MODULAR CONSTRUCTION
• There are many different ways to define the modular construction but
one basic definition of modular construction can be given as follows:
• “Modular Construction is a pre-engineered process of making any
structures or elements in a factory that is off-site and are delivered to
the sites and assembled as large volumetric components or as
substantial elements of any structures.”
• It can also be defined as “A modular building is a pre-engineered
structure that is flexible enough to satisfy virtually any requirement
tougher than standard drywall construction, expandable, can be
relocated and completely re-usable.”
MODULAR CONSTRUCTION (CONT.)
• With increasing industrialization to the building industry, steadily
larger parts of buildings are made up of prefabricated components,
delivered to the building site from the factories.
• Modular design, or "modularity in design", is a design approach that
subdivides a system into smaller parts called modules or skids, that
can be independently created and then used in different systems.
WHY CHOOSE MODULAR
CONSTRUCTION
• One of the major reason to adopt modular construction is that not only can
one save up to 35% on the initial construction costs like labor and
materials, but there are other benefits as well.
• Another major reason is about the quality as one can attain a suitable
quality in the elements of any structures that are to be pre-fabricated or
pre-cast in the construction factory.
• Modular construction takes most of the construction phase away from the
building site. Quicker and efficient factory processes are replacing the slow,
less productive site activities.
• Sustainability in modular construction can be achieved through the
factory production of the modular units
• For a modular construction project to complete with a good result,
proper planning, coordination and communication must exist
between various relevant parties involved from the early stage of the
project.
• A table is also shown that depicts the factors that are important in
modular construction than in conventional(standard) construction.
COMPARISON BETWEEN MODULAR AND
CONVENTIONAL CONSTRUCTION
INTRODUCTION TO MODULAR
COORDINATION
• “Modular coordination is a concept of coordination of dimension and
space in which buildings and components are dimensioned and
positioned in terms of basic unit or module.”
• The basic module is known as 1M which is equivalent to 100mm.
• It is internationally accepted by the International Standard
Organization and many other countries including Malaysia.
AIMS AND BASICS OF MODULAR
COORDINATION
• To achieve dimensional compatibility between building dimensions,
span, or spaces and the sizes of components or equipment by using
related modular dimensions.
• Making the planning simpler & clearer by distinct indication of
location of the building component in the building, both in respect to
each other & a modular grid.
• Simplification of site work.
• Limiting the member of sizes of building component so that the
linkage is based on modular measurement.
• Facilitating cooperation between designers, manufacturers, suppliers
& builders

• Providing practical and logical construction methods for the
coordination of the position & dimension of elements, components &
spaces in a building design, which will contribute to :-
• FIRST - increased design freedom
• SECOND - improve balance between quality and cost of the
manufacturing the component.
CLASSIFICATION OF MODULES IN
MODULAR COORDINATION
• There are three type of MODULE :-
• (I) Basic Module
• (II) Multi Module
• (III) Sub Module
• Basic Module :- It is the fundamental unit of size in modular coordination
and for general application to building & components .The size of basic
Module is taken as 100mm denoted by “M”.
• It is considered to be large enough to effect some variety reduction in
range of component size and is small enough to provide a flexible unit of
measurement for the purpose of design.
• Multi Module :- Certain whole multiples of basic module usually
expressed in as “M” with numeric prefix as 2M , 3M, 4M etc are
referred to as multi module.
• Sub Module:- Certain submultiples of basic module which are whole
simple fractions shall be chosen when absolutely necessary for an
increment smaller than the basic module.
• For practical considerations, this sub modular increment shall be
expressed as “M” with fractional prefix as 1/5M, 1/4M, 1/3M,etc.
• These all three types of modules are practically used in some different
levels in the construction industry mainly in abroad.
ADVANTAGES AND LIMITATIONS OF
MODULAR CONSTRUCTION
ADVANTAGES
1 Reduced Costs
• One key advantage of modular construction is that it's more cost effective
than traditional on-site building.
• Modular builders take advantage of economies of scale by building
multiple similar pieces at once.
• They also get to work on smaller pieces of the building, reducing the need
to use ladders or scaffolding.
• Finally, since the bulk of the construction and finishing work is done
indoors, there's less risk of weather-related delays in construction that can
cause workers to sit around idly waiting for the ability to work.
2 The Need for Speed:- The nature of factory building also makes
modular homes faster to build. They're frequently built on an assembly
line that continuously operate.
when they get built on-site, all that needs to be done is to have them
placed on the site and joined together.
3 New Construction :- A modular home is a new home. This means
that it's built to modern standards and comes with new appliances and
systems.
4 Quality :- The quality of the homes will be much better as the
elements will be constructed with desirable size and volumetric shapes
that will be helpful in reaching the desired quality standards expecting
from a particular client or clients.
DRAWBACKS OF MODULAR CONSTRUCTIONS
1 Limited customization :- Modular buildings can certainly be
customized, but there is often an extent or limit to how much
customization can go into it.
2 Limited service area :- The very nature of modules means they’re
going to be made in a fabrication facility, then they must be shipped to
the building location, which can be extremely far away, depending on
where that location is and where the nearest fabrication facility is.
3 Payment Plans :- Modular homes typically need to be paid for up-
front or financed on an as-you-go basis. In many cases, you won't be
able to get a traditional bank loan until you finish the home.

