URBAN REGENERATION
 Urban regeneration is the attempt to reverse the decline by
both improving the physical structure, and, more importantly
the economy of those areas.

PHASES OF URBAN REGENERATION
THE SCOPING PHASE
Scoping is a process, which provides decision
makers with a strategic assessment to identify
and promote regeneration. Scoping provides an
analytical foundation and engagement process.
THE PLANNING PHASE
The planning framework establishes the long-
term vision and context. The planning phase
must detail all the vital elements or assets of the
regeneration project, including land,
community, and the environmental issues.
THE FINANCING PHASE
Financial tools involve direct financing
assistance for a regeneration project such as
various value capture methods (impact fees,
special assessments, exactions).
THE IMPLEMENTATION PHASE
Implementation phase entails translating the
vision for long-term change into the financial,
contractual and institutional relationship
between the public and private sectors.

 Urban Regeneration in Singapore
Urban renewal in Singapore refers to land redevelopment
programmes in areas of moderate to high density urban land use
in the Republic of Singapore.
 Urban Regeneration in Egypt (Cairo)
The urban conservation and preservation of Egyptian culture
mostly emphasis on the a monument, group of buildings or site
of historical, aesthetic, archaeological, scientific,
ethnological or anthropological value of cultural heritage and
natural heritage includes outstanding physical, biological,
and geographical features, different kind of plants or
animals species and areas.

HISTORY
Cairo hosts a variety of historically significant districts and
monuments, ranging from the ruins of Al-Fustat, the Fatimid
nucleus of Medieval Cairo, the citadel and surrounding Mamluk
palaces, to its urban domestic architecture, mausoleums, bazaars, its
Nilometre and other inventions related to human use and mastery
of the River Nile.
AIM OF THE PROJECT
• The project Urban Regeneration for Historic Cairo (URHC) has
been working with local authorities since 2010 with the aim of
preparing planning and management tools necessary for the
conservation of the aforementioned heritage values in addition
to the socio-economic revitalization and environmental
upgrading of the World Heritage Site as a whole.
OBJECTIVES OF THE REGENERATION PROJECT
• A conservation and rehabilitation strategy was based to
preserve and enhance the heritage values and regenerate the
physical - and socio-economic environment
• Launch public awareness-raising activities
• The study also considered social, economic and
environmental aspects important to improving the quality of
life in the property
• Save listed monuments from deterioration
• Apply a holistic concept of conservation rather than the
restoration of single buildings.
• Divide the work into phases according to status and needs.
PROJECT POLICIES
The project also intends to foster a subsequent urban
conservation policy whose prerequisites are:
• the definition of clear concepts on conservation to be
implemented through new urban planning tools, special
projects and building regulations
• the creation of adequate institutional capacities and technical
skills
• an increasing and wide awareness of heritage issues amongst
the relevant authorities and the larger public
AL-AZHAR PARK CAIRO
HISTORY
• Among several honors, this park is listed as one of the world's
sixty great public spaces by the Project for Public Spaces.
• The park was created by the Historic Cities Support
Programmes .
PARK PROJECT
• the development of the park
• archeology involving a 12th-century Ayyubid wall
• historic building rehabilitation
• several quality of life improvement initiatives requiring skills
training, area rehabilitation, microfinance, and support in the
areas of health and education, among others.
RESTORATION OF THE AYYUBID WALL
• While the excavation was still ongoing, under the mounts of
garbage a treasure was uncovered: a wall to a depth of 15
meters and a 1.5 kilometers section.
• It comprises a few repeating elements, such as round-fronted
towers and curtain walls, and is consistent in its use of
materials.
• The walls are adorned and punctuated by crenellations, arrow
slits, stairwells and chambers.

THE REGENERATION OF GOLDEN SHOE IN SINGAPORE
BACKGROUND AND LOCATION
• The Golden Shoe Car Park located in the Raffles Place district on
88 Market Street, Singapore, is being redeveloped into a new
280m (918.6ft) tall mixed-use tower.
• The tower will be one of the tallest buildings in Singapore, and
will redefine and raise workplace and living standards in the
country.
• The new integrated mixed-use development will redevelop the
former ten-storey Golden Shoe Car Park building, which
includes 3,993m² of commercial and retail space, as well as more
than 1,000 car park lots.
• The redevelopment project will transform the former site into a
vibrant place for work, residence and entertainment.

