● Created and implemented a marketing plan and budget, which increased occupancy from 42% to 84% in two
years. My team has maintained 90+% occupancy for the last 4 years,in spite of increasing competition from new
housing properties in the immediate vicinity.
● Have maintained a 40+% renewalrate for the last 4 years.
● Manage 700 student move-outs annually, turning 258 units and 700 student move-ins within a 4-week period.
Manage preventive maintenance programs; direct and oversee property repairs, improvements, updates,
remodeling, and extensive roof leak remediation.
● Create,manage, and process records and budgets including resident account ledgers, rent collection, leasing
procedures, account maintenance, remodel and maintenance, asset inventory, and human resource files. Code and
submit property bills for payment on a weekly basis.
● Manage more than ten employees and oversee schedules to ensure adequate staffing to meet customer
expectations.
● Execute contracts and maintain positive relationships with vendors.
● Perform forcible entry and detainer evictions.
● Direct monthly resident appreciation activities and resident/staff standards to promote community and a sense of
belonging.
● Consistently administer community and lease rules and regulations in a fair and unbiased manner among a diverse
cultural spectrum of clients.
