DISTRIBUTION CENTRE VOSSENBERG WEST II 
Years ago the municipality of Tilburg formulated an ambitious vision for Vossenberg West II: this would become 
the most sustainable business park in the Netherlands. The boundary conditions were met: strategic location for 
logistics, with enough arterial roads and a brand new barge terminal for transport by boat. 
Dok Vast bv creates buildings for the future, sustainable, inflation-proof, attractive and with optimal comfort for the 
users. In the DC on this site it all comes together: the building Vossenberg West II has received the highest BREEAM rating 
[91.17%] of the possible score on the international scale of sustainability. On this poster we would like to tell you what is 
so special about the Distribution Centre VOSSENBERG WEST II: the materials, technology and building methods that have 
been applied within the BREEAM philosophy.

6. Optimal daylight entering the store room and offices through vertical light strips 
and by lowering the window sills. 
7. Sun screens for light nuisance. 
LIGHTING & LIGHT POLLUTION 
8. The LED lighting in the offices and the warehouse is connected to movement 
sensors and daylight controllers and switches off automatically after 1 minute. 
9. The lighting can be adjusted per 4 work places using a remote control; using this 
type of lighting represents a savings of ± 70 % compared to standard lighting. 
10. Lighting on the outside of the building also uses 100% LED lights. This exterior 
lighting switches off after 23.00 hours to reduce light nuisance for, for example, 
animals in the direct vicinity. 
11. This represents a saving for the outside lighting of ± 50% with respect to standard 
lighting.

CONSTRUCTION & BUILDING SITE 
LEAN planning: all involved parties work together on the 
planning [so-called pull-planning]. 
The building site was set up and adapted in accordance 
with the BREEAM guidelines - e.g. separating and 
monitoring waste flows. 
Damage to the environment was reduced due to extensive 
separation of waste, and reduction of CO2 emissions and 
energy consumption.

GREY WATER SYSTEM 
12. Grey water is recycled water: filtered rainwater that is collected in a special tank. 
Grey water is used for flushing toilets and this represents a big saving of drinking 
water. 
13. RAIN WATER DRAINAGE 
Rain water or precipitation is drained to local containment facilities for bed 
filtration [e.g. to ditches]. 
14. URINALS 
The sanitary facilities in the men’s toilets are equipped with more urinals than 
toilets. Important here is that the urinals are waterless. 
The amount of water saved per 2 waterless urinals is comparable to the annual 
water consumption of a family!

CLIMATE CONTRAL & SYSTEMS 
18. CLIMATE SYSTEM FOR THE OFFICES 
Heating, cooling and ventilation is combined in a single system: the Variable Air 
Volume System [VAV] with induction unit. The air is pre-heated in cold periods by 
a heat pump. In hot periods the air is cooled as much as possible using outside 
air so that the load on the cooling unit is reduced. The required fresh air is 
determined by measuring the CO2 content. This saves a considerable amount of 
energy in the office. 
19. CLIMATE CONTROL 
The climate in the various offices can be easily adjusted by the users. There is 
1 climate zone per 4 work places which is adjustable: +/- 3°C around 21°C. 
In the communal areas [canteen, meeting rooms etc.] the climate is controlled 
according to CO2.

ENERGY CONSUMPTION & EFFICIENCY 
15. The actual consumption of gas, water and 
electricity can be monitored on a display. 
This gives one insight into the actual consumption 
of the building and the grounds. 
16. The EPC standard [EPC: Energy Performance 
Coefficient] in this building is 55% lower than 
the current regulations dictate. This represents a 
considerable CO2 reduction. The lower the EPC, 
the more economical the building. 
ENERGY METERING 
17. There are meters at approximately 40 points 
in the building for the gas, water and electricity. 
This provides insight into the the consumption 
of the various building sections and systems.

WOOD 
All wood used has 
been sustainably 
felled and produced 
and carries an FSC 
hallmark.

LIFT 
The lift has an energy efficient 
drive and is equipped with an 
energy saving function. 
The measured load in standby 
is <200W. The loss in efficiency 
during its life time is at most 5%. 
PLANTS GROUNDS FLORA & FAUNA 
23. PLANTS 
An ecological study formed the preliminary investigation 
into the flora and fauna present in the area. The plants 
in the grounds were adapted to that and naturally occur 
in the area. Planting trees against the back façade 
restores the ecological connection.

The plants chosen attract insects and other animals. 
Kestrel bird houses have been place in the grounds where 
these birds can nest.

