Proposed Changes
• Preliminary Plan Requirement
Any proposed development requiring preliminary plan approval, which
is expected to generate at least one hundred fifty (150) trips in any
peak hour period requires a TIA. A TIA may be required for
preliminary plans that generate less than one hundred fifty (150) trips
in any peak hour period where the peaking characteristics could have
a detrimental impact on the area's vehicular transportation system as
determined by the Administrator.

Background Information • Traffic Impact Analysis Ordinance adopted in 2008 – Exemption for Northgate Zoning Districts and Single Family Residential Developments • Comprehensive Plan adopted in 2009 – Recommendation to require TIAs for Single Family Developments • Comprehensive Plan Evaluation in 2014 – Further recommendation to require TIAs for Single Family Development

Timeline • Council Transportation and Mobility Committee requested presentation and discussion • Public Meetings held on March 8th and March 29th • Public input presented to Council Transportation and Mobility Committee • Draft Ordinance and future public hearing for Planning and Zoning Commission and City Council meeting dates posted online • Presentation to Planning & Zoning Commission for recommendation, August 4th • Presentation to City Council for final action, August 11th
  • 4. Proposed Changes • Acreage of SF Zoning TIA Threshold – Townhomes 20.6 acres – Duplex 24.6 acres – General Suburban 18.8 acres – Restricted Suburban 37.5 acres – Wellborn Restricted Suburban 75.0 acres – Estate 150.0 acres – Wellborn Estate 300.0 acres – Rural 454.5 acres

Proposed Changes • Preliminary Plan Requirement Any proposed development requiring preliminary plan approval, which is expected to generate at least one hundred fifty (150) trips in any peak hour period requires a TIA. A TIA may be required for preliminary plans that generate less than one hundred fifty (150) trips in any peak hour period where the peaking characteristics could have a detrimental impact on the area's vehicular transportation system as determined by the Administrator. • Preliminary Plan Requirement applies to ETJ