The building’s exterior will look like vertical elements pulled
apart to give a partial view of the interiors.
GOLDEN SHOE CAR PARK MIXED-USE TOWER DESIGN
AND FEATURES
• It will include a 19m-high atrium called the City Room at the
base, which will diverge into different lobbies, making way to the
offices, residences and other spaces.
• The first eight floors of the tower will have 299 Citadines
branded serviced residence units managed by Ascott
• The units will feature a swimming pool, Jacuzzi, fitness areas,
social kitchen and lounges.
• The top 29 floors of the tower will offer premium Grade A office
spaces covering an area of 635,000ft².
CONSTRUCTION AND TECHNOLOGY USED
• The tower will be constructed using pre-fabricated mechanical
and electrical modules, which will be fabricated at an off-site
fabrication facility.
• Digital construction technologies such as building information
modeling (BIM), virtual design and construction techniques,
and 3D printing will be used.
RETAIL AND PUBLIC SPACES AT THE GOLDEN SHOE
CAR PARK REDEVELOPMENT
• The front end of the tower facing the Market Street will be
converted into a 12,500ft² public park.
• The ground floor will include a public plaza, a park and a
series of activity spaces.
• The four levels above the residential apartments will house an
organic soft cape called the Green Oasis.
AMENITIES AT THE MIXED-USE TOWER
• A rooftop garden will be located on the top floor, which will
be the highest urban farm in Singapore. It will include a
restaurant and offer panoramic views of the city.
• The tower will have five floors of car parking with 350 lots,
ten motorcycle lots and 165 bicycle parking lots. It will also
feature end-of-trip facilities and a cycling path throughout its
boundary.

  • 5. PHASES OF URBAN REGENERATION THE SCOPING PHASE Scoping is a process, which provides decision makers with a strategic assessment to identify and promote regeneration. Scoping provides an analytical foundation and engagement process. THE PLANNING PHASE The planning framework establishes the long- term vision and context. The planning phase must detail all the vital elements or assets of the regeneration project, including land, community, and the environmental issues. THE FINANCING PHASE Financial tools involve direct financing assistance for a regeneration project such as various value capture methods (impact fees, special assessments, exactions). THE IMPLEMENTATION PHASE Implementation phase entails translating the vision for long-term change into the financial, contractual and institutional relationship between the public and private sectors.

CULTURAL HERITAGE OF CAIRO HISTORY Cairo hosts a variety of historically significant districts and monuments, ranging from the ruins of Al-Fustat, the Fatimid nucleus of Medieval Cairo, the citadel and surrounding Mamluk palaces, to its urban domestic architecture, mausoleums, bazaars, its Nilometre and other inventions related to human use and mastery of the River Nile.

AIM OF THE PROJECT • The project Urban Regeneration for Historic Cairo (URHC) has been working with local authorities since 2010 with the aim of preparing planning and management tools necessary for the conservation of the aforementioned heritage values in addition to the socio-economic revitalization and environmental upgrading of the World Heritage Site as a whole.

  • 15. AL-AZHAR PARK CAIRO HISTORY • Among several honors, this park is listed as one of the world's sixty great public spaces by the Project for Public Spaces. • The park was created by the Historic Cities Support Programmes .

RESTORATION OF THE AYYUBID WALL • While the excavation was still ongoing, under the mounts of garbage a treasure was uncovered: a wall to a depth of 15 meters and a 1.5 kilometers section. • It comprises a few repeating elements, such as round-fronted towers and curtain walls, and is consistent in its use of materials. • The walls are adorned and punctuated by crenellations, arrow slits, stairwells and chambers.

THE REGENERATION OF GOLDEN SHOE IN SINGAPORE BACKGROUND AND LOCATION • The Golden Shoe Car Park located in the Raffles Place district on 88 Market Street, Singapore, is being redeveloped into a new 280m (918.6ft) tall mixed-use tower. • The tower will be one of the tallest buildings in Singapore, and will redefine and raise workplace and living standards in the country. • The new integrated mixed-use development will redevelop the former ten-storey Golden Shoe Car Park building, which includes 3,993m² of commercial and retail space, as well as more than 1,000 car park lots. • The redevelopment project will transform the former site into a vibrant place for work, residence and entertainment.
  • 22. FACADE OF THE NEW MIXED-USE TOWER The building’s exterior will look like vertical elements pulled apart to give a partial view of the interiors.

GOLDEN SHOE CAR PARK MIXED-USE TOWER DESIGN AND FEATURES • It will include a 19m-high atrium called the City Room at the base, which will diverge into different lobbies, making way to the offices, residences and other spaces. • The first eight floors of the tower will have 299 Citadines branded serviced residence units managed by Ascott • The units will feature a swimming pool, Jacuzzi, fitness areas, social kitchen and lounges. • The top 29 floors of the tower will offer premium Grade A office spaces covering an area of 635,000ft².

CONSTRUCTION AND TECHNOLOGY USED • The tower will be constructed using pre-fabricated mechanical and electrical modules, which will be fabricated at an off-site fabrication facility. • Digital construction technologies such as building information modeling (BIM), virtual design and construction techniques, and 3D printing will be used.

RETAIL AND PUBLIC SPACES AT THE GOLDEN SHOE CAR PARK REDEVELOPMENT • The front end of the tower facing the Market Street will be converted into a 12,500ft² public park. • The ground floor will include a public plaza, a park and a series of activity spaces. • The four levels above the residential apartments will house an organic soft cape called the Green Oasis.
  • 26. AMENITIES AT THE MIXED-USE TOWER • A rooftop garden will be located on the top floor, which will be the highest urban farm in Singapore. It will include a restaurant and offer panoramic views of the city. • The tower will have five floors of car parking with 350 lots, ten motorcycle lots and 165 bicycle parking lots. It will also feature end-of-trip facilities and a cycling path throughout its boundary.