MEASURES 
MATERIALS 
1. 95% of the materials used in this building were 
sustainably produced and supplied in accordance 
with ISO 14001. These comprise the steel structure, 
steel sandwich panels, roofing sheeting, and the 
foundation of crushed stone granulate. 
2. Extra thick insulation was used for the floors, 
façade and roof. 
SYSTEMS 
3. Solar panels on the roof. 
4. Energy saving on heating, cooling & ventilation 
of the offices is achieved using a VAV systeem 
[Variable Air Volume system]. 
5. Heating of the store room using radiator panels. 
PARKING, CYCLISTS & PUBLIC TRANSPORT 
20. PARKING 
Special parking places for 8 electric cars with charge points. 
Separate entrance for cars. 
21. CYCLISTS/PEDESTRIANS 
Separate, safe entrance for cyclists and pedestrians. Lockable bicycle shed. 
There are separate change rooms for men and women with showers and lockers. 
22. PUBLIC TRANSPORT 
There is a display in the entrance hall of the building showing the bus lines and 
departure times. The bus stops for buses to Tilburg CS and Breda CS are ± 10 min. 
walk from the building.
BREEAM is wereldwijd de belangrijkste beoordelingsmethode en het nor-meringssysteem 
dat gebruikt wordt om duurzaamheidsprestaties van 
gebouwen te bepalen. 250.000 gebouwen zijn BREEAM-gecertificeerd en 
meer dan een miljoen zijn sinds de start in 1990 geregistreerd voor een 
beoordeling. 
Een BREEAM-beoordeling is gebaseerd op erkende prestatiecriteria die worden 
vergeleken met vastgestelde ijkpunten om specificaties, ontwerp, constructie en 
toepassing van een gebouw te kunnen evalueren. De gebruikte metingen vertegen-woordigen 
een breed spectrum aan categorieën en criteria die uiteenlopen van 
energie tot ecologie. Zij omvatten aspecten die te maken hebben met energie- en 
water- verbruik, de interne omgeving (gezondheid en welzijn), vervuiling, transport, 
materialen, afval, ecologie en beheerprocessen. Met BREEAM ontstaat een crite-rium 
dat de regelgeving overtreft, een systeem om exploitatiekosten te beperken 
en werk- en leefomgevingen te verbeteren. Een standaard die vooruitgang laat zien 
binnen zakelijke en organisatorische milieudoelstellingen. 
BREEAM is the most important assessment method and standardisation 
system worldwide for determining the sustainability performance of 
buildings. 250,000 buildings have been BREEAM certified and more than a 
million have been registered to be assessed since its conception in 1990. 
A BREEAM assessment is based on recognised performance criteria that are set 
against established benchmarks to evaluate a buildings specifications, design, 
construction and use. The measures used represent a broad range of categories and 
criteria ranging from energy to ecology. They include aspects related to energy and 
water use, the internal environment (health and well-being), pollution, transport, 
materials, waste, ecology and management processes. BREEAM represents a criterion 
that surpasses regulations, a system that reduces costs of exploitation and improves 
living and working environments. A standard that demonstrates development within 
business and organisational environmental goals.

