2. Only one bifurcation of plot is allowed if its size
is greater or equal to 1000 sq.yards.
Only one living unit will be permitted to
construct in one sub-division.
Zoning & Building regulations related to FAR of
original un-divided plots will be applicable.
Plots which ends on one road only can also be
sub-divided into front & rear portion.
Independent road will be provided to rear
portion with ownership.
3. No portion should be less than 500 sq.yards.
Old cases where approval on sub-division of
more than two units has been given will not be
withdrawn.
But portions where allottees have not so far
submitted drawings for approval, the new rules
of constructing one unit on each sub-divided
portion will be applicable.
4. Any building designed for a use not permitted by
authority shall either be removed or converted into a
building intended for a use permitted under that
regulation or conditions of allotment.
The 1st conviction of non-conforming use of a
residential building to pay Rs.10000/-
In failure to discontinue the non-conforming use
within 15 days it may cause the fine of Rs. 500/- per
day.
After a persistent non-conforming use for 3 months
the owner or occupant may be evicted & allotment of
the plot may also be cancelled.
5. No building will be constructed or any alteration
made thereon except:
With the prior approval of the authority.
In accordance with the building & zoning
regulations or instructions issued by the
authority.
Any building constructed without the prior
approval of the authority will be liable to be
removed at the risk & cost of owner and or fine.
6. When two separate buildings on a same plot are
located parallel to each other the minimum
distance between the buildings shall be under:
Buildings overlapping each other up to 12'
should have 6' distance between them which is
relaxable up to 5' with fine.
Buildings overlapping each other more than 12'
should have 10' distance between them which is
relaxable up to 8' with fine.
7. A plot should be enclosed by walls or fences in
such a manner that the height of boundary wall
shall not exceed 7'. It may be a solid wall upto 1'
and remaining portion may be of light material
like fence etc.
Preferably upto 3' it shall consist of solid
masonry and the remaining may be of light
material.
The height of enclosure should not be less than
3' in any case.
