Константин Королев, директор по работе с ключевыми клиентами департамента управления NAI Becar приял участие в круглом столе «Коворкинги как общественное пространство города», который состоялся 26 мая в рамках форума Business&Design Dialogue. Организатором выступила ассоциация профессионалов рынка недвижимости REPA, соорганизатором – Ассоциация инвесторов Москвы.
Константин Королев, директор по работе с ключевыми клиентами департамента управления NAI Becar рассказал о том, как использовать офисное пространство в качестве коворкингов. Коворкинги могут быть хорошим средством для привлечения денежного потока в пустующие офисные площади, но есть и другие положительные моменты. Как правило, арендатор приходит со своим набором требований: вид из окна, ремонт невероятных масштабов, много машиномест. Арендатор – это долгое согласование договора аренды, в общем достаточно трудная история. Пользователь коворкинга же куда менее прихотлив. Он не требует изменений в договоре, ему нет дела до фирменного стиля, ремонт делать не надо. Ему важно начать срочно, и он готов начать платить прямо сейчас. Пользователь коворкинга намного более гибок.
Тем не менее есть важные факторы. Например, пользователь коворкинга идет за неким «духом предпринимательства». Объяснить, что это – не так просто, это особое комьюнити, которое формируется при стечении определенных обстоятельств. Помимо (для этого особенно) этого важна локация. Нужно не просто место, где человек будет работать, нужно место, где он готов проводить время, куда он пойдет после работы. То есть рядом должны быть какие-то креативные заведения, что-то формирующее этот дух. Как показывает практика, без этого коворкинги долго не живут.
