, the topografi of that place is plain and easy to build any buildings on it.
The grass and trees will be removed for the construction to start.
Reasons
Why we proposed to build a commercial area?
We decided to build a commercial area because we found that there is no hawker store or
restaurant that sell food around that area although there is industrial area and residential
area at that place. The workers working in the industrial area and the residents living in the
residential area need to have a place where is near and sell good local style food. After we
discussed to each other, we finally decide to build a commercial area which focus on
catering business.
Introduction to Commercial Area
Commercial means involving or relating to the buying and selling of goods. Therefore,
commercial area is a real estate intended for use by for-profit business, such as office
complexes, shopping malls, service stations and restaurants. It may be purchased outright
by a developer for future projects or leased through a real estate broker. Leasing
commercial areas such as commercial office space is one of the largest expenses incurred by
new and expanding businesses. Commercial area is very important although it only take up
about 5% of a city’s land which is quite small. Commercial area provide jobs for the people
and bring money into the society. Commercial area is for commercial activities such as
buying and selling of goods, services in retail businesses, wholesale buying and selling,
financial establishments as well as wide variety of services that are broadly classified as
“business”. Our commercial area will focus on catering business.

Benefits and Impacts
Surrounding community/enduser
Social Benefits
It is very convenient for the workers and the residents if there is a food center built at that
place. That spot is near the industrial area and residential area, so they do not need to go
afar to find place that sell food. Parking spaces are also provided for their convenience.
This commercial area will be opened for 24 hours a day, so anyone can always go and buy
the food at any time, even at midnight. It is very tiring for the staff working there if they
need to work for 24 hours a day. Hence, there will be shift working everyday even for the
hawker.
The commercial center only provide halal food and food made of cow will not be provided.
This is to pay respect for the Hindu that consist of most of the people living and working
there. Hindu temple also is provided there.
Although there are many benefits, there may also has bad impact. The vehicles that will be
increasing in that area may have bad impacts on the residential area. The residential may
become noisier and dirtier because of the people who come to the commercial area.
Economic Benefits
The food sold in the commercial area is cheap and within budget. The food will also suit the
taste of the people there as they sell local food. Hence, the workers and the residents save
their effort and petrol money as they do not need to drive a long way to find food that serve
their taste.
Building the commercial area also can provide job opportunity. The housewives or people
that have potential can take this opportunity to show their potential in cooking and earn
some income.
PsychologicalBenefits
The commercial area provide a place for the workers and the residents to rest and relax
after work. In this way, they can relieve their stress and continue their work with more
energy.
Client
The client can earn money through collect rental from the hawkers.

Concept
The topic that we have chosen is commercial area. We decided to create a relaxing and
modern feeling of commercial area for the surrounding community. The purpose of creating
this commercial area is for the convenience of the surrounding community. Hence, we wish
they will feel relax and enjoy their meal when they are in this commercial area.
Softscapes
More vegetation such as trees,
shrubs and flowering plants will
be planted in the commercial
area. The natural green from
the vegetation are seen as
tranquil and refreshing, with the
natural balance of cool and
warm (blue and yellow)
undertones. Green color not
only has calming effect, it also is
thought to have stress relieving and healing ability. Hence, we wanted to create a calm,
relaxing and refreshing atmosphere in the commercial area so the workers from the
industrial area and the residents can relax and rest for a while at here after work.

Different colors of flowers will be planted in the commercial area to beautify the place. The
flowers should not be too hard to take care of as there will be nobody to take care of them
too often. The flowers will be easy to take care of and low cost.
Hardscapes
Standard parking spaces will be provided for
surrounding community’s convenience.
However, the parking spaces may be not
enough as limited spaces are provided for
parking purposes. There is an empty land
beside the commercial area. The vehicles may
park at there especially the heavy vehicles
such as lorry from the industrial area.
Smoking and non-smoking areas will be separated
so that people who do not like the smell of the
smoke will not feel uncomfortable. Smoking area
will be at outside of the building and vegetation
will be planted so that they will not feel hot. Plants
also will receive the carbon dioxide from the
smoke and eventually can reduce pollution. Non-
smoking area will be placed inside of the building
where this area will be separated from the
smoking area with a tall glass wall. The tall glass wall also allow the people inside to see the
view outside.

