GENERAL SPECIFICATION
These drawings have been prepared by Antonella Gennusa to conform to current residential
standards of the British Columbia Building Code (B.C.B.C) 2009 and the Span Book 2009 edition.
The builder is responsible for esuring that alla construction confrorms to provincial and local
building codes and by laws.
The local building department my require certification a structural engineer, for parts or all of the
structure. Any engineering fees and services that may be required are the responsibility of the
owner or builder.
It is the responsibility of the builder to check and verify all dimension, materials, and
specifications prior to construction. Any errors or omissions shall be brought to our attention
immediately so that corrections can be made and palns replaced.
Dimendion take precedence to scale drawing.
We will not be responsible for departures from and/or changes to our plans.
WOOD FRAMING
Structural framing materials are to be:
Joists _ D. Fir No. 2 or better
Plates _ D. Fir or SPF No. 2 or better
Studs _ D. Fir or SPF No. 2 or better
Roof Rafter _ D. Fir No. 2 or better
Ridge Beam _ D. Fir No. 2 or better
Built Up Beam _ D. Fir No. 2 or better
Lintels _ D. Fir No. 2 or better
unless otherwise stated. Application of materials must conform to the tables provided in the Span
Book 2009.
Building frame shall be anchorer to the foundation walls by fastening a sill plate to the foundation
wall with 13 mm anchor bolts spaced at 1800 mm on center, unless otherwise noted.
All wood in contact with concrete shall be protected with an approved sill gasket.
Caulking and flashing to be provided as per B.C.B.C. 2009.
Floor joists spanning more than 2100 mm are to be bridged at mid span or at 2100 mm on center
by 38x38 diagonal bridging. All subfloors to be 15.5 mm T&G plywood, glued and nailed.
Partition wall parallel to floor joists shall be supported by joists or blocking between joists.
Partition walls, supporting kitchen cabinets, parallel to floor joists shall be supported by double
joists.
Lintels spanning more than 3000 mm require min 76 mm bearing at each end.
Laminated and manufactured beams will require an engineers certificatin which is responsibility of
the builder to obtain.
Builder is to check snow load and rain load guidelines for their municipality prior to construction.
Ss= 2,6 Sr= 0,3 Cb= 0,55
S= (Ss x Cb) + Sr
S= (2,6 x 0,55) + 0,3 = 1,73 KPa
INSULATION AND VENTILATION
Roof space shall be vented with roof type, eave type and/or gable type vents to a minimum of
1:150 of the insulated ceiling area.
Eated crowls spaced will be vented to the same requirements at B.C.B.C 9.32.
MINIMUM INSULATION REQUIREMENTS
Cealing below attics 10,43 (RSI)
Attic Roof and Joists Roof 5,02 (RSI)
Exterior walls 3,08 (RSI)
Floor over unheated spaces 5,02 (RSI)
With 6 mil. poly vapour barrier installed on the warm side of the insulation.
Cealing insulation shall be installed so as not to restrict air flow through roof vents to attic spaces.
Attic spaces and crawlspaces to have a minimum 500 x 700 mm access hatchway.
MISC
The installation of plumbing, heating and electrical equipment and materials shell be in
accordance with manufacturers specifications and the applicable sections of the B.C.B.C.
standards.
All guardrails must comply with all relevant sentences in B.C.B.C 9.8.8.
All exterior and finishes shall be specified by the owner. Finishes specified on our plans shall be
confirmed by the owner prior to installation.
Lighting and electrical layouts to be specified by the owner or builder, and must meet B.C.B.C.
requirements.
