• Developed detailed renovation scopes of work accomplishing investors’ vision and
successfully directed a multitude of value add projects. As an example, re-roofing one of the
buildings at the S San Francisco property resulted in no further water damage. Standard
roofing was quoted at $115,000 but I was able to utilize a new technology and re-roof the
building for $87,000, and also increase the energy efficiency.
• Created comprehensive due diligence property condition reports utilized for contract price
negotiations, creation of capital improvement project lists, and cost-benefit reporting. As an
example in a 100,000 sqft building the chiller was at its end of useful life. It was replaced with
a mag-lev technology chiller that saved 40% on the energy cost for the same price of a
regular chiller. There is a photo with the Mayor of San Ramon and me holding the $30,000
PG&E rebate check.
• Established detailed budgets for complete renovations and capital improvement projects.
Monitored and reported ongoing budgetary deviations for review by management.
• Strong ability to engage third-party suppliers and contractors to negotiate service
agreements, select contractors and suppliers, provide quality-control oversight, implement
cost-containment initiatives, measure compliance to contractual standards, and provide

design, budget, schedule, procurement, construction, quality control, occupancy and
closeout; all projects completed on time and on budget. As an example, several tenants at
one of my properties had a need to charge their electric vehicles at work. After extensive
research I was able to install an EV charging station for only $7,500, a cost savings of over
$20,000.