Tables and chairs in
this commercial area
will be red and color
and modern designed.
The color red which is
one of the primary
colors is said to be
the color to provoke
the most response among humans. Putting red color in a
restaurant is said to be a great benefit as red can increase our appetite. Hence, red color
tables and chairs will be placed in the commercial area to increase the appetite of the
customers. Table umbrellas will be provided to shade the customer when they are enjoying
their meal outdoor.
Outdoor lighting will be provided so that the commercial area will not
so dark at night. The outdoor lighting will also be in modern designed
to suit our concept. The outdoor lighting may combine with the pot to
save spaces. The design is also very
interesting and attracting.
Public toilet will be provided, not only for the customer,
the staff working at the commercial area also need the
public toilet. The public toilet should be clean and not too
near to the kitchen to avoid the smell of the toilet enter
the kitchen.
Nobody is allowed
to smoke in the
toilet.

Many rubbish bin will be provided in the commercial area to maintain the cleanliness of the
area. The rubbish bin also will be modern designed.
Counter will be provided to collect money. The customers will order food from the hawkers
and pay the food at the counter by using the receipts. This is to avoid the hawkers will touch
the money when cooking. We must maintain the hygiene of the place. There may will
happen food poisoning if the hygiene is not maintain in a good level.

Problems that need to be encountered
Hygiene
Hygiene is very important for catering business.
They should be very careful so that cases such as
food poisoning will not happen. The toilet and the
kitchen should be cleaned always. The hawker
should also maintain the cleanliness of their own.
Electric supply
Electricity is very important in a business.
Hence, electric supply should be connected to
the commercial area so that the business can
run smoothly.
Water system
Water is very important in catering business, so water
have to be connected to the commercial area. They
need water to wash dishes and food.
Approvalfromthe government
We need approval from the government if we want to build a building on an empty land.

CONCLUSION
Therefore, as the developer of the site, develop a commercial area is bring a lot of benefit to
the end user and client . It is provide convenience to residents and workers.Especially for
the workers which can having their meal inside the food centre without going too far out of
their working area. They will have more time to rest and having their meal without rushing
because the food centre is near by their working space. As the developer, we are confident
to the food centre its sustainability and beneficial design. It will provides benefits to the end
users and good consumers for our client.

INTRODUCTION TO THE CONSTRUCTION INDUSTRY | FINAL PROJECT | THE PROJECT PROPOSAL | INTRODUCTIONTO THE CONSTRUCTIONINDUSTRY Page 3 Introduction In this project, we have to find a specific empty land to start a small construction project in a group of two. The land that we found should not exceed 1200m2 and smaller than 900m2. The project that we propose should serves one of these purposes: 1. Recreation area 2. Commercial area 3. Industrial area 4. Agricultural area 5. Tourism area 6. Residential area After our discussion, we decided to build a commercial area. According to the tasks given, we have to study, observe and analysis our site. Not only that, we have to study the impacts of our project to the surrounding community and the client. Next, we have to do research about the site and gather the information including our ideas for building the commercial area. After that, we are required to compose them into a A4 size bounded report with minimum 20 pages.

The area of our site isstart fromintersectionof the road. The reasonswe choose thisarea to become oursite is because itislocatedopposite residentialareaandnearby industrial areawhich will provide agoodconsumerbetweenthe workersof industryandthe residents.Beside,the geologyof thisareais stable whichprovide the bestchoice todevelop. The populationaroundthisareais concentrated,mostof the residentsare Hindu,because the Hindutemple isnearby.There are noany commercial buildingaroundthisarea.Thisareawill only be usedwhenthere are some celebrationfestival suchas Diwali, Holi,Thaipusan/Kawadi. INTRODUCTION TO THE CONSTRUCTION INDUSTRY | FINAL PROJECT | THE PROJECT PROPOSAL | INTRODUCTIONTO THE CONSTRUCTIONINDUSTRY Page 6 Rationale Proposal The empty land that is chosen by us is an empty land in Jasin, Melaka which is the hometown of Riven Hau. This land is chosen because there is nothing there except trees and grass. Besides that, the topografi of that place is plain and easy to build any buildings on it. The grass and trees will be removed for the construction to start. Reasons Why we proposed to build a commercial area? We decided to build a commercial area because we found that there is no hawker store or restaurant that sell food around that area although there is industrial area and residential area at that place. The workers working in the industrial area and the residents living in the residential area need to have a place where is near and sell good local style food. After we discussed to each other, we finally decide to build a commercial area which focus on catering business. Introduction to Commercial Area Commercial means involving or relating to the buying and selling of goods. Therefore, commercial area is a real estate intended for use by for-profit business, such as office complexes, shopping malls, service stations and restaurants. It may be purchased outright by a developer for future projects or leased through a real estate broker. Leasing commercial areas such as commercial office space is one of the largest expenses incurred by new and expanding businesses. Commercial area is very important although it only take up about 5% of a city’s land which is quite small. Commercial area provide jobs for the people and bring money into the society. Commercial area is for commercial activities such as buying and selling of goods, services in retail businesses, wholesale buying and selling, financial establishments as well as wide variety of services that are broadly classified as “business”. Our commercial area will focus on catering business.

