- Let’s begin the discussion with: Why should garages and lots offer electric vehicle charging? Isn’t everyone just going to charge at home overnight?
- Garages can be lots of things – this is a library garage in Kansas City, for instance. How we can take advantage of the parking opportunity to help the uptake of electric vehicles?Can promote adoption and awareness. Offer all day charging:8 hours is 8 hours. Urban garages & lots serve residential users as well as daytime parkers.Help overcome range anxiety. Actually extend range. Acknowledge we are part of the car’s “eco-system” – important concept to BMW, a new GPC partner very committed to sustainabilityIt’s hip. Building owners like it. Tenants want it. It’s a service, an amenity we can offer in a highly competitive market: EV charging and going green help our bottom line.* Like making a garage look like books – we do it because we can – and because it’s good.
- We add public value when do.Edison Parking, which runs many surface lots in NYC, appreciates the public relations value.No longer is it vilified as scourge infesting lots that should be community gardens or buildings.Now its lots have green walls, offer zip car locations, charge sustainable vehicles and even get celebrated by the Mayor!Parking, then, morphs from becoming a symptom of the problem into a piece of the solution.
- Ben asked us to talk about the best locations for EV charging stations….. This affects both installation and maintenance costs, as well as performance.
- Garages – and attended lots – offer a protected, staffed alternative to unattended EV charging stations. Here, one of our members who manufactures EV charging stations points to the some of the obstacles to on-street charging, especially in areas of the country with snowfall.
- Early experience suggests choosing high visibility spots - within site of booth or manager – both to assist vehicle charging and for security.Obviously protected areas – away from snow and ice – are key.(Sorry, I couldn’t resist using this picture.)
- Installing near existing electrical service helps save on installation costs.
- So how do we handle the potential for vehicles “hogging” a limited number of EV charging spaces?
- First of all, we should be so lucky as to have this problem. My guess is that most EV charging spots in US garages are, as we speak, unoccupied right now.
- One approach as EVs hit the street and demand rises is to use parking valets to manage access to the limited resources of chargers.
- Single chargers can be placed between two parking spots, so two EVs can be accommodated.
- Here’s such a two space charging set-up. This is below my gym. (I love pointing out the not infrequently present Teslas and telling people it costs over $100,000!)(By the way, there’s been a lot of controversy in California about approaches to encouraging sharing of EV charging units. Google “California Assembly Bill 475” for the details.)
- This is again Control Module, which has a ceiling mounted unit that, at the push of a button, drops down and later retracts. It can also slide along a mount, accommodating serial charging of multiple EVs parking in a row.
- For airport parking, a level 2 charge can completely recharge a car in a day over a multi-day stay. Valet parking, which is often done at airport lots, can work well here to share chargers. For instance, cars can be scheduled for charging the day before the parker is to return.Additionally level 1 charging, with a bank of low-cost normal 110 outlets, can cheaply and effectively accommodate the charger needs of long term parkers.
- Figuring out the model, models, for sustainable – profitable - non-residential EV charging is a central question. There are multiple approaches being tested in the parking garage marketplace.
- Mark is going to talk in a bit about the ChargePoint system, a leading system of common payment regardless of the charging station ownership. It’s being deployed by another of GPC’s launch partners, Central Parking.350Green is another player in this marketplace. They just teamed up the nation’s largest real estate company, Simon Property.
- Some parking operators are offering “free” charging - provided you pay for the parking. These operators argue that most EV drivers will only be topping off their charge, that the modest electricity costs can be absorbed in the parking fee, and that the promotional value and loyalty being built are worth the cost.
- Some have turned this concept into a mantra. This is an example of some of the marketing from Green Garage Associates, another of our launch partners.
- Both level 1 and level 2 charging isoffered – and celebrated – with the “free juice bar” marketing approach.This approach is witty and fun – like owning an cool electric vehicle should be.(This “free” charging approach is also attractive to hotel operators, who can offer it like free wifi as an amenity as part of its overall parking program.)
- Ben asked if those planning and building parking facilities are preparing for increasing demand for EV charging.
- The answer is yes, at least among the more thoughtful parking operators and consultants. Part of GPC’s mission is to raise the bar for thinking about what parking can be – “we’re changing the nature of parking,” we like to say. Here’s an example of a facility being developed in Ann Arbor by Carl Walker Associates, and that stresses the importance of Green Parking Council demonstration projects. Carl Walker is a leading parking consulting firm, and this was part of its presentation at the National Parking Association annual meeting. This kind of industry “will-building” is putting EV charging, and sustainability, on the parking industry’s mind.
- Because I live here, in know that Connecticut is rebuilding its highway rest steps. While Clean Cities representatives have not (yet) convinced them to install EV charging stations, they have, I believe, insured that the wiring infrastructure is being installed as the rest stops are renovated.
- Where’s this all going. You’ll hear from Skeeter at Canopy, and from Michael at the Car Charging Group on this later, but here are some parting thoughts.
- While we are anticipating the early adopters, hype is good. We can and should be the cart leading the horse. It’s good for the auto industry, it’s good for the planet, it’s good for forward-looking parking operators, and it’s good for nurturing early adopters.
- Raising the bar and recognizing industry leaders is important. We recently celebrated 25 parking operators and structures across North America for their commitment to sustainable parking practices of all sorts. Here another of our launch partners, Standard Parking, worked with an incredibly beautiful garage in downtown Boston to celebrate their work. While we visited there, the operator of the garage told us how one of her regular parkers was eagerly awaiting the arrival of his Chevy Volt and was encouraging her to provide charging for him. It’s wonderful to hear these stories of emerging demand.
- Figuring out beautiful, iconic ways of promoting electric vehicles and their charging is vitally important right now to nurture the industry. This is at a Dell Computer facility.You can find many more approaches out there.
- Here’s an example of a “Green Garage Oasis,” offering recycling, EV charging , tire inflation and other green amenities in a very public, celebratory way. This is a Brookfield property in LA (they’re another GPC launch partner) using publicly-funded (probably with stimulus funds) Coulomb / Charge Point chargers.As Volts, Leafs and other EVs roll-out, I think we’ll expect to see more of these place-making approaches to EV charging in parking facilities.It’s a wonderful opportunity for celebrating and encouraging sustainable business, transportation and good living practices.
