Important Technical Tips
* Remarks= All are suggestion only not exact.
*All Menstioned Costs are validates in the years rane from 2015-2019
I want to construct house/home.
give me(any) sugestion*?
After completion of this seminar
• How to start and plan for construction of house.
• How money can be saved, in constructing a building. - Some rough Thumb rules
• How can long life buildings can be contructed. – safty Thumb rules
• How a house can be made eco freindly.
• How cracks can be avoided on the wall.
• How to select building material for construction of house.
• Where Should I buy site.
• Is it necessary to provide PILLERS.
• Is it necessary to contact Engineers.
Etc..,
Money:
• Rupees either saving or loan.
Money:Cost:
Your requirement: -
Middle class family (2 laks to 5 laks rupees ) :
30’X30’, or below i.e., 20’X30’, 15’X 30’, 25’X25’
High Class Family (5 to 1 million rupees):
40’x60’ or below i.e., 30’X40’, 40’X40’, 40’X50’,
Sofesticated/Rich family ( above one to three million rupees):
60’X90’ or below i.e., 50’X60’, 50’X50’, 60’X80’,
Ultra rich family (above three million):
Note: Scale: 1”=25’
Money:Your requirement: -
Middle class family (2 laks to 5 laks rupees ) : 30’X30’, 20’X30’, 15’X 30’, 25’X25’

Sofesticated/Rich family ( above one million rupees): 50’X60’, 50’X50’, 60’X80’, 60’X90’
Thumb rule to estimate the cost of constructing a house:
In Non Metripolitan cities Metropolitan cities
Cost= Your site sizeX2600 Cost= Your site sizeX3500
Ex= 30X30X2600 = 30X30X3500
=2340000 rs. = 3150000 rs
How much money you should have before construction – Thumb rule :
• I don’t have a site: ---- = 60% X Cost,
• I already have a site: --------= 40% X Cost,
• Rest of the money from loan :
Where should I buy site
1. Near to the city (for fully developed cities,)
2. Inside the developing cities,
3. Area where future development will be there.
4. Near(30m) to the roadway,
5. Away (atleast 500m) from the Highway, Railway, Bus stations, railway station.
6. Near to the school (500m to 3km), Hospital (1 km to 10km),
7. Away from the factory, Thermal Power plant, Water logged areas and depressions, mincipality high drainage
canals, Muncipality solid waste disposal sites.
8. Drinking water (Munciaplity water facility, sewage facility, Electrical facility, bus/train facility)
Should I Contract Engineers?
Money is ready,
Site is ready,
Thumb Rule is:
Its better to contact if ANY FREINDS, RELATIVES
Else no need: site size below and 30’X20’
why: Uneconomical
Needed: Site size 30’X30’ and Above
Why : There will be savings of overall cost atleast 10%
There will be no stress over work progress,
Early planning till finishing no need to worry,
Suggestions, contacts of differnet workers such as carpenter, mestry, material suppleys etc.
How to select Engineer/Architect.
If known Engineer Such as family relative, freinds or co-freind.
Local Engineer who worked atleast in three building or Engineer with five year experience,
Select atleast such three Engineer’s information: Where they worked previously
His communication with costomers (feedback from three)
Previous costomer satisfaction (feedback from three)
OR, Non local Experts for Design and Planning of House and Planning of work progress.
Type of Contracts: with Engineer
1. Supervison only........ If you already have contacts of materials suppleyer and workers, 2.5% to 5%
2. Complete work with material......... Advantages: Quality material, strong structure, Estimated cost.
Documents and political Approvals
Approved Layout.
LRS permission( Land Regulation scheme)
Take as much as time till 6 months. Not more than that.
Have some ideas what should you have/dream house.
Share you Ideas with your family and freinds correct with Engineers.

For above 30’X30’ and black soil,
Test: SBC and soil Density –
Get foundation Recommandation from Engineer/Expert
For lesser size site : Shallow foundaiton
Materials procuremnts:
Before starting work 40% of materials, at the end of the foundation laying
Bricks clay bricks - Cool buildings, less wastage of materials, - --wetting of bricks with water
19X9X9 cm Despersion on immersion
Edges, Metallic sound
Should not break from 90cm fall
well burnt
Concrete bricks – Cost saving, Well cured, straight edges
39X19X19 cm Wastage of matrieals Govt approved,
High heat in life long stregth test passed

Cement :33 grade,
non exposed to atmosphere, Store in dry places
Steel: It should away from humid atmosphere as far as possible,
TMT bars,
Don’t construct single wall with Combination of clay brick and concret block bricks.
Should I provide pillars?
Thumb rule is :
Yes for above 30’X30’ site,
Should I provide pillars?
Load bearing wall:
• All load will transfarred through walls only
• Strong bricks, with essential lintel
• Quality Doors and Windows
• Cost is lesser
• There no scope for further development
• Care should be taken while construction
(alignment)

Framed structure:
• All load will transfarred through pillars only
• Low quality bricks Doors and Windows
• Cost is higher
• There is scope for further development
• Pillars should be designed from Engineer.
Thumb rule:
Below 30’X20’
9”X1’ column is k
Water Tanks (Sump and over head tank)
To avoid future problems of water shortage
To survive atleast three weeks without external supplay of water.
For sump:
Simple thumb rule is
Capacity of the sump = No of residents X 1000ltrs where there is no scarce of water.
Capacity of the sump = No of residents X 2000 ltrs where there is scarcity of water
Over head tank:
Capacity of the tank = No of residents X 350 ltrs
Should be Carefully waterproofed.
Sump construction should start at the time of laying foundation only.
During constuction
Simple thumb rules:
Aftar foundation is layed and refilling of soil is done wait atleast 1 month (30’X30’) to 3 months
(40’X60’)……….......to avoid settlement cracks
While constructing wall, Its progress should be only 1m/day. ..........inferior construciton
Bricks should be wetted with water before placing in the wall...............infiriority
Pillar progress should 1m/3weeks only.,.................attain full strength
Curing with water should be done daily two times, morning once and evening once atleast one month where
cement has been used..........................Cracks
Alignment of walls with pillars .
Roof is level,
Cross checking materials used with work progress.
First completion of ground floor wall, later with beams and roof at a time.
Good relation with workers, that doesnt mean, they should take advantage of you.
Ventillator/window/doors/openings
Thumb rule:
Atleast two windows, one window with one ventilator, one wide window...........fresh air and light.
Wooden is best, 1600 rs to 2000rs for square feet. Well seasoned(dried), Insect repellent coating.
UPVC - widows and doors cost economical. - 700 rs for square feet.
Whole house is using single bathroom and toilet..... Then separate bathroom and toilet separate.
Framed structure.............instead of doors use opening connecting kicthen and dining hall. (Save 0.5% )
Load bearing wall........then, compulsory lintel, then only go for opening.
Finishing.
Water connections........air pipes for water, vent pipes for sewage..durablity of accesories
Wiring...........Grounding, quality wire.

Wiring...........Grounding, quality wire.
Tiles on the floor.
Ecostatic finish.
Fallseiling.--- for Concrete block wall, ...................cool.
Lumsump.
Painting .
Eco freindly ideas.
Rain water harvesting kits( for 40’X60’ above sites) rain water recharge pits (for all sites)
Solar panals.
