Notes on how each project is managed:
Most clients in the insurance industry are stressed at the loss they have experienced.
Dealing with their invasion of privacy and the loss in their home is challenging. You have to
understand the pressure that they feel during the rebuild process. Some people are different
than others but most are upset at their insurance company and the time it took to start the
rebuild.
The Estimator has signed the contract and it is handed off to the PM. I would call the
client that day to schedule a 1st
walk and meet them and check to see if the scope matches
the estimate, make selections with the home owner for carpet, paint, cabinets etc. I then start
purchasing materials at places where I get the best prices to beat the material budget. I
always make money on carpet and most flooring.
I then select a contractor and give him the price to complete the project. Set a date to
start normally around material delivery date. Make notes in the insurance system weekly as
the project progresses. I normally note milestones like drywall complete or painting
complete.
Once project is at a draw point or is completed I would meet with the home owner and
collect checks or payments. I would have them sign a completion form. I would then update
the note system indicating project complete and start closing the project by adding photos of
progress and completion to the file. I would upload any signed documents.
I would balance the estimate with work orders and purchase order to reconcile the
budget and give final cost. Submit the file for closing. I beat my budgets 95% of the time
and for the year brought in over a 50% margin across the projects. I have the most
recognition letters from clients than any other PM. I also run the most projects and was
second in overall percentage out of 7 project managers.
