1. Near to the city (for fully developed cities,)
2. Inside the developing cities,
3. Area where future development will be there.
4. Near(30m) to the roadway,
5. Away (atleast 500m) from the Highway, Railway, Bus stations, railway station.
6. Near to the school (500m to 3km), Hospital (1 km to 10km),
7. Away from the factory, Thermal Power plant, Water logged areas and depressions, mincipality high drainage
canals, Muncipality solid waste disposal sites.
8. Drinking water (Munciaplity water facility, sewage facility, Electrical facility, bus/train facility)

Previous costomer satisfaction (feedback from three)
OR, Non local Experts for Design and Planning of House and Planning of work progress.

1. Supervison only........ If you already have contacts of materials suppleyer and workers, 2.5% to 5%
2. Complete work with material......... Advantages: Quality material, strong structure, Estimated cost.

24. Water Tanks (Sump and over head tank)
To avoid future problems of water shortage
To survive atleast three weeks without external supplay of water.
For sump:
Simple thumb rule is
Capacity of the sump = No of residents X 1000ltrs where there is no scarce of water.
Capacity of the sump = No of residents X 2000 ltrs where there is scarcity of water
Over head tank:
Capacity of the tank = No of residents X 350 ltrs
Should be Carefully waterproofed.
Sump construction should start at the time of laying foundation only.
25. During constuction
Simple thumb rules:
Aftar foundation is layed and refilling of soil is done wait atleast 1 month (30’X30’) to 3 months
(40’X60’)……….......to avoid settlement cracks
While constructing wall, Its progress should be only 1m/day. ..........inferior construciton
Bricks should be wetted with water before placing in the wall...............infiriority
Pillar progress should 1m/3weeks only.,.................attain full strength
Curing with water should be done daily two times, morning once and evening once atleast one month where
cement has been used..........................Cracks
Alignment of walls with pillars .
Roof is level,
Cross checking materials used with work progress.
First completion of ground floor wall, later with beams and roof at a time.
Good relation with workers, that doesnt mean, they should take advantage of you.
26. Ventillator/window/doors/openings
Thumb rule:
Atleast two windows, one window with one ventilator, one wide window...........fresh air and light.
Wooden is best, 1600 rs to 2000rs for square feet. Well seasoned(dried), Insect repellent coating.
UPVC - widows and doors cost economical. - 700 rs for square feet.
Whole house is using single bathroom and toilet..... Then separate bathroom and toilet separate.
Framed structure.............instead of doors use opening connecting kicthen and dining hall. (Save 0.5% )
Load bearing wall........then, compulsory lintel, then only go for opening.
28. Finishing.
Water connections........air pipes..durablity of accesories
Wiring...........Grounding, quality wire.
Tiles on the floor.
Ecostatic finish.
Fallseiling.--- for Concrete block wall, ...................cool.