That spot is near the industrial area and residential area, so they do not need to go afar to find place that sell food. Parking spaces are also provided for their convenience. This commercial area will be opened for 24 hours a day, so anyone can always go and buy the food at any time, even at midnight. It is very tiring for the staff working there if they need to work for 24 hours a day. Hence, there will be shift working everyday even for the hawker. The commercial center only provide halal food and food made of cow will not be provided. This is to pay respect for the Hindu that consist of most of the people living and working there. Hindu temple also is provided there. Although there are many benefits, there may also has bad impact. The vehicles that will be increasing in that area may have bad impacts on the residential area. The residential may become noisier and dirtier because of the people who come to the commercial area. Economic Benefits The food sold in the commercial area is cheap and within budget. The food will also suit the taste of the people there as they sell local food. Hence, the workers and the residents save their effort and petrol money as they do not need to drive a long way to find food that serve their taste. Building the commercial area also can provide job opportunity. The housewives or people that have potential can take this opportunity to show their potential in cooking and earn some income. PsychologicalBenefits The commercial area provide a place for the workers and the residents to rest and relax after work. In this way, they can relieve their stress and continue their work with more energy. Client The client can earn money through collect rental from the hawkers.

We decided to create a relaxing and modern feeling of commercial area for the surrounding community. The purpose of creating this commercial area is for the convenience of the surrounding community. Hence, we wish they will feel relax and enjoy their meal when they are in this commercial area. Softscapes More vegetation such as trees, shrubs and flowering plants will be planted in the commercial area. The natural green from the vegetation are seen as tranquil and refreshing, with the natural balance of cool and warm (blue and yellow) undertones. Green color not only has calming effect, it also is thought to have stress relieving and healing ability. Hence, we wanted to create a calm, relaxing and refreshing atmosphere in the commercial area so the workers from the industrial area and the residents can relax and rest for a while at here after work.

The flowers should not be too hard to take care of as there will be nobody to take care of them too often. The flowers will be easy to take care of and low cost. Hardscapes Standard parking spaces will be provided for surrounding community’s convenience. However, the parking spaces may be not enough as limited spaces are provided for parking purposes. There is an empty land beside the commercial area. The vehicles may park at there especially the heavy vehicles such as lorry from the industrial area. Smoking and non-smoking areas will be separated so that people who do not like the smell of the smoke will not feel uncomfortable. Smoking area will be at outside of the building and vegetation will be planted so that they will not feel hot. Plants also will receive the carbon dioxide from the smoke and eventually can reduce pollution. Non- smoking area will be placed inside of the building where this area will be separated from the smoking area with a tall glass wall. The tall glass wall also allow the people inside to see the view outside.

The color red which is one of the primary colors is said to be the color to provoke the most response among humans. Putting red color in a restaurant is said to be a great benefit as red can increase our appetite. Hence, red color tables and chairs will be placed in the commercial area to increase the appetite of the customers. Table umbrellas will be provided to shade the customer when they are enjoying their meal outdoor. Outdoor lighting will be provided so that the commercial area will not so dark at night. The outdoor lighting will also be in modern designed to suit our concept. The outdoor lighting may combine with the pot to save spaces. The design is also very interesting and attracting. Public toilet will be provided, not only for the customer, the staff working at the commercial area also need the public toilet. The public toilet should be clean and not too near to the kitchen to avoid the smell of the toilet enter the kitchen. Nobody is allowed to smoke in the toilet.

The rubbish bin also will be modern designed. Counter will be provided to collect money. The customers will order food from the hawkers and pay the food at the counter by using the receipts. This is to avoid the hawkers will touch the money when cooking. We must maintain the hygiene of the place. There may will happen food poisoning if the hygiene is not maintain in a good level.

They should be very careful so that cases such as food poisoning will not happen. The toilet and the kitchen should be cleaned always. The hawker should also maintain the cleanliness of their own. Electric supply Electricity is very important in a business. Hence, electric supply should be connected to the commercial area so that the business can run smoothly. Water system Water is very important in catering business, so water have to be connected to the commercial area. They need water to wash dishes and food. Approvalfromthe government We need approval from the government if we want to build a building on an empty land.

It is provide convenience to residents and workers.Especially for the workers which can having their meal inside the food centre without going too far out of their working area. They will have more time to rest and having their meal without rushing because the food centre is near by their working space. As the developer, we are confident to the food centre its sustainability and beneficial design. It will provides benefits to the end users and good consumers for our client.
