Agenda Item #3 concerns a comprehensive plan amendment for two properties, WP47 & M-MC-J, currently designated as "Business Park" but proposed to be changed to "Urban". The "Business Park" designation is for office, research, or industrial uses planned as a unified project with good access. Changing the designation could allow incompatible residential development and affect land use patterns, reducing available land for the city's employment growth. The focus of the area should remain accommodating business that builds on assets and protects the gateway into the city.

and developed as a unified project. Generally, these areas need good access
to arterial & railroads.
Land Use History:
2011 – ILA with City of Bryan resulting in significant infrastructure investments; adoption
of BioCorridor Planned Development District
2013 – Initiation of small area study for vicinity to consider land use
2014 – City Council and P&Z expressed thoughts & concerns on land use
2015 – City Council Economic Development Committee provided direction to maintain
Business Park land use outside BioCorridor & consider amendments case-by-case

For areas that should have a very intense level of development activities.
These areas tend to consist of of townhomes, duplexes, and high density
apartments.
Affects of proposed land use:
• Amendment impedes on this goal of Comp Plan by providing the ability to develop
incompatible residential uses;
• Affect land use patterns within vicinity;
• Incompatibilities with existing industrial office developments;
• Reduce availability of land to serve City‘s employment growth area
