BUILDING TYPOLOGY The first five floors of the main
building is used for a high-end
shopping mall and the remaining
47 floors of the main building is
utilized for a commercial offices
and five star hotel on top 5 floors.
There are segregated office space
from 6th to 14th floor with toilets
also provided on all these floor.
The central core is surrounded by
the office spaces and refuge area
at 24 m of height.
The first 13 floor of the residential
building is used as a parking
garage for both the building and
the remaining 19 floors is
residences. Parking provided for
about 2000 cars with super
efficient driveways and

STRUCTURE SYSTEM
● The structure comprises a
concrete core and post tensioned
concrete slab and spandrel beams.
● The average centre to centre
distance between columns is 9.5m
● The column is of 1.8m x 1.8m
● The tube system concept is based
on the idea that a building can be
designed to resist lateral loads.
● This assembly of columns and
beams forms a rigid frame that
amounts to a dense and strong
structural wall along the exterior of
the building.

Heat Resistant Architecture.
The special quality glass used in the
construction reduces the thermal gain
of the building by 15%. So even at the
peak of the heat you will feel cooler,
even without the air-conditioning.
Fastest Vertical Elevation.
The Commercial Tower in Kohinoor
Square has 47 elevators with separate
elevator banks for different floor levels,
ensuring minimal wait time. This system
is called the Compass Navigation
System, which divides traffic between
the various elevators, ensuring a wait
time of no more than 29 seconds.
Facade Details:
● The façade consists of faceted unitized
aluminum curtain walls with provisions for high
performance double glass façades on the
tower. The towers are linked by a podium with
a façade of custom point-supported glazing on
specialty steel trusses.
● Diamond edges of the building having
aluminum flashing with LED lighting are the
unique feature
● The Unitized Panel with 15 mm vertical
movement would accommodate floor
movement, slab edge deflection, building creep
and thermal expansion at every floor unit. No
scaffolding required for unitized panel
installation. This is done by floor crane / panel
hoisting. Hence the installation is very fast at
site.
● The type of glass used were Spandrel glass as
DGU of 30mm (6mm HS + 18mm Air gap +
6mm HS) and Vision glass VLT –-36 per cent,
SHGC between 0.23, U value of 1.5 W/m2.k
(BTU 0.26). As per architectural intent, Grey
appearance of glass was used. The glass was
selected on the basis of higher external
Reflection value & Lower internal reflection
value.

(255000 sq.m.) Lift/Elevators: 40 Main Building + 8 Residence building Construction Period: 2009 - Present Cost: ₹21 billion(US$290 million)

BUILDING TYPOLOGY The first five floors of the main building is used for a high-end shopping mall and the remaining 47 floors of the main building is utilized for a commercial offices and five star hotel on top 5 floors. There are segregated office space from 6th to 14th floor with toilets also provided on all these floor. The central core is surrounded by the office spaces and refuge area at 24 m of height. The first 13 floor of the residential building is used as a parking garage for both the building and the remaining 19 floors is residences. Parking provided for about 2000 cars with super efficient driveways and personalized access controls

STRUCTURE SYSTEM ● The structure comprises a concrete core and post tensioned concrete slab and spandrel beams. ● The average centre to centre distance between columns is 9.5m ● The column is of 1.8m x 1.8m ● The tube system concept is based on the idea that a building can be designed to resist lateral loads. ● This assembly of columns and beams forms a rigid frame that amounts to a dense and strong structural wall along the exterior of the building.
  • 9. Central core (Office Building): The Central Core is surrounded by the office spaces and refuge areas at 24 meter of height. Central core consists of 3 Lobbies of 6 lifts and 1 lobby of 4 lifts serving 52 floors. 1 lobby of 4 lifts serving the offices of 6th to 14th floor. 1lobbies of 6 lifts serving the offices of 6th to 25 th floor. 25th floor is a lift bank. 2lobbies of 6 lifts serving the upper floors of buildings 25th to 52th floors. Spaces between the lifts where the lift lobby is not provided are used as toilets. 2 staircases are also placed in the core. 2 services lifts travelling throughout the building

  • 16. RESIDENTIAL BUILDING 13 stories of parking in below floors. 132 residential units . 8 units on each floor. At top few floors 4 units on each floor. Central Core : 3 lifts and 1 service lift 2 Stairs are also placed in the core.

Features : ● Units of one grid bay x one floor height factory finished (1.5x 3.9) ● Pressure equalized drainage system. ● Three barrier weather gasket system. ● Microwave cured EPDM gaskets for better performance. ● Exposed gaskets of Silicon gaskets for better UV resistance and performance. ● Continuous drainage at every floor. ● Complete unitized panel is factory finished under control condition ● Special process of structural glazing in controlled factory condition ● Glass totally free from stresses as glass held by structural sealant ● Economical design with advance technology ● Complete split mullion and split transom profile becomes structural value hence optimized material content Heat Resistant Architecture. The special quality glass used in the construction reduces the thermal gain of the building by 15%. So even at the peak of the heat you will feel cooler, even without the air-conditioning. Fastest Vertical Elevation. The Commercial Tower in Kohinoor Square has 47 elevators with separate elevator banks for different floor levels, ensuring minimal wait time. This system is called the Compass Navigation System, which divides traffic between the various elevators, ensuring a wait time of no more than 29 seconds.
  • 19. Facade Details: ● The façade consists of faceted unitized aluminum curtain walls with provisions for high performance double glass façades on the tower. The towers are linked by a podium with a façade of custom point-supported glazing on specialty steel trusses. ● Diamond edges of the building having aluminum flashing with LED lighting are the unique feature ● The Unitized Panel with 15 mm vertical movement would accommodate floor movement, slab edge deflection, building creep and thermal expansion at every floor unit. No scaffolding required for unitized panel installation. This is done by floor crane / panel hoisting. Hence the installation is very fast at site. ● The type of glass used were Spandrel glass as DGU of 30mm (6mm HS + 18mm Air gap + 6mm HS) and Vision glass VLT –-36 per cent, SHGC between 0.23, U value of 1.5 W/m2.k (BTU 0.26). As per architectural intent, Grey appearance of glass was used. The glass was selected on the basis of higher external Reflection value & Lower internal reflection value. Pla n Sectio

  • 21. FOUNDATION The combined pile raft foundation system is used. It is a geotechnical composite construction that combines the bearing effect of both foundation elements raft and piles. The pile raft foundation system has recently been widely used for many structures, specially in high rise buildings.
