SPECIFICATION CLAUSES
10.0 General
10.1 Work shall comply with all relevant and current Building Regulations and other statutory
requirements relating to the completed construction work. All work shall be carried out in a
proper, neat manor and with the highest level of workmanship. All service installations and
associated works shall comply with the Regulations and recommendations of the relevant
statutory undertakings or authorities, and to the satisfaction of the relevant inspectors. The
contractor is to give the required notice to the local authority for sections of work to be
inspected and before work commences. The contractor is responsible for checking all
dimensions on site prior to sections of the work commencing and for reporting any
discrepancies to the designer.
10.2 General Quality:
Supply of each product: From the same source or manufacturer.
Execution generally: Fix, apply, install or lay products securely, accurately, plumb, neatly and in
alignment.
Colour batching: Do not use different colour batches where they can be seen together.
Dimensions: Check on-site dimensions.
Finished work: Not defective, e.g. not damaged, disfigured, dirty, faulty, or out of tolerance.
10:3 Substitution (or equivalent):
Products: If an alternative product to that specified is proposed, obtain approval before ordering
the product. The alternative product must perform the same of better than that of the specified.
10:4 Manufacturers; recommendations:
General: Comply with manufacturer's current printed recommendations and instructions.
20.0 Demolition
20.1 The contractor is to carry out all demolitions and removal of existing structures, fittings and
dispose off site. The immediate surrounding areas are to be made good upon such work being
carried out.
20.2 Service regulations:
Work carried out to or which affects new or existing services: Carry out in accordance with
Byelaws or Regulations of the relevant Statutory Authority.
20.3 Drains in use:
Drains, manholes, inspection chambers, gullies, vent pipes and fittings still in use: Protect. Keep
free of debris and spillages. Make good any damage arising from demolition work. Leave clean
and in working order at completion.
20.4 Services which are in use:
Give notice and notify service authority or owner of damage arising from the execution of the
works. Repairs: Complete as directed, and to the satisfaction of the service authority or owner.
30.00 External Ground Works
30.1 Site clearance:
Clear footprint of rubbish, debris and vegetation.
30.2 Stripping topsoil:
Before commencing general excavation or filling, strip topsoil from areas where there will be
regarding, buildings or paving as shown on drawings.
40.00 Foundations
40.1 General:
600mm wide GEN1 concrete trench fill foundations to extend min. 1.0m below ground level,
final depth to LA approval. Give notice if a natural bearing formation of undisturbed
subsoil is not obtained at the depth shown, or the formation contains highly variable
material.
40.2 Trench fill foundations:
Excavate trench in one operation. Give notice for inspection, place concrete after inspection and
no more than 4 hours after exposing the formation. Ensure trench is free from loose soil,
rubbish and standing water. Do not place fill on frozen surfaces.
50.00 Below Ground Construction
50.1 General:
300mm Cavity wall construction to be built in dense concrete block work to comply with BS
5628, positioned centrally over foundations and cavity filled with GEN1 weak mix concrete as
work proceeds up to 225mm below dpc level.
50.2 Drainage and waste disposal:
All existing drains and connections are to be checked. If any drain runs are shared with
neighbouring properties then consent must be obtained prior to work commencing.
Contractor/Builder to inform Wessex Water of the intension to 'build over' the shared
sewage drain running across the property at the rear of the house. Note that the
application needs to be made a minimum of 1 month prior to work commencing and a fee is
payable at the time.
60.00 Ground Floor Construction
60.1 In-situ cast ground floor construction (0.21W/m2k):
65mm thick cement: sand screed laid in accordance with BS 8204: Part 1, on 500g separating
layer, on 75mm thick Celotex FR5000 insulation, on 1200g Visqueen (or
equivalent) polythene dpm, on 100mm thick concrete floor slab, on 150mm thick well
consolidated hardcore free from plaster, timber and metal. 25mm thick insulation to be turned
up at perimeter abutment of dpc 150mm above existing ground level. Dpc to have min. 100mm
lap welded junctions with existing membrane, using Visqueen Treadgaurd 1500 (or equivalent)
installed in strict accordance with manufacturers guidelines.
