This document proposes the development of a recreational project called the Caleb & Co. Slip n Slide Park on a vacant piece of land in Taman Perling, Johor Bahru, featuring two large fiberglass water slides and ground floor retail space. The project aims to provide a community recreational space and address issues with the vacant land being overgrown and a lack of entertainment options in the area. 3. Executive Summary
This project proposal will explore the highest and best use for a recreational development project located at Jalan Belibis 6, Taman Perling in
Johor Bahru. This site area includes a piece of land totalling 12,917 SF or 1200 meter square. The land belongs to Pelangi Berhad and was part
of the development of Taman Perling which began in 1981. The land was left undeveloped and empty as it is around the local reservoir. With
this knowledge and the site available for sale, Caleb & Co. are interested in purchasing and developing the land but first an analysis of the
highest and best must be executed to determine the most feasible investment in the current market. After a thorough market and financial
feasibility analysis of potential uses for the site, Caleb & Co. has determined that a recreational development featuring two “slip n slide” pools
with 312 meter square of retail would garner the least risk and greatest return for the market. The following proposal will describe in more detail
the specific elements of this recreational development project.
Site Overview
The project site is located in Johor Bahru, Johor at Jalan Belibis 6 in the neighbourhood of Taman Perling. The site is bounded by Jalan Belibis
10, Jalan Belibis 6, Jalan Belibis 7 and Jalan Belibis 18 with close proximity to main thoroughfares including Jalan Simbang and Jalan Persiaran
Perling 1.
The site is currently empty with no existing structures, with the nearby local reservoir the only structure in close proximity along Jalan Belibis 6.
The location offers prime recreational frontage due to its close proximity in the Taman Perling residential area.

Taman Perling is a mixed development township situated in Tampoi, Johor Bahru. It was developed in 1981 and is now one of the main
townships of Johor Bahru.

7. Vegetation
Existing plant materials consist of mainly overgrown shrubs and ill-maintained tall grass. Overall visual impact very chaotic and messy, the type
of plants there are without specific shape or form. Towards the back part of the site, there are tall woody stemmed plants.
Behavioural Study
The traffic along the road (Jalan Belibis 6) is usually quiet and non-existent, the only exception being the peak hours of 6am-7am and 5.30pm-
7.30pm. These hours are the time where the majority of the residence, mainly consisting of working adults and students, leave for their place of
work or studies. This causes a slight increase of traffic during these times.

9. Microclimate
The whole site is rather sunny due to the lack of tall shady trees. The site is particularly hot in the afternoon because it is directly exposed to
intense direct sunlight. Besides, the thick vegetation and shrubs causes the environment around the site to be humid, especially after heavy
downpour, due to the vegetation ability to retain moisture better than bare ground. On the other hand, light winds occasionally blow in from the
west and east during the evening which provides a cooling sensation and a pleasant feeling. The map shows the direction of which the sun rises
and sets in respect to the site and its surrounding area.

The site is relatively flat; some area has an undulating slope with approximately 8m height. The section above shows elevation of the slope of
the site.
Precedent Studies
Waimanalo Reservoir, Hawaii, US
It is a giant 120 metre wide, man-made reservoir located on the island of Oahu. It is also a working reservoir that serves 126 acres of agricultural
land in the town of Waimanalo. It is illegally used periodically by the residents as a massive “slip & slide”, especially in the summer.

It is an indoor surfing system that produces a constant wave, suitable for surfing. It uses an ingenious water dispensing system to produce
smooth linear flow wave which makes it very suitable for surfing and sliding on.

The goal of the project is to develop the land and create a recreational centre for the community

The objective of this project is to create a centre where residents could get together and know one another to build a sense of community.
Besides that, it is also to create a centre where residents can relax and unwind as and when they would want to.

