SUBJECT: Case No. 416
Public hearing, consideration, and action regarding a request to replat the
properties currently known as 200 Grant, identified as CB 4024, BLK 10, LOTS
11, 12, 13, 14, AND 15, 216 Grant, identified as CB 4024, BLK 10, LOT 30
(DUPLICATE OF PID 171094), AND 315 Westover, identified as CB 4024,
BLK 10, LOT 31 (DUPLICATE PID 171094).

SUMMARY
The applicant is requesting the replat of three (3) properties for the future single-family
development.
BACKGROUND INFORMATION
The properties are located between Torcido and Morton. Two (2) of the properties are located on
the south side of Grant and the third is located on the north side of Westover with a driveway
easement that allows vehicular access to and from Grant. All properties are located within the
Single-Family A (SF-A) District.
POLICY ANALYSIS
CPS, SAWS, and Public Works have given approval of the proposed replat in their evaluation of
the potential impact on utilities.
2. 200 Grant (Lot 32) – Replat meets technical requirements listed in Chapter 3 Zoning and
Chapter 17 Subdivision codes. There is no proposed change to the footprint of the existing
property.
216 Grant (33) – Replat meets technical requirements listed in Chapter 17 Subdivision code.
On September 21, 2021, the Architectural Review Board (ARB) conducted a significance review
and recommended approval of the demolition request followed by City Council approval on
September 27, 2021. Once the existing structures on the property are demolished, the replat
would meet requirements of Chapter 3 Zoning. This will need to be completed prior to
recordation.
315 Westover (Lot 34) – Replat meets technical requirements of Chapter 17 Subdivision code.
As proposed, the replat of the property does not meet Chapter 3 Zoning requirements due to the
preservation of the existing single-family residence. The residence would be nonconforming with
a proposed 6.5ft rear yard setback to the existing main structure instead of the minimum 20ft
required per Section 3-16.
Required plat notes due to nonconformity:
Lot 34 does not conform with the minimum required rear yard setback per the City’s Zoning
Code
All new construction would be required to adhere to the City’s Zoning Code at the time of
permitting.
The Planning & Zoning Commission heard the request at their October 04, 2021 meeting and
voted to recommend approval of the replat as requested.
FISCAL IMPACT
No projected fiscal impact from this project has been calculated.

St, San Antonio, TX relating to the recommendations of the Planning and Zoning Commission regarding
the same issues.

Dear AlamoHeights Planning and Zoning Board,
The main reason people want to come to Old Alamo Heights is that we have protected the integrity of
this historical neighborhood. I oppose the re-zoning of the property located at Westover Road and Grant
Avenue. It would be a mistake to let developers come in and divide the Attherton Estate and cut it up
into small lots. I recently purchased property in Alamo Heights and respected all zoning laws. If we allow
these large estates to be divided into smaller property we could be adding more people, cars and poor
architectural homes to become part of a neighborhood that has prided itself in beautiful eclectic
properties that make our neighborhood one of the most respected and desired residential
neighborhoods. Please be cautious in any decisions you may make tonight at the Planning and Zoning
meeting at 5:30pm. I want to state that I, as resident of 50 years in this neighborhood am totally against
the Re-Zoning of this property.