MODULAR CONSTRUCTION • There are many different ways to define the modular construction but one basic definition of modular construction can be given as follows: • “Modular Construction is a pre-engineered process of making any structures or elements in a factory that is off-site and are delivered to the sites and assembled as large volumetric components or as substantial elements of any structures.” • It can also be defined as “A modular building is a pre-engineered structure that is flexible enough to satisfy virtually any requirement tougher than standard drywall construction, expandable, can be relocated and completely re-usable.”

MODULAR CONSTRUCTION (CONT.) • With increasing industrialization to the building industry, steadily larger parts of buildings are made up of prefabricated components, delivered to the building site from the factories. • Modular design, or "modularity in design", is a design approach that subdivides a system into smaller parts called modules or skids, that can be independently created and then used in different systems.

WHY CHOOSE MODULAR CONSTRUCTION • One of the major reason to adopt modular construction is that not only can one save up to 35% on the initial construction costs like labor and materials, but there are other benefits as well. • Another major reason is about the quality as one can attain a suitable quality in the elements of any structures that are to be pre-fabricated or pre-cast in the construction factory. • Modular construction takes most of the construction phase away from the building site. Quicker and efficient factory processes are replacing the slow, less productive site activities.
  • 6. • Sustainability in modular construction can be achieved through the factory production of the modular units • For a modular construction project to complete with a good result, proper planning, coordination and communication must exist between various relevant parties involved from the early stage of the project. • A table is also shown that depicts the factors that are important in modular construction than in conventional(standard) construction.

  • 8. COMPARISON BETWEEN MODULAR AND CONVENTIONAL CONSTRUCTION

INTRODUCTION TO MODULAR COORDINATION • “Modular coordination is a concept of coordination of dimension and space in which buildings and components are dimensioned and positioned in terms of basic unit or module.” • The basic module is known as 1M which is equivalent to 100mm. • It is internationally accepted by the International Standard Organization and many other countries including Malaysia.

AIMS AND BASICS OF MODULAR COORDINATION • To achieve dimensional compatibility between building dimensions, span, or spaces and the sizes of components or equipment by using related modular dimensions. • Making the planning simpler & clearer by distinct indication of location of the building component in the building, both in respect to each other & a modular grid. • Simplification of site work. • Limiting the member of sizes of building component so that the linkage is based on modular measurement. • Facilitating cooperation between designers, manufacturers, suppliers & builders

CONT. • Providing practical and logical construction methods for the coordination of the position & dimension of elements, components & spaces in a building design, which will contribute to :- • FIRST - increased design freedom • SECOND - improve balance between quality and cost of the manufacturing the component.

CLASSIFICATION OF MODULES IN MODULAR COORDINATION • There are three type of MODULE :- • (I) Basic Module • (II) Multi Module • (III) Sub Module • Basic Module :- It is the fundamental unit of size in modular coordination and for general application to building & components .The size of basic Module is taken as 100mm denoted by “M”. • It is considered to be large enough to effect some variety reduction in range of component size and is small enough to provide a flexible unit of measurement for the purpose of design.
  • 14. • Multi Module :- Certain whole multiples of basic module usually expressed in as “M” with numeric prefix as 2M , 3M, 4M etc are referred to as multi module. • Sub Module:- Certain submultiples of basic module which are whole simple fractions shall be chosen when absolutely necessary for an increment smaller than the basic module. • For practical considerations, this sub modular increment shall be expressed as “M” with fractional prefix as 1/5M, 1/4M, 1/3M,etc. • These all three types of modules are practically used in some different levels in the construction industry mainly in abroad.

ADVANTAGES AND LIMITATIONS OF MODULAR CONSTRUCTION ADVANTAGES 1 Reduced Costs • One key advantage of modular construction is that it's more cost effective than traditional on-site building. • Modular builders take advantage of economies of scale by building multiple similar pieces at once. • They also get to work on smaller pieces of the building, reducing the need to use ladders or scaffolding. • Finally, since the bulk of the construction and finishing work is done indoors, there's less risk of weather-related delays in construction that can cause workers to sit around idly waiting for the ability to work.
  • 16. 2 The Need for Speed:- The nature of factory building also makes modular homes faster to build. They're frequently built on an assembly line that continuously operate. when they get built on-site, all that needs to be done is to have them placed on the site and joined together. 3 New Construction :- A modular home is a new home. This means that it's built to modern standards and comes with new appliances and systems. 4 Quality :- The quality of the homes will be much better as the elements will be constructed with desirable size and volumetric shapes that will be helpful in reaching the desired quality standards expecting from a particular client or clients.

DRAWBACKS OF MODULAR CONSTRUCTIONS 1 Limited customization :- Modular buildings can certainly be customized, but there is often an extent or limit to how much customization can go into it. 2 Limited service area :- The very nature of modules means they’re going to be made in a fabrication facility, then they must be shipped to the building location, which can be extremely far away, depending on where that location is and where the nearest fabrication facility is. 3 Payment Plans :- Modular homes typically need to be paid for up- front or financed on an as-you-go basis. In many cases, you won't be able to get a traditional bank loan until you finish the home.