12. Description
The Caleb & Co. Slip n Slide Park will be designed to emphasize modern symbolic architecture to provide contrast to the surrounding residential
area and serve as a new landmark and symbol of Taman Perling. The design features an acrylic façade on the front side which is facing the main
road with extra high glass panel windows. The recreational building will feature 2 floors with 16,275 SF of space with 3358 SF designated for
ground floor retail use and 12917 SF of recreational space. The building would stand out as it is located in the midst of a residential area with its
modern design and is to serve a purpose as the new landmark of Taman Perling. The retail part of the building will feature four units and would
be facing Jalan Belibis 6. The retail units will offer open and spacious floor plans, ten foot ceilings which angles to seven foot at its lowest
points, tiled flooring, floor-to-ceiling windows, centralized air conditioning and basic lighting.
The building structure will be two levels of stick build wood framing. It should be noted that if the building exceed five floors then the cost of
construction would be significantly more expensive due to additional structure requirements including an infinity hybrid system or concrete
structure rather than the cheaper stick build that is currently being used. The ground floor consisting the retail units will only take up the front
third of the site due to the rising slope towards the back two-thirds of the site. The ground floor would be 13 feet from floor to floor. The first
floor, also the rooftop, is where the two “slip n slides” are located. In between these two levels there is an intermediate level which serves as the
administration and registration office for the “slip n slide” park. The total height of the building would be 38 feet.

15. Justification of Project
Key Problems
Overgrown shrubs could potentially be a breeding ground for harmful creatures. E.g. mosquitos, rats, snakes, fly, which will post as a threat to
the welfare of the nearby residence. The overgrown shrubs could also become a hotspot for drug addicts at night as the shrubs provide a covered,
concealed area at which they can gather and carry out their activities. This could lead them to loiter around the area and pose as a threat to the
residents. Furthermore, the piece of land is an eyesore to the residents nearby, with its messy and disorganized appearance. This discourages the
residents from passing that area and causes that area to be slightly deserted.
There is also a clear lack of entertainment and recreational activity hotspots around the area of Taman Perling, the closest and only one being
Perling Mall. This is the case even though the main demographic of Taman Perling consists of families with children under the age of 18 with a
percentage of 68%. Many of these families would usually have to travel a fair distance to downtown Johor Bahru to look for a recreational
centre. This reduces the frequency of which families get to have fun together and distress as most residents would rather save the hassle of
travelling and stay at home.
Design Solutions
Through this project, the vacant land would finally be occupied. The land would be cleared and tidied up to make way for the “Slip n Slide”
Park. By doing that, the issue regarding the land being a breeding ground for harmful creatures can be overcome. Moreover, during the
construction of the “Slip n Slide” Park, the surrounding land area would have to be cleared of all the overgrown shrubs and wild plants. This
would help to make the site look much neater and tidier, encouraging people to walk pass this area once again, increasing foot traffic in this area.
This recreational project would also help to elevate Taman Perling as a recreational hotspot to the residents around. This would provide an
avenue at which the residents can relax and have fun together as a family. This promotes happier families as well as keeps the residents more
relaxed and less stressed so that go and perform better throughout their daily routine.
Project Benefits and Impacts
This project was designed with the community in mind. Thus it should naturally bring benefits to the community. First and foremost, with the
construction of the “Slip n Slide” Park, the residents from around Taman Perling would have a recreational hotspot which is in close proximity
to their house. This project would also breathe new life into a once vacated and undeveloped land. This land was left on its own which led it to
be overgrown with plants and shrubs, causing it to be an eyesore to the residents around.

 The recreational project should be relevant and suitable for the site.
 The Jalan Belibis housing area consist of both high cost and low cost houses. Thus a small sized water theme park is more suitable as the
entry fees wouldn’t be too high which would be affordable for every resident there.
 The building structure is required to be waterproof concrete and fiberglass with steel support to match the site constrains and also site
criteria.

Front Acrylic Façade
To provide the “Slip n Slide” Park certain design flair, an acrylic façade that runs the full length of the building is attached to the front side. It
consists of a series of acrylic sheets that run down the front of the building. There are four different tones of acrylic sheets, all a variation of blue,
and together, they give an impression of water flowing down the side of the building. This gives passer-by’s an idea of the purpose and activity
of the building which is that of a water-based recreational development.
Floor-to-Ceiling Glass Windows
In the design of the “Slip n Slide” Park, floor-to-ceiling windows have been incorporated. This type of windows allows a huge amount of
sunlight in two the retail units and helps to give an overall open atmosphere to the retail units. Furthermore, the huge expanse of the glass
windows also allows a huge amount of natural light in which reduces the dependency on electrical lighting to only the night time and cloudy
days. This safes the energy consumption of the building and allows the building to be eco-friendly.

