Which One is "Relatable?" "For many Realtors, real estate is a part-time or convenient profession. As for me; being a REALTOR® is my second profession in life. I recently retired from the U.S. Army after serving for 24 years with 16 of those years being spent at Fort Bragg serving in the 82nd Airborne Division. I have been married to my lovely wife Jenifer (yes it is spelled with only one “N”.) for 10 years. We have three dogs that are named after three NBA players (Jordan, Barkley, and Kobe). The rest of my family also lives in the state of North Carolina. I am a product of a military family, so I definitely know the trials and tribulations of moving as a child and as a service member. Customer service has always been my highest priority. This is my third full year in real estate and I am proud to be associated with a company that shares my own commitment to customer service and ethical standards rather than sales quotas."   -------------------------------------------------------------------------------------------------------------------------------------------------- Professional, Experienced, Knowledgeable 2000,1997,1998,1999 Coldwell Banker Advantage #1 Agent Coldwell Banker Certified Residential Relocation Specialist North Carolina native, Raleigh resident since 1974 Honor graduate of NC State University Realtor since 1990 Raleigh/Wake County area market specialist

Editor's Notes

  • #2 People are looking for Agents online.  They learn what they can about you BEFORE they call You.   From Realtor.com Site Actions taken as result of Internet home search:   Walked through a home viewed online: 45% Found agent used to search/buy home: 29% Drove by/viewed a home: 21% Information sources used in home search:   Internet: 37% Real estate agent: 38% Yard sign: 11% Open house: 8% Newspaper ad: 4% Home book or magazine: 2%
  • #3 Do you have a favorite restaurant that serves 52 flavors of ice cream cakes pies cheese cake cupcakes candy steak chicken sushi Thai food Pizza Hamburgers Hotdogs Mac and Chees Italian Food Fried Snickers Bars like the State Fair Seafood No - no one can be an expert on EVERYTHING - so as we create your online profile - and your online content keep this in mind.
  • #4 Provide Complete Sentances Write in First Person     If you are trying to attract First Time Home Buyers, remember how we RAISED them!  There wasn't just ONE trophy given out to the kids that played Basketball - EVERYBODY got a ribbon or a trophy.  So the #1 ten years ago is not RELEVANT for this group of people.
  • #5 Each Comment you make on LinkedIn could be wasted if you are just saying - we love the Farmer's Market.  You want to imprint yourself and the words Norfolk.  So you SHOULD say, We love the Norfolk Farmer's Market. For Best SEO - you need at least 250 words in description, using the right words.  Works for Listings too.  Google does not speak Realtor. Prestonwood shows up in MLS - but most of us say Preston.  Include Preston in description and driving directions.
  • #6 Your profile picture should be professional.  Can be "more casual" on Facebook.  Should not be your Sign. In your profile, include pictures of you doing what you do outside of selling property. Miss spelled words should be included in the IMAGE Tags.  For instance Raliegh
  • #7 Singing, teenager at home, Gardner, Mother, Reader, Biker, maybe it’s Parent to an Autistic Child - Read my Activerain Profile for a minute -  Graduated from Cary High School, Married my High School Sweetheart, Parents in this business, serial Entreprenuer...
  • #8 If you are snaky in real life - you are going to come across as snaky or witty or caring or humble or determined online. People who like THOSE TRAITS are going to be drawn to you. Consumers who use Trulia and Zillow go there because... They have pretty statistics and graphs.  MARKET REPORT. Trulia gives you a free Blog.  It is a bigger site than yours.  You want bigger sites to "point" to you. Trulia AND Zillow allow you to get Recommendations
  • #9 There's a difference according to Google, Yahoo and Bing between a BOOK and a Notebook. A BOOK is done, finished, written.  No longer interesting, updated, unique, relevant. There's no such thing with ANY kind of Marketing that works as "Set it and Forget it."  Can you do ONE newsletter and expect to get customers to call?  No you do it over and over. Try not to send people off of your site for information in the first paragraph of a page. Put your telephone number at the bottom of every page.
  • #10 World Wide Web - that's what we are doing with your profiles... we are connecting them to each other to create a web.
  • #11 Use  a spread sheet to keep up with your profiles, passwords and login names - make a note if the site has your PICTURE
  • #12 If you put CARS in the Google search bar you will get BMWs, Ford, Chevys and Toyota. If you put FORD FOCUS - well you are being more specific If you put in Ford Focus Hatchback White - you are probably buying a car Who are you targeting???
  • #13 Triangle is a Hyperlocal word, Midtown (North Hills), Outside the Beltline, Inside the Beltline For those new here - this is confusing... be the Hyper Local Expert.  Explain how to speak Southern and Raleigh!
  • #14 Google made a change in March - referred to as the Panda Rule. Up until that - you only needed a ladder to get to the top of Google - Content and links pointing to the content. With the change, Point2 sites and Top Producer sites that had the same page over and over was lowered in rankings.  At least 20% of the page needs to NEWLY written and Original.  EACH PAGE.  Each Page needs to have Keywords In addition, it's now possible for Sellers and Friends to help you get higher. Now it takes a STOOL to get to the top of Google - Unique Content, Links pointing to it and Social Interaction.
  • #15 My Social Proof is there when I look at the web on Firefox.  Everyone I'm connected to shows up
  • #16 ALL age groups in the Triangle are using the Internet. Multi-generational Households have higher tech use 72% of sellers said they would use an agent who includes Video in their marketing.  Less than 16% of agents use Video.
  • #17 Simply put - we are doing this WORK because we want to get seen higher in Google, and understand what it takes to get our content higher in the searches.  Makes us much better than all of the other agents out there that just say, oh your listing will get syndicated to 400 places. If we want to get SEEN, we need to begin our work by focusing on NARROW searches, with less competition. Google Rewards Consistancy. Don't update a blog on Trulia and then update again 6 months later.