How to build a very green DC

  • 1. DISTRIBUTION CENTRE VOSSENBERG WEST II Years ago the municipality of Tilburg formulated an ambitious vision for Vossenberg West II: this would become the most sustainable business park in the Netherlands. The boundary conditions were met: strategic location for logistics, with enough arterial roads and a brand new barge terminal for transport by boat. Dok Vast bv creates buildings for the future, sustainable, inflation-proof, attractive and with optimal comfort for the users. In the DC on this site it all comes together: the building Vossenberg West II has received the highest BREEAM rating [91.17%] of the possible score on the international scale of sustainability. On this poster we would like to tell you what is so special about the Distribution Centre VOSSENBERG WEST II: the materials, technology and building methods that have been applied within the BREEAM philosophy. GROUND FLOOR 1st FLOOR ROOF 3 1 4 (DAY)LIGHT, LIGHTING & LIGHT POLLUTION NATURAL DAYLIGHT 6. Optimal daylight entering the store room and offices through vertical light strips and by lowering the window sills. 7. Sun screens for light nuisance. LIGHTING & LIGHT POLLUTION 8. The LED lighting in the offices and the warehouse is connected to movement sensors and daylight controllers and switches off automatically after 1 minute. 9. The lighting can be adjusted per 4 work places using a remote control; using this type of lighting represents a savings of ± 70 % compared to standard lighting. 10. Lighting on the outside of the building also uses 100% LED lights. This exterior lighting switches off after 23.00 hours to reduce light nuisance for, for example, animals in the direct vicinity. 11. This represents a saving for the outside lighting of ± 50% with respect to standard lighting. 6 3 10 1 5 CONSTRUCTION & BUILDING SITE LEAN planning: all involved parties work together on the planning [so-called pull-planning]. The building site was set up and adapted in accordance with the BREEAM guidelines - e.g. separating and monitoring waste flows. Damage to the environment was reduced due to extensive separation of waste, and reduction of CO2 emissions and energy consumption. 1•B GREY] WATER, URINALS & RAIN WATER DRAINAGE GREY WATER SYSTEM 12. Grey water is recycled water: filtered rainwater that is collected in a special tank. Grey water is used for flushing toilets and this represents a big saving of drinking water. 13. RAIN WATER DRAINAGE Rain water or precipitation is drained to local containment facilities for bed filtration [e.g. to ditches]. 14. URINALS The sanitary facilities in the men’s toilets are equipped with more urinals than toilets. Important here is that the urinals are waterless. The amount of water saved per 2 waterless urinals is comparable to the annual water consumption of a family! 2•A 1•C 1•D 1•A 1•B 17 18 19 CLIMATE CONTRAL & SYSTEMS 18. CLIMATE SYSTEM FOR THE OFFICES Heating, cooling and ventilation is combined in a single system: the Variable Air Volume System [VAV] with induction unit. The air is pre-heated in cold periods by a heat pump. In hot periods the air is cooled as much as possible using outside air so that the load on the cooling unit is reduced. The required fresh air is determined by measuring the CO2 content. This saves a considerable amount of energy in the office. 19. CLIMATE CONTROL The climate in the various offices can be easily adjusted by the users. There is 1 climate zone per 4 work places which is adjustable: +/- 3°C around 21°C. In the communal areas [canteen, meeting rooms etc.] the climate is controlled according to CO2. 2 ENERGY & WATER ENERGY CONSUMPTION & EFFICIENCY 15. The actual consumption of gas, water and electricity can be monitored on a display. This gives one insight into the actual consumption of the building and the grounds. 16. The EPC standard [EPC: Energy Performance Coefficient] in this building is 55% lower than the current regulations dictate. This represents a considerable CO2 reduction. The lower the EPC, the more economical the building. ENERGY METERING 17. There are meters at approximately 40 points in the building for the gas, water and electricity. This provides insight into the the consumption of the various building sections and systems. 15 SUSTAINABLE WOOD All wood used has been sustainably felled and produced and carries an FSC hallmark. 1•B LIFT The lift has an energy efficient drive and is equipped with an energy saving function. The measured load in standby is <200W. The loss in efficiency during its life time is at most 5%. PLANTS GROUNDS FLORA & FAUNA 23. PLANTS An ecological study formed the preliminary investigation into the flora and fauna present in the area. The plants in the grounds were adapted to that and naturally occur in the area. Planting trees against the back façade restores the ecological connection. 24. FLORA & FAUNA The plants chosen attract insects and other animals. Kestrel bird houses have been place in the grounds where these birds can nest. 23 1 23 2 7 20 21 21 22 1 20 21 1 2 5 7 9 10 11 11 13 14 24 17 1 2 24 6 23 14 12 8 22 18 6 9 13 19 DOK VAST standard 8 8 11 11 18 18 ENVIRONMENT & ENERGY EFFICIENCY MEASURES MATERIALS 1. 95% of the materials used in this building were sustainably produced and supplied in accordance with ISO 14001. These comprise the steel structure, steel sandwich panels, roofing sheeting, and the foundation of crushed stone granulate. 2. Extra thick insulation was used for the floors, façade and roof. SYSTEMS 3. Solar panels on the roof. 4. Energy saving on heating, cooling & ventilation of the offices is achieved using a VAV systeem [Variable Air Volume system]. 5. Heating of the store room using radiator panels. PARKING, CYCLISTS & PUBLIC TRANSPORT 20. PARKING Special parking places for 8 electric cars with charge points. Separate entrance for cars. 21. CYCLISTS/PEDESTRIANS Separate, safe entrance for cyclists and pedestrians. Lockable bicycle shed. There are separate change rooms for men and women with showers and lockers. 22. PUBLIC TRANSPORT There is a display in the entrance hall of the building showing the bus lines and departure times. The bus stops for buses to Tilburg CS and Breda CS are ± 10 min. walk from the building.

Zij omvatten aspecten die te maken hebben met energie- en water- verbruik, de interne omgeving (gezondheid en welzijn), vervuiling, transport, materialen, afval, ecologie en beheerprocessen. Met BREEAM ontstaat een crite-rium dat de regelgeving overtreft, een systeem om exploitatiekosten te beperken en werk- en leefomgevingen te verbeteren. Een standaard die vooruitgang laat zien binnen zakelijke en organisatorische milieudoelstellingen. BREEAM is the most important assessment method and standardisation system worldwide for determining the sustainability performance of buildings. 250,000 buildings have been BREEAM certified and more than a million have been registered to be assessed since its conception in 1990. A BREEAM assessment is based on recognised performance criteria that are set against established benchmarks to evaluate a buildings specifications, design, construction and use. The measures used represent a broad range of categories and criteria ranging from energy to ecology. They include aspects related to energy and water use, the internal environment (health and well-being), pollution, transport, materials, waste, ecology and management processes. BREEAM represents a criterion that surpasses regulations, a system that reduces costs of exploitation and improves living and working environments. A standard that demonstrates development within business and organisational environmental goals.