20. Retail Units
A total of four retail units are incorporated into the design of “Slip n Slide” Park. These retail units are built on the front side of the building,
facing Jalan Belibis 6. Each of these retail units have a floor area of approximately 835 SF. The retail units were incorporated into the design
with the intention of having it occupied with restaurants and cafes to serve both the customers of “Slip n Slide” Park as well as the nearby
residents.
“Slip n Slide” Pool
Based on the design and working principle of the Waimanalo reservoir, it is fundamentally a pool with angled slides which were designed for
you to slide down from. This essentially makes the whole “Slip n Slide” pool one massive water slide. To make it easier to slide down from,
technologies from the Surf’s Up Park has been adapted and installed in this design.

Concrete wall
 TopProof waterproof concrete which contains two specially formulated admixtures.

 Increases the density of the mix and minimising the size of the pores.
 Fills the remaining pores ensuring a completely watertight finish.
Acrylic façade
 Acrylic wall coating supplemented with anti-mould and anti-algae which is suitable for outdoor use.
 Waterproof and adequately breathable.
 Easy to apply.
 High compatibility and adhesion, filling power and rapid application on different types of surfaces.
 Guaranteed excellent protection against atmospheric agents.
 Colours with a value of light reflectance of LRV>25, especially suitable for the application on eternal thermal insulation systems.

 Analyse the configurations of the basic structural components for the retail units as well as the two “Slip n Slide” pools.

 Ensure that the fire safety system of the building is up to standard and provide a safety plan in case of the occurrence of a fire.

28. Mechanical and Electrical Engineer
 Work together with architect in order to construct a plan for electrical works.
 Act as the specialist in electrical works, e.g. lighting, wiring, air conditioning.
 Ensure good ventilation of the retail unit, changing room, bicycle parking area, admin office and ticket counter.
 Ensure all electrical appliances such as fire alarms are safe to use.
Contractor
 Tenders the work of constructing “Slip n Slide” during preliminary stages.
 Achieves and finishes the job of “Slip n Slide” within the allocated time and budget.
 Cooperate with other professions during the construction process of “Slip n Slide”.
 Carry out quality construction of “Slip n Slide” by hiring a multi-disciplined workforce controlled by an experienced management team.

Water Slide Sub - Contractor

29. Plumbing Sub - Contractor
 Act as the specialist in plumbing works, e.g. the water tanks, water pump, piping, etc.
 Install water pumps in the slide to ensure sufficient water flows.
 Ensures sufficient water supply for retail unit.
 Install water sprinklers for fire safety of retail unit.
 Cooperate with civil and structural engineer and the water slide sub-contractor during construction of the slide.
Supplier
 Supply both core and sub materials for the construction of “Slip n Slide” such as waterproof concrete, painting, glass windows, doors,
etc.
 Ensure every materials and equipment reaches the site on time.
 Ensure that the materials are transported safely and reaches the site in good condition.
Maintenance
 Hydraulic engineering project contemplates adequate filtration rates and recirculation times.
 Uses lower filtration rate which implies a lower consumption of chemical products and guarantees an excellent water quality.
 Uses the pump from center circulation system to remove water and sends it through the filter for removal of any dust, dirt and debris.
 Test the water 2-3 times a week to maintain adequate water balance and sanitizer levels.
 Proper testing for adequate sanitizer levels as well as pH and total alkalinity and also calcium levels to prevent presence of metals in the
water.

 Sanitize the water with chlorine to kill bacteria.
 Stabilized chlorine products are protected from sunlight degradation and keep the water clean
 Shocking the pool on a regular basis to eliminate waste.
 Prevents algae and cloudy water problems.
 Using algaecide which act as a backup to the sanitization program and prevent algae from starting and growing in the pool.
 Adding algaecide after every shock treatment.
