CONCEPT 1 - DESIGN CONSIDERATIONS INSPIRED BY SOUTHLAKE, TX  Exceeds the current budget of $28M  Costly exterior detailing  No exterior window shading  High floor to floor and roof volume  Interior plan must align with façade design  Interior design needs to match exterior traditional aesthetic  Covered entry porch

CONCEPT 2 – DESIGN CONSIDERATIONS INSPIRED BY MELISSA, TX  Close to the current budget of $28M  Simple and less costly exterior detailing  Overhang to shade exterior windows  Covered entry porch  Low second floor to roof volume  Façade is modulated and flexible to interior layout  Interior design aesthetic is flexible  Strong street presence  Integral side balconies with roof overhang

CONCEPT 3 - DESIGN CONSIDERATIONS INSPIRED BY LEWISVILLE, TX  Exceeds current budget of $28M  Simple exterior detailing  No exterior window shading  Covered entry porch  High floor to floor and roof volume  Interior design aesthetic is flexible  Interior plan must align with façade design  Strong street presence  Large vertical façade openings
  • 9. ASSOCIATED DESIGN AND CONSTRUCTION COST  Modifications to the design will require:  Additional time  Additional funds OR  A reduction in the size of the building  Interior plan / layout must be changed to align with façade design  Minimum of 8 weeks for redesign  Concept 2 offers the least amount of changes needed to the interior layout  Estimated additional construction costs  All three concepts will exceed the programmed budget of $28M  Concept 2 is the closest to the programmed budget
